What our guests love about our listing: - Professionally cleaned and sanitized between each and every guest. We OBSESS over cleanliness and ensure all surfaces have been thoroughly washed and sanitized with disinfectant wipes and all linens and towels are bleached. - Our house features four full washrooms: two upstairs, one on the main floor, and one in the basement. - Beautifully decorated space by a local Edmonton Designer with Modern & Cozy furnishings and a bright warm ambiance. - Easy self-checkin via. secure door keypad. - Easy Parking – Secure single car garage plus plenty of street parking. - Our house features lightening fast WiFi on our 4 large 55" SMART TV which features complimentary Netflix.
Our house comfortably sleeps 12 guests. Upstairs features a king bed in the master bedroom with an ensuite bathroom and walk-in closet (Note: soaker tub in the ensuite bathroom of the master bedroom does not have working jets and is used as a regular tub). There is also a queen-sized bed in the second bedroom, and another king-sized bed in the third bedroom. The fourth bedroom, located on the main floor, has a double bed. In the basement, you'll find an additional king-sized bed along with a sofa bed in the living room for extra sleeping space. - All beds complete with fresh sheets changed after every single guest.
Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.
Once you stay with us, you'll feel like you're simply staying at a home you own!
Guest access You have full and total access of our home with private entrance during your stay. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to Chapelle Shopping Centre - a close by vibrant shopping district in Edmonton!
As a guest of our listing, you will have exclusive access to the main floor and basement of the house, which includes five bedrooms, a living room, a full kitchen, garage and 4 full bathrooms, and the hot tub.

Other things to note ✦ Please note✦ Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
- The patio and backyard have been winterized for the winter season and are currently unavailable until the spring season.
- Our hot tub is fully operational and open year-round, including during the winter months.
- For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.
✦ Additional Guest Fees ✦ A $15/night fee applies for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you’re booking for more than 4 guests, the fee is already reflected in the nightly rate—no extra charges will be added after booking.
All additional fees are subject to GST and Alberta Tourism Levy taxes for 9% total.
HOT TUB RULES: -hours of operation 8 am - 10 pm a night - The hot tub temperature must be set between 35°C to 40°C (95°F to 104°F) to maintain an optimal level. -hot tub is intended for registered guests only during the duration of their stay -please use the washroom and shower prior to using the hot tub to minimize amount of deodorant, oils, cream and dirt etc. that end up in the water. - Please note that bubble bath, soaps, or oils are prohibited from the hot tub. If bubbles are found, a full drain will be required at a cost of $500 plus tax. -hot tub sessions are to be limited to 30 minutes or less -only potty trained children should be allowed to use the hot tub -no glassware in the tub or anywhere near the hot tub area -please make sure to only wear proper swimwear in the hot tub as regular clothes leach detergents into the water which creates excessive foam. -no food or other drink permitted in the tub -do not remove the chlorine or pool monitor from the hot tub -cover is to be placed back on after each use
*if glass or other debris are found in the hot tub, a full drain and clean will be charged to your damage deposit of $500

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:
1. Sign our short-term rental agreement This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.
2. Complete ID verification All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.
3. Choose your damage protection option You’ll have two options to finalize your booking: – Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay. OR – Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules.
*Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.

There is keyless entry to the home which a code will be provided to you after you book with us.

The Good: House is beautiful, fairly well appointed. King beds in three bedrooms. Nice outdoor space. It was clean, modern and spacious. Enough room for 4 couples and children. Quiet area of Edmonton, close to amenities and West Edmonton.The Not so Good:Spring popping through in master bedroom mattress, bed very firm and uncomfortable. Pillows very thin and flat.Cutting board in kitchen very small. A keurig would be preferable but it does have a coffee maker. No full size ironing board which is a challenge. Not enough space for more than 4 people to sit in living room, only one couch and a small arm chair. Some areas not cleaned, can with cigarette butts left at back of porch. Basement sink backing up. Basement very hot, no central AC and no AC unit in the basement. We did bring issue forth to host but were told they could not be rectified and would be for “future” guests. That left us feeling very unimportant and we did not bother reporting any further concerns as it was apparent our issues wouldn’t be addressed The worst part was finding out we were being spied on in the hot tub area. The ad does indicate cameras at the back door but does not clearly state there are cameras in the hot tub. The VRBO policy clearly states this needs to be disclosed. Huge violation of privacy especially with women in swim suits. We did “violate” the house rules one night as I had a flare up with my MS, we got a text telling us to get out of the hot tub, obviously the camera was watched

Great comfortable place.
My family and I stayed here for 8 nights for our family reunion. It accommodated us all very well (we were a total of 4 adults and 2 children). It was clean, nice location, lots of beds and full bathrooms. We loved the hot tub and outside space. The reason for 4 and not 5 is for a few things that did add frustration. We had the whole house for this booking and the downstairs sofa bed was extremely uncomfortable to sleep on. And also to sit on. The side of the couch that the bed is on felt "sunken" with the couch cushions. The BBQ was a great feature but there was no cleaning tools for it and wasnt cleaned for us. The stove must have a temperature issue.. The bottom left burner on low was like it was on highx3. It was so hot that butter burned within 45seconds of it on low single burner. It took some maneuvering. The flat top was cracked which was from previous renters using it on anything other than low Im sure. The chairs in the backyard had cracked/broke arms as soon as we sat down which was very unfortunate. There's no AC which seems very odd to me as there is an HVAC/heat pump/forced air system and alberta gets hot. There was fans and portable AC units in the bedrooms, which was good but the AC units were loud. Though thankfully it wasnt too hot. Overall, a good comfortable stay and very responsive hosts. Just little things that added some small blips. Would consider rebooking again if in the area.
