Enjoy garden views at this spacious, modern 3-bedroom house in the heart of Edinburgh. The property features a private main door entrance and a private garden with stunning views of Arthur's Seat. Located just 700 meters from the Royal Mile, it offers a perfect blend of comfort and convenience.

Among the facilities at this property are luggage storage space and private check-in and check-out, along with complimentary WiFi throughout the property.

The spacious townhouse is equipped with 3 bedrooms, 2 contemporary bathrooms with showers, bed linen, towels, a flat-screen TV with streaming services, a dining area, a fully equipped kitchen, and a terrace with hill views. This apartment also offers a balcony that doubles up as an outdoor dining area. This apartment is allergy-free and non-smoking.

For those looking to explore the area, golfing and hiking opportunities are available nearby.

A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager at least 24 hours before arrival.

Entry to the apartment is from 16:00 onwards. If you are arriving earlier than 16:00, it is always worth contacting the property manager, who will endeavor to give you access as soon as possible.

Check-in after 19:00 is possible, subject to availability and prior arrangement.
The following late check-in fees will be charged in cash:
19:00 until 22:30 GBP 15
22:30 until 00:00 GBP 30
00:00 until 02:00 GBP 50

The latest departure time is 11:00, but a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day, subject to no existing booking arriving that day.

A £200 refundable damage/security deposit is due 7 days before arrival and refunded after departure.

All properties are strictly non-smoking and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Please arrange your arrival with the property manager at least 24 hours before arrival.

Check-in is from 4pm, and check-out is before 11am.

Check in was easy. We arrived early in the day and were able to leave our bags even though we couldn't formally stay yet. House was clean and had the general things one might need in the kitchen. We had an issue half way through the stay but the staff was attentive and tried to solve the issue as quickly as they could.We would not likely stay here in the future though. The location was good (close walk to almost everything with a beautiful view of Arthur's Seat out of the back windows). However, the street was at the top of a steep hill. Edinburgh is hilly as is, to climb one more hill at the end of the day was not fun. We also had a difficult time with the size of the place. We did not expect it to be a 2 story place, something to consider if your family has mobility issues. The upstairs was where we had the most issues. There were no closets in any of the bedrooms and no dressers for most items. Some furniture had a few drawers in the one room, but not in the other 2 rooms. A coatrack style item with a few hangers was used in one room and over the door hooks in another. Two of the bedrooms had open bookshelves to store clothes. The 3rd "bedroom" was more like a closet. The door would not open all the way because of the bed and the space between the end of the bed and the wall was a mere few inches. Bathrooms were equally small with no place to put soap or shampoo in the shower. Overall it was a decent place. Clean, good staff, & central location. Not right for my family.

Great base for a short break in Edinburgh

As a family of 5 (with adult children), we wanted somewhere comfortable, spacious and within walking distance to the centre and major attractions. Briery Bauks was a great find and allowed us to get a balance between sight seeing and unwinding. It's located in a quiet neighbourhood of Edinburgh and supermarkets and restaurants close by. There was great communication with the propmanager throughout. Would highly recommend!

Everything you need!

This three bedroom property was perfect. It was in a great location with a view of Arthur’s seat out the window. Very walkable to restaurants and pubs. Met at the check in so Louie could explain everything. Very organized with a notebook that even included the manual to the washer/dryer. Very clean. Highly recommend!!

We cannot thank you enough

We cannot thank you enough for the perfect place for us to stay while in Edinburgh. The townhouse was clean, the beds were VERY comfortable - sheets were perfect. Our communications, from start to finish were so clear and easy - thank you. The location was superb, we could walk anywhere we wanted to go - that being said, we did a LOT of walking. For future guests, do not expect the Royal Mile to be outside your door - it is a bit of a hike, with hills, but very do-able. I am not young and have challenging knees - but were able to walk the entire city. Is it luxurious? No - but it certainly was a taste of what it would be like to live in Edinburgh. Everything was better than expected - what a treat!

It was a nice stay, seemed to be a decent location to access the local attractions. Inside of the property was nice and clean, but the property needs some TLC, especially outside. Property management was polite and responsive.

Great spot and great house!

We were concerned we might be too far from the action but this spot was actually perfect. Short walk to the major sightseeing locations and a short walk to hike Arthur's rest. Perfect communication with the hosts and great response when we had questions. Best VRBO we stayed in during our trip to Ireland and Scotland, hands down

Excellent Stay In Edinburgh

We had a great stay at Briery Bauks! The location was perfect for walking all around Edinburgh with several grocery stores nearby. The view of Arthur's seat was fantastic! All the beds were comfortable, the kitchen had everything you need, and bathrooms super clean.

Great spot - would stay again

This was a great townhouse that worked well for our family of four (mom and three “kids” 16, 19, 22). Spacious with a well-equipped kitchen, three comfortable bedrooms, cute decor. We did have some issues with scalding shower water in the master bath and the clothes dryer not actually drying effectively, but the agency was very responsive so I expect those would be addressed for the next renters (I told them at departure). The location worked really well for us - it is outside of the hubbub of Old Town, which would have been too much for us during the Fringe Festival, but still entirely walkable to everything we wanted to do and see. Close to lots of good restaurants, and there’s a path behind the town houses to the base of Arthur’s Seat for a hike. Definitely worked out well for us - we would stay there again happily.
