What our guests love about our listing: - Professionally cleaned and sanitized between each and every guest. We OBSESS over cleanliness and ensure all surfaces have been thoroughly washed and sanitized with disinfectant wipes and all linens and towels are bleached. - This is a BRAND NEW home built in 2022 with a HUGE owners suite with attached private ensuite, a King Bed & Walk-in Closet! - Our house features two full washrooms and a half bathroom on the main floor. - Only a 20 minute drive to Edmonton's world famous - West Edmonton Mall (WEM) and 20 minute drive to YEG Airport - Beautifully decorated space by a local Edmonton Designer with Modern & Cozy furnishings and a bright warm ambiance. - Easy self-checkin via. secure door keypad. - Secure attached double garage available for use! - Our house features TWO Living Rooms which has lightening fast WiFi on our large 55" SMART TV which features complimentary Netflix. - Games Room w/ a Foosball table and pullout couch - great for kids!
What some of our guests do not love that much about our listing: - The home can get a bit warm in the summer months and the house does not offer air conditioning. However, if you open the windows it will help create a great cross breeze to cool down the suite fast! -Our home is BRAND NEW construction which is amazing with all new finishes and furniture. However, because it is a brand new neighbourhood as well, there is a bit of construction dust outside and potential construction noise while during the week and daytime hours while the neighbourhood fills out. -Our home has a separate basement suite with another short term rental unit and is not accessible to our guests. The space is not shared as it is a completely separate unit with it's own entrance and HVAC system.
Our house comfortably sleeps 8 guests with 2 king beds in the master and second bedroom and 1 queen bed in the 3rd bedroom, all located upstairs, and one queen pullout couch located in the second floor bonus room - perfect for kids! - All beds complete with fresh sheets changed after every single guest.
Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.
Once you stay with us, you'll feel like you're simply staying at a home you own!
Guest access You have full and total access of our guest suite with private entrance during your stay. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to Chapelle Shopping Centre - a close by vibrant shopping district in Edmonton!
As a guest of our unit, you will have exclusive access to the main floor of the house, which includes three bedrooms, two living rooms, a full kitchen, and two full bathrooms, as well as a half bathroom on the main floor.
Please note that the basement suite is a separate unit and is not accessible to our guests. Additionally, while the backyard is currently undergoing some landscaping and fence work in the summer, it is not yet available for guest use. We apologize for any inconvenience this may cause.
However, you will have access to the attached two-car garage, which provides secure and convenient parking for your vehicles. The garage also includes some storage space for your use during your stay.

Other things to note ✦ Please note✦ Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
- The backyard has been winterized for the winter season and is currently unavailable until the spring season.
- For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.
✦ Additional Guest Fees ✦ A $15/night fee applies for each guest beyond 4. This helps cover extra supplies, cleaning, and general wear. If you’re booking for more than 4 guests, the fee is already reflected in the nightly rate—no extra charges will be added after booking.
- All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) taxes for a total of 11%.

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:
1. Sign our short-term rental agreement This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.
2. Complete ID verification All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.
3. Choose your damage protection option You’ll have two options to finalize your booking: – Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay. OR – Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules. Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.
All requirements are clearly communicated and handled securely through our trusted guest portal.
Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes.
We have exterior cameras on both the front and back of the house.
There is keyless entry to the home which a code will be provided to you after you book with us.
Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
