The Space:

designed with families and groups in mind. Whether you're traveling with two families or planning a getaway with a large group of friends, the layout offers an ideal balance of shared gathering spaces and private retreats.



You’ll enter through the ground-level mudroom, a functional and welcoming space equipped with cubbies, coat hooks, and wall-mounted ski racks. It’s the perfect landing zone after a day on the slopes. Just beyond, the lower level opens into a cozy living room with a large sectional and Roku TV, ideal for movie nights or unwinding after a full day outdoors.



This level includes a bunk room with four full beds, offering a fun and practical sleeping arrangement for kids or teens. Nearby, a private king bedroom provides a quieter retreat. A full bathroom is conveniently located off the lower living area to serve both bedrooms and the downstairs common space.



Head upstairs to the main floor, which serves as the heart of the home. A spacious kitchen flows into a dining area large enough for shared meals, game nights, or relaxed mornings with coffee. Just off the dining area, the living room centers around a gas fireplace—perfect for cozy evenings year-round. A half bath is tucked just off the main living space, and the king bedroom on this floor features its own private ensuite for added comfort.



On the top floor, you’ll find two additional bedrooms. One features a queen bed with a cozy twin, while the other offers a queen bed plus a bunk bed with two twin mattresses—an ideal setup for siblings, cousins, or friends. A full bathroom sits just down the hall, along with a full-size washer and dryer for guest use.



Roku TVs are available in every bedroom except the bunk room, and high-speed Wi-Fi is available throughout the home.



Step outside and you’ll see why this property stands out year-round. A large wraparound porch offers plenty of space to relax, dine, or enjoy the surrounding views, complete with a picnic table and grill. Tucked privately into the backyard is a hot tub, perfect after a day on the slopes or trails. Just beyond, a custom fire pit area overlooks a private pond with its own dock.



Although the home sits on a hill, it features a surprisingly large, flat grassy lawn that’s great for lawn games or letting kids run and play. Firewood is stacked neatly next to the garage to stay dry and ready for use, whether indoors or outside. Guests also have access to a detached two-car garage and generous driveway parking.



Please note: the home is accessed by a long, private, winding driveway that leads up from the road to the house. In winter weather, an AWD or 4x4 vehicle is strongly recommended to safely access the property.

Guest Access:

Guests have full, private access to the entire home, including all three floors, the wraparound porch, hot tub, fire pit, and dock. The detached two-car garage is available for guest use, and there’s plenty of space for additional vehicles in the driveway.



The Neighborhood:

This home is in a prime location—set on a private hill just off Route 219, but only 2 minutes from the center of Ellicottville. You’re incredibly close to all the spots that make this area a year-round destination. Holiday Valley is just down the road, so it’s easy to hit the slopes in the winter or enjoy the pools, golf course, and Sky High Adventure Park in the summer. HoliMont is just as close, giving you quick access whether you're a member or coming for a day on the mountain.



Downtown Ellicottville—filled with locally loved restaurants, boutique shops, breweries, and coffee spots—is right around the corner. Whether you're heading in for dinner, drinks, or to browse the weekend farmers market, you can be there in minutes.



Despite being so close to everything, the home itself feels peaceful and tucked away. With its private driveway, pond views, and big grassy lawn, you’ll enjoy the rare combo of total privacy with instant access to all the action.



Getting Around:

The home is located just off Route 219, providing quick access to Ellicottville, Holiday Valley, and HoliMont. While the location is very close to town, we recommend having a car, especially in winter.



Please be aware that the driveway is long and winding. During snowy or icy conditions, AWD or 4x4 vehicles are strongly recommended. There is ample parking at the home, and the detached garage is available for guest use.



Other Things to Note:

🚫 No Parties – A “party” is defined as any occupancy above the maximum of 12 guests. Please be respectful of the town’s noise ordinance at all times. Guests will be responsible for any fines issued by the town for violations, and we reserve the right to ask you to leave if a formal complaint is filed.



🏞️ Pond Access – The pond is swimmable and a peaceful place to cool off in the summer. Please note it’s swim-at-your-own-risk, and there is no fence around the pond, so children must be supervised at all times.



🛁 Hot Tub – Professionally serviced between every stay, so you can relax knowing it’s clean, fresh, and ready to enjoy year-round.



🔥 Firewood – We provide plenty of firewood, and if you start running low during your stay, just send us a message—we’ll be happy to bring more.

🚗 Winter Vehicle Requirement – The home is accessed by a long, private, winding driveway that climbs up from the road. The driveway is plowed regularly and sanded and salted as conditions require. Even so, during winter months an AWD or 4x4 vehicle is required to safely access the property. Front-wheel-drive vehicles are not suitable in snowy or icy conditions.

We enjoyed our stay very much. The location was perfect, very easy to get to town. The home was very clean and well stocked. There were three couples and the layout was perfect, we all had our own floor. The setting was absolutely gorgeous!
