1 (apt 15) Parliament Square has an enviable corner position, with astounding views of the Royal Mile & the City Chambers (local Government Offices) on one side and the magnificent St Giles Cathedral on the other. This magnificent 2 bedroom, third floor (top, see photos) apartment commands a prestigious position in the very heart of Edinburgh's historic Old Town and only 300 m to Edinburgh Castle's entrance. It is owned by Rachel Bremner (The Principle) and managed by Edinburgh SC (Self Catering) Ltd on her behalf.

The apartment is only a few minutes walk from many other major Edinburgh attractions such as the Royal Scottish Museum and the National Gallery of Scotland located on the Mound at junction with the famous Princess Street. There is also a copious amount of bars, restaurants, cafés and shops in the immediate area. This holiday apartment is furnished and decorated to a high standard and is a very comfortable base for your visit to Edinburgh and Scotland. Guests who have a laptop can also enjoy a free broadband connection either through the supplied cable or by wifi.

LOUNGE/DRAWING ROOM:

This superb corner room provides marvellous views of the Royal Mile and St Giles Cathedral. The room consists of a comfortable corner sofa , a dining table suitable for four people and some smaller items of furniture and lighting features. A beautiful Victorian fireplace with a gas coal effect fire provides additional heat to the gas central heating and creates a wonderful ambience in the room.
A widescreen lcd tv is provided for your enjoyment.

BEDROOM 1

This is a lovely large double bedroom with a window overlooking the Royal Mile and the Edinburgh City Chambers . A super king size bed that can be split into twins if desired ( please indicate when making your booking if you want this room to made up as twin beds) with two bedside tables, a large built in wardrobe and chest of drawers provide ample storage space for your possessions. It has wonderful working shutters to shut out the world to aid a good night's sleep.

BEDROOM 2

The second bedroom has lovely vies of St Giles Cathedral and the Royal Mile. It has a king size double bed with headboard and beside tables. There is a wardrobe to provide storage for your possessions. There is also working shutters in this room.

KITCHEN

The kitchen has a window with the same views as bedroom 1. It is equipped with a fridge/freezer, electric cooker, microwave oven, washer/dryer and cutlery & crockery for up to four people.
Bathroom

This is a large room with a walk in shower. A shaver point is also in the bathroom.

Additional information

* All gas & electricity costs are included in the rental.
* Linen and towels are provided.
* A modest amount of complimentary tea and coffee for arrival.
* Ironing facilities and a hair dryer are provided.
* Street parking is available but is expensive, various longer term parking solutions can be given.
* The airport bus drop off point and main railway station are approximately 200 m away.

Restrictions

* No smoking is allowed within the apartment.
* No pets.
* This third floor flat will be unsuitable for some people with disabilities as there are only stairs.
* No lift is available.
* Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties.

Access Arrangements

A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure can be found in the secure guest area after a booking has been completed. It is very important that an approximate arrival time is provided before arrival for this process. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).

Please note that arrivals after 19:00 will incur a range of late arrival fee.

**LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.


A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 2 days after departure.

Cancellation
In the event of cancellation the following terms and charges will apply -
a. 6 months or more prior to arrival – full refund minus a 5% admin fee of the total booking amount with a £50 minimum.
b. 42 days or more – 25% of the total booking fee.
c. 41 days or less – full rental fee.

These cancellation terms DO NOT apply to any bookings made under specific "Non refundable" offers on any OTA's such as booking.com, Airbnb, VRBO .

Please consider obtaining personnel holiday insurance to cover this and other potential losses.

There are three options to get from Edinburgh airport to the city centre, all take approx 30-35 minutes. The main rail station Waverley is approx 250 metres from the apt. Please note any prices are for guidance only and liable to change, please always check directly.

1. Edinburgh trams, approx every 8-10 mins (Sunday 12-15 mins), right outside terminal, the nearest drop off point for the property is the Prince St stop which is approx 500 metres away. Cost 9.50 pounds for adults and 5.00 pounds for children for a RETURN journey.

2. Airport express bus, every 15 minutes right outside terminal building, drop off point on South St David Street approx 550 metres from the property. Costs 9.00 pounds per person for a RETURN journey.

3. Taxi, follow the signs to the taxi area outside terminal building and will cost 35 - 50 pounds for a one way journey. However a taxi will drop you off right outside the property you have booked


Accessibility

This 3rd floor property can only be accessed by stairs, there is no elevator in the building and therefore may be unsuitable for persons with mobility issues.

