Ideal for families or friends, it offers a relaxing mountain retreat while staying close to all the Smoky Mountain attractions.

These condos / Townhouses are only about 3.5 miles from the Rocky Top Sports World complex in Gatlinburg and many other attractions. If you are traveling with more than one family, we have other properties available all in the same complex, most in the same building. Have your own unit but still be only steps away from your other travelers.

Highland Village Rules and Regulations

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
2. This is a NON SMOKING cabin.
3. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. PAYMENT – A 50% deposit is required upon booking this property. When booking you automatically agree to these terms. The remaining balance is due 14 days before check in,
5. CANCELLATIONS - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to six
(6) persons.
8. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool towels. We do not permit towels or linens to be taken from the units. Please put dishes in dishwasher before you leave and take all trash to the dumpster out front. An additional charge will be assessed if these check out procedures are not followed.
11. RATE CHANGES - Rates subject to change without notice.
12. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
14. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest.
The day that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.
CITC Rules and regulations

1. Check-In time is after 4 P.M. EST and check-out is 10 A.M. EST.
2. This is a non-smoking cabin. Smoking is permitted on the deck, please discard cigarette butts in the proper place. If this rule is broken and we have a problem and need to remediate there will be a 250.00 fine to pay for such remediation.
3. Minimum Age requirement - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. **Payment – We require a 50% deposit to reserve your dates and the remaining 50% due 30 days prior to arrival
5. **Cancelations - A Sixty (60) day notice is required for cancellation. Cancellations that are made more than Sixty (60) days prior to the arrival date will incur no penalty. Cancellations made between Thirty (30) and Sixty (60) days from your arrival date, forfeit their 50% deposit. Cancellation within 30 days of check-in or early departures does not warrant any refund of rent or deposit.
6. Quiet Time – Quiet time is between 10PM and 8AM. If this quiet time is abused you may be asked to leave the cabin. Please respect your neighbors.
7. Maximum Occupancy- For the maximum number of guests please see the individual property details.

13. Falsified reservation - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

We really enjoyed our stay here. The home is very comfortable and spacious. Loved the location of being close to the park but not amongst the busyness. Beds were comfortable. Showers were excellent. Bring or buy shampoo and body wash and you’ll be good. Dish soap, dishwasher detergent, and laundry detergent were provided. Very grateful to have snagged this place. Made for a wonderful vacation!Oh and Gatlin’s mini golf has unlimited games for your whole stay (10 days) for about 22 per person. Two outdoor courses with some shade and a black light course - all new and clean. And the Food City grocery store was close by and had what we needed but was a bit pricey.

Great stay except person below kept knocking on his ceiling with a stick. We were tiptoeing around. Having a vacation with 5 of my grandkids 12 to 31 we were whispering and he still kept knocking kind of destroy our fun! Listing said pool none!

Hiking weekend

Delightful condo on the side of a mountain just outside of Gatlinburg. We only used the master bedroom but both rooms were very nice. Friends backed out at the last moment but the 2 full beds in the 2nd bedroom would have been great for 4 others. Spacious living room and kitchen with lovely balcony and pretty view.

Gatlinburg condo

This condo was perfectly placed for us. So close to town but far enough for quiet. We loved the balcony to sit and unwind. I would 100% stay here again and recommend it to anyone.

The property was very clean and comfortable. It had all of the comforts of home. The two balconies were great. It has a steep paved road up to the place, but that was no problem in May. Parking was right by the entrance. Beds were comfortable as well. Location was great. About 5 minutes to downtown Gatlinburg and 10-15 minutes to Great Smokey Mountain National Park depending on traffic. Loved hiking in the park daily.

Last minute decision

Picked this property at the last minute. Booking and paying for was easy. Word to the wise, if you have a low car, be careful where you turn around. Also, make sure you park in a parking spot, Accommodations were good, needs to add a few more kitchen items to the mix. Internet is spotty. Router could probably use a reboot. Very nice place to stay close enough to everything but far away from the crowds. Would be ideal for a honeymoon trip

Nice place with a couple of issues

The property was quite nice and the location was beautiful. Check-in was very easy. The issue was the cleanliness. The bathroom floors were quite dusty with long black hair on them. We had to wash and dry all of the bedding the first night we arrived as it looked like it hadn't been washed in some time. The sheets were dirty with black hair throughout one of the beds. The master bedroom had stink bugs that whenever we'd get rid of some, more would appear.

Wonderful weekend getaway

My daughter and I wanted a girls’ weekend to relax, hike, watch movies, and enjoy the fall colors. This property was perfect - super clean, spacious, comfortable, and quiet. We had a lovely time and would definitely stay here again.

Great location and property. Very clean and nice. The only issue was the WiFi and the not having regular cable on the TV’s. Missed out on watching football after a day out in town. Besides that we will recommend the property to our friends and family.
