By renting this cottage the below is agreeing to the following terms:

Rental Rules (RULES ARE STRICTLY ENFORCED)

1.) No smoking. All of our rentals are non-smoking.
2.) You and your guests are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
3.) No boats or trailers are to be parked at our rental properties. Use the stairs to the beach at your own risk. Tents of any kind are not allowed. There is parking for six cars in front of cottage. Parking is NOT allowed on Lakeshore drive.
4.) Do not move the furniture.
5.) Each cottage has a maximum number of guests that is listed on this contract you must verify that it is correct. That number is not to be exceeded at ANYTIME DAY OR NIGHT- this includes children and adults. For fire safety, we are required to limit the number in each home. If additional people are found to be staying at the cottage the entire group will be asked to vacate with no refund. Inflatable mattresses or alternative sleeping other than pack n plays or cribs are not allowed. Tents are also not allowed on the property.
6.) Pets are not permitted. If a pet is on the property then there will be a $1500 fee and it will be required that the owner board the pet immediately.
7.) Damages are to be reported during your stay. If we find damage after you vacate, you authorize the charge to your credit card for replacement or repair or provide another credit card number, pay by cash or check. Damages reported upon arrival will not be guests' responsibility.
8.) Cleaners will come to the cottage after you have departed - they will not visit to clean, change linens, or replace towels during your stay. Please contact the office should you need assistance during your stay regarding any cleaning items.
9.) Grills are to be cleaned after each use.
10.) Quiet time is after 10pm nightly. We do not tolerate loud groups and college like parties anytime of the day or night. Drinking games are not allowed on the property. Neighbors must NOT hear you inside or outside the cottage after 10pm.
11.) You are at least 25 years old and will be able to verify with valid identification during your stay if needed.
12.) Weddings and formal events are NOT permitted on our properties, if there is found to be a formal event on the property the entire group will be asked to vacate the property with a no refund. The maximum occupancy of this property is 14 DAY OR NIGHT due to fire code!
13.) No more than 5 people in the hot tub at a time. Please rinse of all oils and lotions before entering the hot tub as the filter will not be able to keep up. KIDS CAN NOT BE IN THE HOT TUB WITOUT AN ADULT!
14.) There may be wood for the fire pits and fireplace that you are welcome to use but it is not provided. You can get firewood at most all local gas stations and stores.
15.) Fireworks are prohibited on the property at all times.
*Disclosure: There may be cameras with sound at outside entrances of cottages ONLY.

These rules are strictly enforced due to NEW city and township ordinances. This contract is the only warning you will get. If any rules are not followed all local fines, security deposits and any other charges will be charged to guest and the entire group will be asked to vacate the property. This communication is necessary so that your vacation experience is a good one for your group and our neighboring community. Please ENJOY your stay!

excellent location

house is set off the road and beautifully sits amongst the trees the beach is 85 steps down from the road but has a deck with lounge chairs and a fire pit with chairs / awesome at sunset. house was well equipped for you and your family to stay this is a " can we do this again " property

Beautiful Weekend

Had the most fun for a weekend golf trip with some friends. Enjoyed the lovely fireplace and had an amazing grill session for lunch. It was everything as advertised and more!

North Naples get-a-way

The photos of the home and property do not do it justice. We had a wonderful time and highly recommend this place. We enjoyed the large living spaces that were tastefully decorated yet comfortable and gently worn. The home has lots of room inside and we enjoyed cooking in the large kitchen that was well appointed with pots, pans, serving pieces and misc. cooking utensils. We enjoyed the large island while cooking and also sitting around the dining tables located inside and out. There was a screened in porch off the kitchen that was nice to sit out on and talk after the kids were in bed. The sand volleyball was a hit, as well as the fire pit where we roasted marshmallows as a family. We also enjoyed the hot-tub behind the house. The location of this property was perfect with easy access to parks, beach and nearby Saugatauck. The amenities of the home were great and we truly wished we could have stayed a few days longer. The only suggestions we have are for the master bathroom exhaust fan to be replaced (The current one was extremely loud) and updating the photo on the website listing to reflect the changes made in the basement bedroom (we were expecting bunk beds). These are minor suggestions and yes, we'd definitely go back. We have fond memories of a special family time together place. Thank you!

Naples North Stay

Beautiful property! Quiet, isolated, and plenty of room to spread out. The property was close to town, so it was an easy drive to enjoy all of Saugatuck. We enjoyed our stay!

Family Gathering

The house was absolutely beautiful, roomy yet cozy. The host provided toys for the toddlers, very thoughtful. We enjoyed the outdoor space & beautiful landscape. The folks in the area were very friendly, everyone waves to each other. Would definitely rent this one again.

Excellent Home for a Cottage Style Weekend

This home comfortably slept 11 people, the home was well kept and very clean. The owner was easily able to add and additional day to our stay for a good price. I would absolutely recommend this home to anyone looking for a relaxing weekend with a few friends.

Some things were misleading, some things spot on with accuracy.

