Refresh in the two bathrooms; one with a relaxing bathtub and heated towel racks, the other with a sleek shower. For your convenience, a washer is available, ensuring you feel at home during your stay.

To ensure peace of mind during your stay, all reservations require either a £500 refundable security deposit or a £20 non-refundable Damage Waiver, which covers accidental damage up to £200 (applicable to non-Airbnb bookings only). We are GuestReady, a property manager, and we want to ensure your stay will be as smooth and comfortable as possible. We are available 24/7 should you need any assistance during your stay. Kindly note that this is a personal home, so please take good care of it as if it were your own.

Located in the vibrant Leith neighbourhood, known for its eclectic mix of shops, cafes, and cultural spots. Just a short walk away, you'll find the historic Palace of Holyroodhouse and the scenic Calton Hill, offering stunning views of Edinburgh.

Conveniently located near several bus routes, including the frequent services on London Road, offering easy access to the city center. Waverley Station is a short walk away for seamless travel connections across Scotland.

A quick note for guests: Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards. This tax will be included in the accommodation price.

This property is a self-check-in property, and you will be requested to verify your identity before checking into the property. You can check in any time of the day as long as you respect our standard check-in time (3 p.m.).

Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.

There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
