CASA CARAPACE is a family-friendly luxury beach home that`s picture-perfect. This new custom-built home with high-end finishes is located in The Preserve at Grand Beach, the first gated beachfront community on the east end of Galveston with a private neighborhood walk-over accessing the beach. The house has 5 bedrooms, 5½ baths and can sleep groups of up to 12 people. It is loaded with amenities perfect for family gatherings and friends’ groups. Professionally managed by GJC Vacation Homes.

CASA CARAPACE is a custom-built beach house with high-end finishes newly constructed in 2023 at The Preserve at Grand Beach, a secure gated beachfront community on the east end of Galveston Island. Located on Galveston Island`s Grand Beach, between Stewart Beach and East Beach Park. This community has the best of both worlds as it offers a tranquil, relaxed beach lifestyle within 10 minutes of historical downtown Galveston, with its dining, shopping, and entertainment. The spacious 2-story house has ~2,481 SQFT of living space plus over ~650 SQFT of Gulf view covered deck area exquisitely furnished with products from Restoration Hardware. This property has 4 King-size bed ensuites, 1 ensuite bunk bedroom with 2 custom-built bunk beds, and a half bath on the first floor convenient to the open-concept living. This beach house can accommodate groups of up to 12 people.

All guests must be disclosed. There is an additional bed fee of $20/roller bed when requested.

PLEASE NOTE: You are unable to park cars inside the garage. The garage is more like an “outdoor” living space. Our driveway can accommodate up to 6 mid-size vehicles. We ask our guests to please plan accordingly and coordinate with your group. No street parking. There is designated overflow parking a few feet across from the property. The house also features a general EV charger for electric cars, ensuring modern convenience for guests.

• LIVING ROOM: 65` Samsung 4K UHD LED LCD TV above an electric fireplace in front of a 35”x54” RH coffee table surrounded by 2 couches from High Fashion Home, 2 accent chairs, and 2 poufs for extra seating.
• KITCHEN: Fully Equipped Kitchen with stainless steel appliances. Spacious quartz island with 4 counter stools. Custom shaker-style cabinets and drawers with soft close. Electric range with a single oven.
• DINING: RH table set seats 10
• BALCONY: ~325 SF covered Trex deck balcony with a view of the Gulf. Furnished with an RH outdoor dining table that seats 8 and an RH sofa set.
• GAMES/TOYS CLOSET: Board games and card games such as Pictionary, Taboo, Uno, Battleship, Monopoly, Gravity Maze, Boggle, Playstix, Chess, Checkers, tabletop Foosball, Cards Against Humanity and more. Toys that can be taken to the beach (including but not limited to a basket of goggles, buckets with shovels to build sand castles, water launchers, boogie boards, swimming flippers, inflatables, etc.), and beach towels.

• LAUNDRY ROOM: Equipped with full-size Washer/Dryer, Iron & Ironing Board.
• BEDROOM #1: Approximately 16`x12`, King bed, room darkening curtains, ensuite bathroom with single-vanity and frameless-glass door walk-in tile shower, 65` Samsung TV, entrance to ~216 SF covered Trex deck balcony facing the city furnished with outdoor sofa.

*** SECOND FLOOR ***
• BEDROOM #2: Approximately 12`x12`, King bed, room darkening curtains, ensuite bathroom with single-vanity and frameless-glass door walk-in tile shower, 65` Samsung TV
• BEDROOM #3: “Bunk Room” has 2 custom bunk beds with x-long twin mattresses (4 beds in total), room darkening curtains, ensuite bathroom with double vanity, and shower/tub combination. This is the only bedroom without a TV.
NOTE: The bunk beds were designed for kids under 110 lbs. Anyone above 110 lbs should not be on the top bunk beds due to safety.
• BEDROOM #4: Approximately 13`x12` room next to the balcony with beach view, King bed with room darkening curtains, ensuite bathroom with double vanity and frameless-glass door walk-in tile shower, 43` Samsung TV
• BEDROOM #5: Approximately 13`x12` room next to the balcony with beach view, King bed with room darkening curtains, ensuite bathroom with double vanity and frameless-glass door walk-in tile shower, 43` Samsung TV
• BALCONY: ~325 SF covered Trex deck balcony with outdoor furniture and view of the Gulf.

THIS HOUSE IS SELF-CATERING. Please stop by your nearest supermarket to purchase personal toiletries and desired meals.

STARTER SUPPLIES:
•We do provide a small welcome kit to get you started.
• Please stop by the nearest Supermarket to gather any additional items you may need for the duration of your stay.

HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services during your stay can be requested for an additional fee.

TRASH DISPOSAL: Please observe trash collection days and place trash in the resort dumpster daily to keep a clean home.

ADDITIONAL CHARGES APPLY IF NOT COMPLIED when the owner has to fix something or pay for an extra cleaning.

If you would like to request roller beds during your stay, please let us know as soon as possible. There is an additional bed fee of $20/roller bed when requested. We have a total of 4 beds available which will bring max occupancy to 16.

The Preserve at Grand Beach is the first gated beachfront community on the east end of Galveston Island. Located on Galveston Island`s Grand Beach, a naturally expanding stretch of pedestrian beach between Stewart Beach and East Beach Park. It is a master-planned, boutique community of 52 homesites with three beach access points along its 1,600 linear feet of beachfront. This community has the best of both worlds as it offers a tranquil, relaxed beach lifestyle within 10 minutes of historical downtown Galveston, with its dining, shopping and entertainment. It`s also minutes from major employers, including The University of Texas Medical Branch.

Traveling around Galveston Island is almost always done via car. The island has taxi services as well as Uber/Lyft. There are also bicycles available for rental to ride on the Seawall or beach. Pedego is the closest electric bike rental shop located nearby about 0.7 miles (15-minute walk) from our home.

All guests must be disclosed. Photos only show 12 sleeping arrangements, but the home can accommodate up to 16 guests.

NEW CONSTRUCTION:
The home is located in a developing community. There is construction going on in the neighborhood and we do not know how long to expect construction to last on any neighboring house. You may reserve a house but we regret to inform any inconvenience that may result. We have no control over these situations and are unable to refund your money.

BUGS:
Ants, mosquitos, cockroaches, silverfishes, spiders, love bugs, big bugs, small bugs, and all kinds of bugs are part of Galveston`s life. You might see them unexpectedly during your stay. To control these pests, the house has been and will continue to be sprayed quarterly by our local pest control company. Per our pest control company, the spraying does not prevent them from crawling or flying in during the open and close of getting in and out of the house. However, if they do get in, they won`t survive. Do not leave doors open; close doors immediately after use to prevent and minimize bugs from entering the home. Turning off the outside lights at the doorways also helps minimize bugs from getting inside as lights attract bugs and mosquitoes.
Do not bring food, snacks, candy into the bedrooms to prevent ants. Do not leave food crumbs on the floor inside the house that will attract cockroaches and ants, or on the ground floor outside near the grill and tables that will attract bugs, ants, and possibly wild animals such as raccoons or opossums.

DISCLAIMER: There are outdoor cameras surrounding the property.

***Cameras are only placed in all common areas OUTSIDE the property with noise detection. There are cameras in the front door, backyard, driveway, and side of the houses. There are no cameras inside the house. The cameras are in place to ensure the safety of everyone and for liability determination only.

**We do not provide linens for the pack n play as babies might be sensitive to the detergent.

THIS HOUSE was PERFECT! We celebrate as family every Labor Day, this is our first time renting this listing. Everything they share in pictures and written details are accurate. The kitchen is FULLY stocked with quality appliances and dishes. The air condition works really well! The communication with the property was timely and kind. The extra features like beach toys, grill, plenty of seating, roll away beds, high chair, board games, bikes… they really have thought of everything! Very short walk to the beach and beautiful views of sunsets from various balconies. Would absolute recommend to a friend or co-worker.

Spring break

We were there for 8 days. I invited different groups of my family so there were 10, of us for a few days down to only 3 at the end. We had a couple of minor issues and the property manager was so attentive and helpful. He sent some quickly to repair the ice maker and brought us a bag of ice! He checked with me to make sure everything was ok. He allowed us an early check in. The house is lovely and we will try to stay there again. I was totally satisfied on every score!

Family beach trip

This is the perfect property for families. The bunk room is fun and all other rooms had very comfortable king beds. House if very well stocked. Access to the beach was very easy to reach with the wagons provided. Neighborhood was very quiet. We hope to return again!!

Hidden Gem!

This property was amazing! It was just enough off the beaten path that you got quiet, relaxation without the hustle and bustle of the sea wall. Though it was close enough, dining, shopping, and groceries were just a convenient ten minute or less drive. We will absolutely be staying here again!

I stayed here with friends, there were 10 of us total. It was great for all the couples to have their own private bathroom and the location was perfect. The kitchen was well stocked so cooking was easy. Would stay here again.