Great property in a great location

Stayed here during the Fringe, and it is a perfect central location. The property is very spacious with vaulted ceilings and lots of windows overlooking St. Gile's Cathedral and the Royal Mile.

Family trip

We loved staying at this property! The location is absolutely perfect for everything we wanted to do. The apartment was very clean and comfortable. As other reviews have said, the stairs are a lot, but it is worth it for the location. I highly recommend this apartment!

Amazing location

Loved our 4 days at this apartment. Location was great! Got to hear the bells of St Giles and bagpipers each day. The stairs are brutal but worth it.

The perfect location right on the royal mile and most charming place to stay in Edinburgh!

I cannot say enough good things about our stay. The flat is SPACIOUS, beautiful, well equipped, and had very comfortable beds. The views were unbelievable and we felt like we were in a fairytale. The location could NOT be better. I will be coming back with my spouse and plan to stay here again!

LOCATION & WOW ! ! !

What a GREAT place, sure lots of stairs but WOW WOW WOW - beautiful windows, high ceiling and LOCATION LOCATION ! WOW! What a great spot for your Royal Mile visit and the entire city is so close to here and you feel like a royal staying here. It was the best stay of our 10 days in the UK - book it -- you will not be sorry !

Phenomenal location!

The views from this property are wonderful. Do be prepared to climb a lot of stairs because the historic building has no elevator. However, the location is right where you want to be.

Wow! What a property!

This property is on the top floor of a classic apartment building right square in the middle of the Royal Mile. We thought we might have a problem with noise, but in fact it was very peaceful and not noisy at all. The apartment itself was clean, updated and modern. We had great communication and support from the rental team. Highly recommended! Would love to stay here again.

Best location

This is a fantastic location right in the heart of the city. There were bagpipers and the bustle of the city below so you could feel like you were in the city even though we were resting. I cannot understate the location. We were also told that the apartment used to be occupied by British rockstar Robbie Williams. I would highly suggest this place if in your budget.

Perfect location suite

We stayed a full week at this suite. It was a perfect location for sight-seeing and very accommodating for a lengthy stay with a washer and dryer and full kitchen. The bars and street musicians shut down at 10pm so no late night noise. There is no elevator or lift in these historic buildings so plan accordingly with luggage.

Amazing location with comfort

We had an excellent stay. The location was fantastic being right next to St Giles. Entertainment, dining, train station, and grocery stores were a short walk. There were performers on the street below which was sometimes great and sometimes just noise. The shutters and drapes really helped cut down the noise. The place was comfortable and well supplied. Our legs got stronger over the week using the stairs. This was a very enjoyable place to stay.

Location is amazing!

Wonderful stay, perfect location and beautiful view. Right in the thick of the royal mile, so you will hear foot traffic while in the apartment. But it was fun for us to watch all the action from our window. 5 story walk up so not for people with impaired mobility. Thank you!!!!

Girls Trip to Scotland

We loved this flat! It was in the perfect location right on the Royal Mile for all of our activities, and it was close to both shops and restaurants. Our group consisted of 3 women so it was great to have the 2 bedrooms (3 beds) and large bathroom. The flat is exactly as described. The only downside is that there is no elevator and this flat is on the top floor - lots of stairs to go up and down each day. We would definitely stay here again!

Fantastic Location, Excellent Property

Louis and Sasha exceptional booking and checking in. Apartment was immaculate, and PREMIER location. Near everywhere we wanted to visit. Comfortable for 2 couples, even with sharing very large bathroom. Well equipped, including washer/dryer. HIGHLY recommend this as your place to stay. You should be aware of 81 steps up to apartment #15, but that was just a mirror of Edinburgh in general! Great exercise! We parked in Q Park Omni after dropping off luggage at door front on the square.

You can not beat the location of this apartment, but you have to be able to handle the stairs. It’s about four story high. If you have a lot of luggage it is very tiring. The reason I gave it four stars is because the first day we arrive the shower broke, but they were able to get someone to fix it but then the last day water was cutting off. It kept coming and going so it was very hard to take a shower. I know that’s not the apartment issue but as overall it kind of put a little bit of a dent communication was great. Sasha was very helpful and replies very fast I would definitely recommend.

Location and flat are fantastic

We loved staying at this comfortable, clean and very centrally located flat. Right in the middle of the Royal Mile, it was steps away from everything and still a quiet oasis. There's no lift, so if you have trouble with stairs it may not work for you.