On the surface, the house is gorgeous. Windows everywhere and show the beauty of the property. However, the picture of the wood deck is across the street blocked off by caution tape that is NOT accessible and that is not even mentioned in the description. There is a lot of light fixtures that to not work. The hot tub is dated and was dirty with debris and not useable during our stay. The mattresses on bunkbeds in the basement are awful! We ended up doubling them up just to sleep on them. Thankfully, we didn’t need the space. The worse part is we lost electricity during our stay (at night) and although that is an act of God, I was quite surprised to find out there is not a generator connected to the property. The house is huge and dark, very dark at night. To my knowledge, there is no flashlights anywhere in the house. We had to use our phones for light. When I called the management company, I received a text back stating it would be restored soon (not sure how they knew that) but we were without power for about 6 hours. Mind you, we were up when the power went out and remained up for at least a couple more hours. The house also sits on a well so we were afraid to use the bathroom or use the water not knowing how long we would be without power. But, again my biggest concern was how dark the house is and the unfamiliarity of the house (in the dark). When I mentioned my concerns to the management company they did not seemed phased by them at all. They told me it happened during the night and it was the best time for it to happen. I felt that it was was bad PR and was enough to not rent from their property again no matter how much fun our weekend was. I wish I would have read the reviews before renting but we (at the time of booking) needed a place that would house a big group and it turned out in the end we didn’t need such a big house - thank goodness because I am not sure where everyone would have slept with all the horrible slim mattresses. I hope this review will help people with their decision. On the surface, the property is beautiful.

Naples North Anniversary

Naples North was the perfect home for celebrating my in-law's 50th wedding anniversary. There was plenty of space for all the adults and children. The kitchen was well stocked for cooking and entertaining. The entire property was a dream come true for everyone to run around, watch sunsets and enjoy the cool evenings. It is a bummer that the viewing deck isn't usable but after talking with the sweet neighbors about what is happening with the erosion we completely understand! Thanks for a wonderful 5 days at your beautiful home!

Fennville Stay

The house is very nice but needs some TLC. Many electric plugs did not work. Showers need updating and downstairs bedroom ceiling light was missing the cover so we could not turn off the fan. The kitchen was awesome with lots of seating area. Nice screened in porch and fire pit area. The kids loved the hot tub. The picture of the view off the deck needs to be changed since you can’t use the deck. That was disappointing.

Overall had a good time

Very nice house. Great for families. Plenty of activities for kids. Surrounding communities with lots to do. Only negative is the erosion of the bluff has not only eliminated access to the beach (as reported in previous post and in the property description) but the look out deck and surrounding area has become unstable and has been deemed unsafe limiting the great views of the lake displayed in the advertised property photos.

June Vacation

Check-in was easy and overall a good stay. Kitchnette was good and had enough things for big family. Bedrooms are not what is described as at least two bed rooms have bunk beds instead of regular beds (queen or king) which are not comfortable for Adults. Master Bedroom shower need fixes. One of picture online shows "waterview" which is not attached to property and is completely misleading. Some of light switches were not working.

Family get together

The house size and layout was exactly what we were looking for. Was slightly disappointed that to see the sunset we had to cross the road to sit on the deck. There is a few maintenance issues that they should be able to fix that in other reviews I saw were an issue as well but nothing that you can’t work around. We did need to call maintenance for a toilet in master bedroom that would t stop running and they came out that day and fixed it. All in all really enjoyed our stay.

Plenty of room, great views, and location

Overall an enjoyable experience with family. The house has plenty of room, but needs a lot of maintenance. The views are spectacular from the viewing deck overlooking the water, however there is NO BEACH ACCESS. The access has been washed out. The property management was responsive, but there were too many issues to correct during our stay. They did however right the situation by adjusting our rate. They are looking in to correcting the maintenance issues such as broken towel racks, light bulbs not working, hot tub out of order, and the beach access.

Large capacity home with access to beautiful view of Lake Michigan

Large beautiful 3-level home for large family gathering (we had 13 people, including grandparents, parents and children). Beautiful view of Lake Michigan (no direct access to shoreline) available by walking to overlook end of property. Access to nearby beaches and Saugatuck activities (10 min drive). Large outside firepit/grilling area, sand volleyball area. Hot tub (unfortunately) was not working, but communications and flexibility by property mgmt concerning this was good. Overall GREAT experience for time with extended family. Addressing a few minor issues (some burned out light bulbs, towel fixtures, etc.) would even further improve the experience.

Beautiful location in woods and short walk to amazing view

Lovely home in pure Michigan woods. All ages in our group enjoyed the home, plenty of space for our group of seven to spread out. Very short, 2 minute walk to deck on beautiful lake Michigan! Great spot to watch the sunset with a glass of wine or drink your coffee in the morning. property manager was very responsive. Hot tub did not work and they sent a technician out right away Thanks for a great vacation.

Beautiful property & location

The house itself was absolutely gorgeous. It was a nice open space with plenty of room for a large group to gather. The town is cute and not far from Saugatuk and Oval Beach. Unfortunately while it does say beach access, the stairs that are supposed to lead to the beach are broken and unusable, so really there is no beach access because all other stairs are private and locked. That was kind of a bummer because it was one of the main selling points of booking this property. The hot tub was also broken, but the management company was extremely responsive and great about trying to get it fixed. All in all, the house itself was great just doesn't have beach access as advertised.

Overall a good property for our large group to stay at. Location was convenient to Saugatuck/Douglas and especially to Crane's apple picking and corn maze. Some minor maintenance and updates would improve the property
