The Malbec: 3 Blocks to Main St w/Hot-Tub+Firepit!

1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.

8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Cozi authorization to levy a minimum additional cleaning fee of $500.

9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.

Nice stay, close to Main Street

We had a relaxing and comfortable stay at this VRBO. Management was responsive to a few things that came up. Some Bathroom soap and tissues would of been nice. The place was very clean, but a few furniture/deco items need to be repaired - closet door, bench at end of bed, rug in living room. Location was good.

Nice, clean and ADA accessible

We took my 88 year old grandma on a trip to Fredericksburg and chose this house due to it’s walker/wheelchair accessibility. It worked perfectly for our purposes and we were pleasantly surprised by the seat in the walk in shower. It was also easy to park and pull up close to the unit to get my grandma in and out of the car. The location is great- the younger people on the trip were able to walk to Main Street easily and we also drove to Enchanted rock which was about 20 minutes away. Interior is beautiful and clean- looks just like the pictures. The hot tub was a big plus!! The management team was perfect, they reached out a few times to make sure we had everything we needed. We did not realize the AC could not go lower than 73 as a rule, so if you prefer cooler keep that in mind. Overall a great stay and we will definitely stay here again!

Cutest house!

My sister and I stayed here for a girls weekend getaway. It was the perfect setup, cutely decorated, and super clean. It was an easy walk to main st and simple/designated parking. The rooms are a great size, too. I would 100% stay here again! My only “complaints”, if you can even call them that, are: I wish there had been kitchen hand/tea towels (we used way too many paper towels), the cookware was also a little light (we planned to cook breakfast but couldn’t find a casserole dish), and there was a used bar of soap left in my sisters bathroom. That said, that’s being pretty picky. This place was spotless otherwise with comfy beds and nicer linens than some others I’ve stayed in. Definitely recommend this spot!

Great location, we walked everywhere. Perfect for our needs, very clean. Had all pots/pans/dishes we needed. Comfy beds, lots of towels, toiletries etc.

Beautiful home and Accessibility was Great

The house was very beautiful and clean. It was close to restaurants and shops making it easy to pop back in for a rest. The best part for me was the accessibility features. I use a walker and this house was perfect for me. From the designated parking, wide doorways, open living.kitchen area to grab bars and seat in the shower it had it all. We will definitely book here again.
