Beachwood Villa by Exuma Exclusives - Recently renovated and newly furnished 5,000 sq.ft. oceanfront home located in Little Exuma.

Welcome to Beachwood Villa, a coastal paradise nestled into The Cut, a quiet, private neighborhood where peace and tranquility abound. Step through the front door of the main house and be overwhelmed by an expansive view of the infinity pool and crystal blue ocean waters. Make your way out to the pool where palms dance in Bahama breezes, framing the world famous turquoise waters of Exuma. Experience expansive oceanside patios, an outdoor lounge, and dining area. A soft white sand beach is just a few steps away. If relaxation is in mind, set up the beach umbrella and chairs and take in the beauty of the sea. For the adventurous spirit, hop in one of the four kayaks and set sail to Moriah Cay/Harbour and the Lazy River Sand Flats which are only a 15 minute kayak ride away. Bring a picnic, park the kayaks on a sandbar and enjoy the calm, shallow waters and endless beauty.

After a day of sun and sand, venture back into the main house and enjoy the cool comforts of Beachwood’s interior, awash in coastal whites, blue and wicker. The decorative art throughout offers a story from local artists, celebrating the Exuma Regatta and lovely charm of the local people.

Next to the main house sits a charming and newly renovated two-bedroom guest house and washroom, which is nestled close to the sea and offers picturesque views of sea and pool.

- Although this home has a max capacity of 16, the max number of adults is 13
- Beach conditions may naturally vary throughout the hurricane season. Sand levels in front of the home during this time can shift due to weather, tides, mother nature, etc.

They have a wealth of knowledge about the island and are committed to ensuring you enjoy all Exuma has to offer - hassle free.

Important things to know when planning a trip to Exuma:
- Renting a car is highly recommended. Almost all of our guests rent cars for the duration of their stay and it is the best and easiest way to explore the island. Additionally, Exuma is unlike other islands - golf carts are not a typical form of transport on the main roads.
- Protect yourself from the unpredictable. We highly recommend purchasing travel insurance for your trip that protects against any unexpected travel disruptions or delays. We’d be happy to recommend specific providers.
- Thinking of a boat rental? Boat rentals on Exuma are typically daily rentals only (no overnights). Therefore, it may not be necessary to pick your house based on the presence of a dock. If you’re bringing your own boat and your property doesn’t have a dock, please identify your closest Marina (beginning of description).
- Plan ahead: Restaurant reservations are recommended for peak seasons, particularly for large groups!

Other Rules:
No parties. No exceeding guest count on property. Minimum 7-night stay over peak or holiday seasons and/or weekend to weekend bookings. Christmas (night of the 25th) and New Years Eve (night of the 31st) cannot be booked together, except for stays of 14 nights or longer. Instant bookings are subject to 24-hour review to ensure adherence to house rules. Note: A 3% non-refundable processing / administrative fee on the total value of the stay will be due for all cancellations. Fee will be waived if the booking is moved/shifted to future dates without cancelling.
