The Downtown Studio 3, Hot tub, Cowboy Pool!

Summary:
Need to get away for a few days and enjoy some time in our quaint little town? Wine tasting maybe? Book this recently remodeled studio, just 2 blocks from the heart of it all and wake up, enjoy a cup of coffee from the Keurig coffee maker and go exploring! Afterwards come back and relax in your own private hot tub. Did we mention the location? This studio is in our beloved historic district just steps to all the festivals and festivities Fredericksburg is known for. Managed by Heavenly Hosts

The Space:
Professionally cleaned and sanitized after each reservation! This historic home has been recently remodeled into 3 studio-style suites to accommodate individuals looking for an affordable place to stay that is within walking distance to all the shops, restaurants and festivals. All suites have a private hot tub and private entrance. Please note that there are separate suites on the property that might be occupied during your visit.

- There is no kitchen at the studio. We provide a mini-fridge, microwave, a Keurig coffee maker, coffee cups, drinking cups, wine glasses and ice bucket (As shown in photos). There is no stove, oven or cooktop.
- In addition to our private hot tub, we've recently installed a brand NEW Stock Tank Cowboy Pool! (Professional photos coming soon, there are two temp photos currently)
*Note: The stock tank cowboy pool is like a mini-pool. The hot tub is separate from the cowboy pool.
- Cowboy Pool: Please note this is not a jacuzzi. The pool filters automatically on a timer at night only, please DO NOT adjust or tamper with the timer. The pump shouldn't be running continuously, it will burn out.
- Studio is 405 sqft
*Bottled water is NOT provided

BURN BAN EFFECTIVE - Gillespie County Burn Ban is ON, effective October 14, 2025 at 5:00 PM.: Attached please find a local DECLARATION OF DISASTER & ORDER RESTRICTING OUTDOOR BURNING related to imminent threat of wildfires. Restrictions: NO open fires/burning and NO smoking.
As a result, outdoor wood-burning fire pits are NOT permitted. This mandate is enforced by the city and county and is beyond our control. You are welcome to use Gas fire pits and BBQ grills, if applicable. For charcoal grills, please leave all hot coals in the grill to cool completely, we will handle proper disposal. Please review the property listing to confirm the type of fire pit and grill available, if applicable. Thank you for your understanding!

Guest Access:
Guests have access to Studio #3, hot tub area and has private entrance door.

You are a short drive to Main Street and we do offer Luxury Private Transportation Services, please reach out to us directly for details and scheduling!

Other Things to Note:
This property is not suitable for children/infants. Adults only.
This property is not pet friendly.

- Pest Control is scheduled quarterly. Due to the house being in the hill country, you will encounter critters. This is common even with pest control treatments.
