Out back, the home's expansive deck does the heavy lifting. A covered lounge with a four-top dining table makes al fresco meals a default, the grill handles the day's catch, and the hammock quietly wins the popularity contest by mid-afternoon. It's the kind of outdoor space that turns a beach trip into that beach trip everyone talks about next summer.
Inside, the open layout keeps the group together. The fully equipped chef's kitchen flows into a dining area for six and a comfortable living room — ideal for lazy mornings, post-beach snack raids, and easy group dinners. When the sun goes down (or the rare rainy afternoon rolls in), the game room earns its keep with a foosball table, ping pong, and a big TV ready for tournaments, movie nights, or both.
Sleeping arrangements are built for real groups. The primary suite features a king bed and a private ensuite with a walk-in shower — a quiet corner for the adults at the end of the day. Two additional queen bedrooms share a full bath with a tub/shower combo, giving kids, teens, or traveling friends their own relaxed space. A washer and dryer mean you can pack lighter and stay longer.
Folly Beach is one of the last true Southern beach towns — six miles of surf-lined coast between the Atlantic and the Folly River, ringed by marshes, wildlife, and Morris Island's lighthouse views just offshore. Family Tides puts you right in the middle of it, with Charleston's charm close enough to reach for and Folly's easygoing rhythm right outside the door.

A mecca for great views, great food, and some great surf, you’ll be nestled between the Atlantic Ocean and the Folly River. Enjoy 6 miles of beaches, surfing, kayaking, boating, and endless sunset views. Beautiful Morris Island is a great spot to take in the sea life and panoramic views. Take a stroll down Center Street in Downtown Folly, which boasts tons of eclectic bars and restaurants that are fun for the whole family.

- You must be 25 years or older to book this home.
- Please note that Family Tides is the front unit of two attached homes and offers a partial ocean view, along with its own private entrance for your stay. The adjoining unit is occupied by long-term tenants who utilize the carport and share access to the outdoor shower. For transparency and security, there is an active camera positioned at the front of the home.
- Please note that Early Check-In (ECI) and Late Check-Out (LCO) services are not available from May to September.
- This home allows up to 2 dogs for a fee of $250 per pet; undisclosed animals brought without AvantStay’s approval may result in a minimum $500 fine. While pet friendly, the property is NOT fully fenced.
- From May to October these beaches are home to nesting sea turtles. To protect these turtles guests will be expected to turn off all outdoor lights and close the blinds at night from 10pm to dawn.
- Beach gear and beach towels are not provided.
- This home does not have access to a pool.
- Fireplaces are not for guest use.
- This home is located in a quiet residential community, and Folly Beach has a strict noise ordinance starting at 10 PM. To comply with this ordinance, we use noise sensors in our properties. Please be mindful of your neighbors.
- Please note that due to natural coastal conditions, beach areas may experience periodic erosion that can affect shoreline size and accessibility. During periods of high tide, portions of the beach—or the entire beach—may be temporarily inaccessible. We are not able to guarantee identical beach conditions for future stays, and refunds or relocations will not be available due to these natural changes.
- While we do our best to communicate any known work within Wild Dunes or nearby beach projects, many homes are privately owned and we are not always notified of surrounding activity. As a result, we are unable to guarantee a disruption-free environment or offer relocation for any unforeseen construction.
Parking Details:
- Three spaces total. Parking is located on E Cooper Ave (not E Ashley), in the gravel area by the road and the driveway in front of the house. Carports are not available for guest use.
This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
