What our guests love about our listing: - Professionally cleaned and sanitized between each and every guest. We OBSESS over cleanliness and ensure all surfaces have been thoroughly washed and sanitized with disinfectant wipes and all linens and towels are bleached. - Large private deck with brand new patio furniture with lots of seating room. - Our house features three bathrooms where TWO are full bathrooms, 1 ensuite bathroom attached to the master bedroom. - Only a 5-8 minute drive to Edmonton's world famous - West Edmonton Mall. - Beautifully decorated space with mountain-like furnishings and warm ambiance. - Easy self-checkin via. secure door keypad. - Secure double garage parking and TONS of available street parking. - Lightening fast WiFi on our large 55" SMART TV which features complimentary Netflix. - Located close to The University of Alberta and UofA/Stollery Children's Hospital are only 10 min away!
What some of our guests do not love that much about our listing: - The home can get a bit warm in the summer months and the house does not offer air conditioning. However, we provide tall cooling towers in each bedroom for ease and comfort sleeping at night, and open windows help create a great cross breeze to cool down the suite fast! - This home does have another suite that is also a short term rental AND there is a possibility that the other suite guests may have pets. The space is not shared as it is a completely separate unit with it's own entrance and HVAC system.
Our house comfortably sleeps 8 guests with 1 king size bed in the master bedroom, 2 queen size beds, and a large queen size sofa bed you can set up in the spacious living room. - All beds complete with fresh sheets changed after every single guest.
Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.
Once you stay with us, you'll feel like you're simply staying at a home you own!..
Guest access You have full and total access of our home during your stay, including the double car garage located at the back (east) side of the home. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to Mayfield Common or the Downtown Core - one of the most vibrant shopping districts in all of Edmonton!
Other things to note ✦ Please note✦ - Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
- The air conditioning system is available for your comfort during the summer months but is unavailable during the cooler months.
- The patio and backyard have been winterized for the winter season and are currently unavailable until the spring season
- For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.
Rates for Pet Fees per Pet: Nightly Rate: $30/night per pet Weekly Rate: $150/week per pet Monthly Rate: $300/month per pet *Please note the pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed. This must be arranged and paid prior to arrival. Please inform us when you book if you are bringing pets as it needs approval first by the property owner.
PET RULES *Pets are not allowed on the beds under any circumstances *Please clean up after your pet and keep them off the furniture where possible. A $75 clean up fee may be applied if pet droppings are left in the yard or in the property. *Pets must be kept on a leash at all times when in the backyard. This area is a shared space, and we appreciate your cooperation in maintaining a respectful environment for everyone.

To ensure a safe, seamless, and high-quality experience, we kindly require all guests to complete the following quick steps after confirming their reservation:
1. Sign our short-term rental agreement This is a standard document that outlines the terms of your stay, our house rules, and general policies. It protects both parties and helps us maintain the quality of our homes and guest experiences. The rental agreement will be sent automatically after your reservation is confirmed and can be signed digitally in just a few clicks.
2. Complete ID verification All guests are required to verify their identity through our secure platform. This one-time step helps us ensure the safety of our community and property, and only takes a few minutes.
3. Choose your damage protection option You’ll have two options to finalize your booking: – Pay a $50 CAD non-refundable damage waiver, which provides up to $700 CAD in coverage for accidental damage during your stay. OR – Choose a refundable $700 CAD security deposit, which is a pre-authorized hold on your credit card taken 2 days before check-in and released automatically 5 days after check-out, provided there is no damage or violation of house rules. Please note: A 2% processing fee is retained by our payment processor, so the refunded amount will be $686 CAD. However, if you cancel your reservation before the deposit is processed, you will not be charged this fee.
Completion of these steps is required to finalize your booking prior to receiving check in instructions and entry codes.
We have exterior cameras on both the front and back of the house. There is keyless entry to the home which a code will be provided to you after you book with us.
Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.

Overall, everything we needed. Wasn’t worth impacting the overall 5 star rating because it’s a minor thing and the property was exactly as advertised, and the hosts were great, but shower pressure wasn’t what I’m used to.

The kitchen cutlery and knives were poor quallity and limited amounts. Everything from the reno's, to the bed's, to the towels felt cheap and yet charged out as if it was up to proper standards.

First Timer - Perfect Stay
Our boys are getting bigger and the hotels are getting harder to do without getting a second room so we tried vrbo for the first time. Found a place close to the mall and the wife was nervous but once we walked in we knew this place was perfect! Clean and spacious, lots of room and the kitchen is huge. Great location as well, about 7 minutes from the mall Highly recommend this property and the owners were awesome to deal with

Family Trip
Very comfortable couch and beds. Lots of room for 5 people. There is a decent amount of traffic noise during the day but much less at night. The property managers are excellent and very attentive for any concerns we had. The check in check out process was a breeze and you can tell this is professionally managed.
