We do not live on site, therefore, while we do our best to ensure we provide as much of the comforts of home as possible, we may not always know if something is missing or damaged. If you notice anything missing or in need of repair, please let us know so we can make things right.

✦NO AIR- CONDITIONING✦ This unit does not have air conditioning. AC is not common in Edmonton homes. The city's climate typically doesn't require it, however, it is a basement suite, but it may get warm on occasion, therefore fans are provided for your comfort. PLEASE DO NOT book this unit if you are sensitive to heat.
✦EARLY CHECK-IN or LATE CHECK-OUT✦ We are strict on check-in and check-out times due to cleaning needs, but we allow a 1-hour flexibility with 24-hour notice. A $35 fee applies for early check-ins or late check-outs, subject to approval, as its not always possible. If the home is ready sooner, we'll notify you.
✦LOST OR FORGOTTEN ITEMS✦ Please be advised that we cannot assume responsibility for personal belongings left behind after your stay. We recommend thoroughly checking the property before departing. Items left behind will be stored for 14 days and then either donated or discarded. Coordinating pickup or delivery of forgotten items will incur a shipping and admin fee.
✦MAIL & PARCELS✦ We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, please connect with a local post office to find out about renting a post office box. For bigger parcel deliveries, ensure door drop-off or depot pick-up. We are not responsible to retrieve mail or parcels on your behalf.
✦CANCELLATIONS✦ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. If you wish to protect yourself from unexpected last minute cancellations, please consider purchasing your own travel insurance to obtain the level of protection you desire.

✦ NOISE, PARTIES & RESPECT FOR NEIGHBOURS This is a NON-PARTY home. Parties, events, or large gatherings are not permitted under any circumstances. Evidence of a party will result in immediate cancellation of the reservation without a refund and are subject to a $500 fee. Quiet time hours are between 10 PM and 8 AM. We have neighbours to respect.
✦ PROFILE REQUIREMENTS To ensure smooth communication, all guests must have a complete profile with a valid phone number, verified ID, and email address. The host reserves the right to cancel the reservation if the profile is incomplete or if contact cannot be established with the listed phone number prior to check-in.
✦ SMOKING, VAPING, OR DRUGS To ensure a safe and comfortable environment for everyone, our property is entirely smoke-free and vape-free, with no tolerance for illegal substances. Smoking indoors causes extensive damage and lingering odours that require deep cleaning. A $500 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property. Smoking is permitted outdoors only, at least 5 meters from entrances, provided proper disposal is adhered to.
✦ NO PETS: Pets are not permitted unless explicitly authorized or the listing is explicitly listed as pet friendly. A $250 fee will apply if evidence of an unauthorized pet is found.
