Experience luxury and comfort at this recently renovated 2-bedroom vacation home in Fort Myers. Located in the serene McGregor Blvd neighborhood, Villa Armonia boasts a stylish mid-century modern interior, restored terrazzo floors, and a delightful outside space leading to a canal off the Caloosahatchee River. The open-concept living area features a Roku TV and ample seating.
The well-equipped kitchen and dining area offer everything from major appliances to a Duo coffee maker with Keurig Pods. Bedrooms feature queen-size beds, and bathrooms provide ample storage and toiletries. The laundry room includes a washer, dryer, and beach essentials.
Step into the screened lanai for relaxed reading or evening cocktails, and explore the backyard with a dining area, hammocks, and a fire pit. Front porch seating is perfect for morning coffee. Bike through the charming neighborhood or head 2 miles to downtown.
Amenities include high-speed internet, Smart TV, linens, bathroom necessities, kitchen staples, and beach equipment. Furry friends (dogs under 35lbs) are welcome with a non-refundable pet fee. Weekly cleaning services are available for an extra charge. Your Florida retreat awaits!
Guests will have access to the entire house (private entrance) as well as the back yard.
We manage this beautiful vacation home for the owner and are available by phone or text anytime during your stay. There will also be a comprehensive house manual at the property.

This home is located just off McGregor Blvd, on a canal leading directly to the Caloosahatchee River. The vibrant Fort Myers Historic District is just 3 miles away - a beautiful drive, bike ride or even walk down the Royal Palm lined McGregor Blvd. The local streets are perfect to explore on foot or bike, filled with beautiful old trees and interesting houses.
A favorite with locals and tourists alike, McGregor Cafe is at the end of the road and is definitely worth a visit for breakfast or lunch. Get there early to avoid the lines.
It's also very close to the commercial areas of Fort Myers and 20 minutes from Fort Myers Beach (although this very much depends on the traffic and the time of year!). Sanibel Island is a 25 minute drive, and the beaches of Bonita springs and Naples are 45 mins to an hour away.
If you are looking for a peaceful spot, close to everything, then you've found it!
This is the perfect neighborhood to explore by bike, or on foot. You will ideally need a vehicle to get further afield, however, Uber and Lyft offer good services in the area. There is parking for 2 cars at the home.

Pets: We will consider hosting your furry family member (dogs only under 35lbs), but PLEASE inquire first, before booking. There is a non-refundable pet fee.
Canal: The back yard has direct access to the canal and the Caloosahatchee river. There are no dock steps or ladder, so please supervise children at ALL times when in the yard, and dogs must be kept on a leash at ALL times, for their own safety.
The kayaks on the property are locked and NOT FOR GUEST USE. Thank you for your cooperation. Minimum age required to book is 25
Pets: No pets without prior permission. We will consider hosting the furry member of your family (dogs only - no cats), but need to know a little about them first, so please inquire BEFORE booking. There is a weight limit of 35 lbs and we will not accept any dangerous breeds. There will be a non-refundable pet fee of $100. Please always pick up after your pet and dispose of the bags (tied) in the general waste can at the side of the house. Dogs are not allowed on the furniture or beds.

This is someone's home in a quiet neighborhood, please respect the neighbors and their children by quieting music and outdoor conversation before 8 am and after 9pm
No smoking or vaping in the house or on screened patio. Violation of this rule will result in an additional $250 cleaning fee
Upon arrival: Our goal is that you have an excellent stay and we strive to provide the house in top condition for you. Please notify the property manager within 2 hours of arrival if anything appears damaged, needs repair, or cleaning. We will assume that everything is in good condition if we do not hear from you.
We understand that accidents do happen. If damage occurs during your stay, please notify the property manager immediately so we may assess and notify you of any replacement/repair charges if applicable. This also allows us time to repair/replace before the next guests arrive. See Key Real Estate Advisors’ ADDITIONAL TERMS FOR VACATION RENTALS, listed below.

UNIT SPECIFIC TERMS - The property shall not be booked by anyone less than 25 years of age and that person must be staying at the property for the duration of the booking - The property shall not be used by more than the number of adults and children listed in your reservation. - Guests will not engage in illegal activity anywhere on the premises. Quiet hours are from 9 p.m. to 8 a.m. - Late check-out may sometimes be possible and will be offered for a small fee if available. - No smoking or vaping of any kind is permitted anywhere on the premises. - No commercial photography or filming is permitted on the property. - Renter is liable for any damage to the property and you will be charged a security deposit at the time of booking. Please report accidental damage to the management as soon as it occurs so we can assess and minimize the extent of the damages.

ADDITIONAL TERMS FOR KEY REAL ESTATE ADVISORS VACATION RENTALS. These Additional Terms for Key Real Estate Advisors Vacation Rentals, including any applicable Unit-Specific Terms (as defined below) (collectively, the “Key Real Estate Advisors Terms”), apply to your Airbnb booking of the vacation rental property specified in a confirmed reservation (the “Property”). In case of any conflict between the Key Real Estate Advisors Terms and the Airbnb Terms of Service (“Airbnb Terms”) that apply to your reservation, the Airbnb Terms will control. These Key Real Estate Advisors Terms are between: (1) Key Real Estate Advisors (“Key Real Estate Advisors,” “we,” or “us”), acting for itself and for the owner of the Property (“Owner”), and (2) the person who is the responsible renter of the Property (collectively “Renter” or “you”). You acknowledge that you have read and understand, and agree to be bound by, all terms, conditions, and policies in these Key Real Estate Advisors Terms. ADDITIONAL TERMS A. Minimum Age. The “Minimum Age” to rent the Property is the age specified in any Unit-Specific Terms. If no age is specified in the Unit-Specific Terms, the Minimum Age is 25 years of age (or the minimum age required by law in the jurisdiction where the Property is located, if different). You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests who are under the Minimum Age for the entire duration of the rental.
B. Maximum Occupancy. The number of people present at the Property may not exceed the maximum posted occupancy.
C. Good Neighbor Policy. Because the Property is a privately owned home, all Occupants must comply with this good neighbor policy: - Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. - To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. - You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to Key Real Estate Advisors from police, neighbors, or neighborhood or homeowner associations. - Noise audible outside the Property is prohibited between 9 p.m. and 8 a.m. - You and other Occupants agree to abide by all applicable parking restrictions and limitations.
D. No Smoking. No smoking or vaping is permitted at the Property (including porches, decks or outdoor areas) at any time.
E. No Permanent Residence. You agree that your use of the Property is on a temporary and transient basis only; that you may not use the Property as a permanent residence;
