Beautiful and Bright Georgian Style Morningside Apartment - Pass the Keys

  • This apartment has a bright and spacious living room with a incredible views of the Pentland Hills. You can also find two double bedrooms and a cosy single bedroom making for an excellent base for families who are seeking a homely and cosy environment in the heart of the stunning Morningside area.

    Wooden flooring and high ceilings throughout the flat is highlighted by lots of natural light, making my apartment the perfect place for a staycation.

    In the living room, you can take your pick from a sizeable three-person sofa or a cosy two-seater to kick back and relax while the Smart TV complete with Virgin Media will keep you entertained after a long day exploring! Admire the beautiful sunset over the Pentland Hills from the comfort of this spacious living room.

    My property sleeps max 5 people . The fully equipped kitchen provides plenty of space for guests who enjoy cooking together, with a family sized dining table and chairs perfect for sharing a lovely homemade meal with your loved ones.

    Both the main bedroom and the second bedroom are generous in size with comfortable large double beds in each room and provide excellent storage space. The cosy single bedroom is perfect for any additional guests or children. Each bed is fitted with hotel style white bed linen along with a hand & bath towel for each guest.

    Guests have access to the utility room for washing and hanging up clothes. This is the perfect spot for any additional storage needs, allowing visitors to pack away their bags and fully settle into this beautiful Morningside home.

    Please note that this property as it is a old historic building it is located on the 3rd floor with no lift access(worth the view though!)

    Check in / Check out
    Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time, as this will cause disruption to my cleaner’s schedule.
    *The full address will be provided prior to your check-in, together with the access details.
    * Please note there will be a fee for lost keys, £100 and Please note that a fee of £50 will be charged for call-out if you forget the keys inside the flat. The full cost of lock replacement will be charged for lost keys - please be careful with them.
    * A £100 will be applied for late checkout.
    * We provide complimentary tea and coffee, as well as travel-sized bottles of shampoo, shower gel and soap. Other items provided during your stay are a washing-up pack, toilet roll and kitchen roll. These should last a couple of days. If more is needed, there will be there a shop nearby if you need anything additional.
    * We love our neighbours so please respect the building and be considerate when it comes to noise levels.

    From 24 July 2026, the City of Edinburgh will introduce a Visitor Levy (sometimes referred to as a tourist tax). This is a 5% charge on paid overnight accommodation.

    Here’s what guests should know:

    The levy is 5% of the accommodation cost, calculated before VAT

    It applies to the first 5 nights only of a stay
    (for example, if you stay 7 nights, the levy only applies to nights 1–5)

    The rate is 5% year-round, with no seasonal variation

    It applies to stays from 24 July 2026 onwards

    Bookings made and paid for (in full or part) before 1 October 2025 will not be subject to the levy, even if the stay is after July 2026

    Why this may feel unclear

    Across Scotland, different local authorities have voted for different approaches — some areas have introduced a 5% levy, others 7%, and some have chosen not to introduce a levy at all. This means rules vary by location.

    At present, there is also no standard way for booking platforms to collect the levy automatically. Local guidance suggests the levy should be included in the total price guests pay, but booking platforms, do not yet offer a clear mechanism to add this at checkout.

    We, along with many hosts across Scotland, are awaiting further clarity and a more streamlined system ,ideally one where the levy is clearly shown and collected at the time of booking, as is common in many European cities.

    Our commitment to guests

    As required from 1 October 2025, we are legally obligated to inform guests of this upcoming levy in advance. Our aim is to be transparent and ensure there are no surprises.

    We expect further guidance well before the levy comes into effect and will update our listings accordingly. By the time this applies, we hope the process will be clearer and easier for everyone.

    IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

    The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

    Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.

Pros: Location was perfect! Space in the apartment was ample. We had everything we needed. Kitchen was perfectly supplied! Cons: it was very cold! There are no extra blankets so be prepared. Bring extra warm lounging clothes and pajamas. There is one space heater, but easily could use one for every room. We moved it around for comfort. It would be inexpensive and simple to provide more blankets, heaters, etc. Also, if you are a bald man the soap products and towels provided are fine. Otherwise, definitely bring your own personal washing products. Overall, we loved our stay!

The apartment was so beautiful! It overlooked part of the city and was in a fairly quiet area. Very very cute decor and it was really homey. We hung out as a family is the living room and there were channels for my little to watch as well. Downsides: It's on the top floor, so be ready to carry your luggage up 4 flights of teeny stairs. A truck pulled up at 10pm and started unloading groceries to the food store that was downstairs. Also, the third room is closet sized with a twin bed and a nightstand. Which, for a toddler, was really all that was needed since all they were doing is sleeping in there but I was not expecting it to be that small. It worked for us so just be ready for that of you need a third room. Thanks for such a cute and fun stay!

Loved the area. The apartment was perfect for three old guys on their annual reunion, even if the 65 stairs up were a bit of a challenge. Being thin blooded we could have done with a bit more warmth initially but eventually the place warmed up pretty well. Highly recommended.

Edinburgh from the Morningside View

This 3rd floor property was clean, with wonderful views of the area, accessible to bus stops, reasonably priced, and accommodated all five of us. We would certainly opt for this property if it were available the next time we visit Edinburgh.
