Guest agrees to fully abide by all terms of The House Rules specified below:



~ To prevent delays in entering the property by others should the arrival of the booking guest be interrupted, the booking guest must send a list of guests authorized to receive the key code in advance. In any situation, hosts will not send the key code allowing entry into the property to anyone who has not been authorized by name in advance by the booking guest.

~Your reservation should specify the total number of adults and the total number of children.

~ Parking will be permitted only in the space assigned to you in the check-in
instructions you will receive on the day of your arrival. No large trucks or large commercial vehicles may park in the driveway.

~ No smoking or vaping is permitted inside the house. Guests may smoke only outside on the back porch. Violation triggers a minimum $150 fine. Smokers must clean up after themselves, so no cigarette butts or packaging may be left on the ground or on the surrounding areas. Every cigarette butt found in the patio area after check out is a $20 fee per cigarette butt.

~ Parties or loud gatherings are not permitted. If police are called by neighbors, our good standing with the city gets negatively impacted. Guest agrees to pay Host a $1000 fine if police are called due to excessive noise, littering or discourteous behavior with the neighbors.

~If we find additional unregistered guests staying or visiting without notifying the host for clearance first before 5 pm on check-in day, it will result in a $20 inconvenience fee per day of reservation plus the fees that should have been acquired for the additional guests and we reserve the right to cancel your reservation with no refund, penalty-free, to host, based on violating Airbnb & Host policies.

~Quiet time is 10:00 P.M. to 7:00 A.M. If you disturb any neighbors during this quiet time you will be fined up to $800 per host discretion and we reserve the right to cancel your reservation with no refund, penalty-free to host based on a violating & Host policies.

~All items provided in the unit are for your enjoyment, but those items must remain in good, clean, working condition.

~Repair costs incurred due to damage to property or furnishings will be fully paid by guest.


~Shut the doors after checking out with all provided items inside. If items are not in the home at check out you will be charged the full price plus a $20 inconvenience fee for missing items.


~Please be respectful of the neighbors.


~Marijuana is not allowed inside. No Blunts or Tobacco inside, those carry a minimum $150 fine for additional cleaning and repainting if need be, to deodorize the smell of tobacco, per host discretion.


~When booking with us, the Guest agrees to forfeit the right to leave a review if there is any violation of any of our house rules or manual.


~Normal Self check-in time is 5 P.M. to 12 A.M. Check-out is no later than 10 A.M. unless confirmed for early check-in/late check-out at least 24hrs in advance.


~Flexible Check-in and Check-out Option:

Early Check-In:
Between 1 pm and standard check-in time: $25 per hour.
12 pm or earlier: Pay the previous night’s rate.

Late Check-Out:
Between standard check-out time and 12 pm: $25 per hour.
At 1 pm or later: Pay the next day’s rate.

Please note, early check-in and late check-out at the hourly rate ($25 per hour) aren't guaranteed, as they depend on the cleaner finishing early or the place being vacant the next day. To guarantee early check-in or late check-out if the place is vacant, you’ll need to pay the previous or next night’s rate.


~Unauthorized late checkouts or early check-ins are $50 per hour.


~If there is a party held in the house, we have the right to charge up to $1000 per our discretion. NO PARTIES! If you are found having a party, the reservation may be canceled and no refund will be given.


~Keep all communication through the APP of the booking platform - our staff monitors our messages during normal business hours and into the evening to RESPOND faster than by phone. For security reasons, we DO NOT give out any passcodes or personal information via phone or text; ONLY via the messaging app of the booking platform.

~ If approached by a neighbor within the neighborhood, you agree to not disclose any booking information, your personal information, or invite them over to the property without host's approval. Please simply tell them to contact Lilly if they have any questions.

~We have the right to charge up to $1000 if information about the your reservation gets released. This includes booking platform information, check out/ check in time, passcodes to the house, or booking links.

Pictures are NOT Accurate

Online listing clearly is not the same as in person. Very sub par. Outdoor area looks unkept and nothing like the pictures. Outdoor patio was equivalent to a property that has been forclosed on. Pollen all over counters, trash in backyard. Hot tub was dirty, all outdoor seating was dirty. Non working water, dog leash used as restraint for dead tree. Missing doors on outdoor cabinets. Front and backyard landscaping hadn’t been maintained. Inside of garage had leftover chemicals not sealed up, old appliances.Inside the house was a nice open floorplan. However, when we walked in multiple stains over furniture and rugs. Very dingy furniture we had to get a comforter to put on the couch it was so gross and I didnt want my kids to sit on it. Lack of water pressure throughout the house. Notified the host of some issues, but no one ever came out nor did I get a response a cleaning crew was on the way. The area is sketchy. Be sure to lock vehicles . Anymore than two vehicles you want be able to secure them in the driveway. We would not let our kids go in the front without an adult. The map on the initial listing shows the house off a different street then what the house in actually on. I did call the host before we arrived to the property because things we not adding up. She assured me it was a safe area and we could park in the garage. This is not a “high end rental” or a “kid friendly” area. This will be my first negative reveiw ever with VBRO, use your best judgement.

Huge Home

This home was very large and nicely decorated. A close location to the stockyards. The neighborhood was older, but we felt safe the entire time. Great communication with the property manager through our entire stay - would recommend!

Convenient!!!

We were in town for a 5 day rodeo … the house is 10 minutes from the Will Roger’s Coliseum and 7 minutes from the stockyards. The house is spacious and super cozy!! We will be back!

Great house!

This house and location was perfect for our group! A fast & cheap uber ride to the stockyards and had all we needed. The only downside was it was abnormally cold outside when we were there and the fireplace didn’t work and the heat really only warmed the downstairs bedroom. That room was extremely warm and the living room was very chilly. We brought blankets so it worked out. The beds were so comfy and we had plenty of space. Definitely would recommend! Also really appreciated that we could park in the garage.
