The condo is nestled in East Jewett, New York, is a hidden gem nestled in the heart of the Catskill Mountains, surrounded by the majestic peaks and lush forests of the Catskills, making it a perfect destination for nature lovers and outdoor enthusiasts.

The Catskill Mountains are renowned for their extensive network of hiking trails, and our location is no exception. Nearby, the Devil`s Path is one of the region`s most challenging and rewarding hikes, offering breathtaking views from summits like Plateau Mountain and Sugarloaf Mountain.

The area around East Jewett is dotted with picturesque waterfalls. Just a short drive away is Kaaterskill Falls, one of the highest waterfalls in New York State.

In the winter, East Jewett transforms into a winter wonderland. The nearby Hunter Mountain and Windham Mountain ski resorts are popular destinations for skiing and snowboarding enthusiasts. The pool is a private amenity for the 3-building complex (closes after Labor Day). Pool is open at the discretion of the HOA and we are not responsible for unexpected closures. Guests must agree to the pool rules. Many people visit nearby Colgate Lake or North-South Lake for swimming and other recreational activities.

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{reservation_date}} between the following:

THE PREMISES. The Host agrees to lease the described property below (Owl`s Roost) to the Tenant, and the Tenant agrees to rent from the Host:

This vacation rental contract is a legal agreement between Pace Mountain, LLC (also referred to as the “Homeowners” and “Owner” and “Landlord” and “Property Manager”) and you, the Renters (also referred to as “Tenants”). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted `by the Homeowner. The Homeowner will notify the Renters by email when their reservation is accepted. Owner reserves the right to refuse service to anyone.

In order to book and hold your reservation, we must receive the deposit and signed rental contract. The deposit of 100% of the rental total is due upon acceptance of this contract by owner.


Cleaning and Linen Service Policy:
The home is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & washcloths. A cleaning service to clean the house and linens prior to your arrival and upon your departure is included in your rental. You are responsible that all debris, rubbish, and discards are placed in plastic bags and deposited in garbage dumpster in the parking lot, soiled dishes and cooking utensils must be cleaned and free of food debris prior to your departure.
The home is provided with a starter set of toilet paper & paper towels. Owners do not guarantee that these extra items will always be available and Tenants may need to replenish their own paper goods, toiletries, & laundry detergent, etc.
Rental Agreement:
We, the Renters (also referred to as “Tenants”) agree to the following:
PAYMENT DUE- All rental monies are due according to the payment schedule disclosed under “Payment Policy” above on reservation acceptance.
CANCELATION- Travelers who cancel at least 30 days before check-in will get back 100% of the amount they`ve paid. If they cancel between 14 and 30 days before check-in, they`ll get back 50% of the amount paid. Otherwise, they won`t get a refund. Renter may mitigate this loss by purchasing Travel Insurance or Cancel for Any Reason insurance offered by a third party provider. Cancelation 30 days or more before check-in, Renters will receive a REFUND of the amounts paid less any travel insurance fee and minus a credit card processing fee of 3.5%. EARLY DEPARTURE- There are NO REFUNDS for EARLY DEPARTURE. FEES, SERVICE CHARGES, CREDIT CARD FEES, ETC ARE NOT REFUNDED FOR ANY REASON.
HURRICANES & STORMS- There are NO REFUNDS for hurricanes, storms, or weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is offered for Renters protection or Renter may obtain through a third party. Renter ASSUMES THE RISK).
CONDITION OF PROPERTY- Owners have, to the best of their ability, given an accurate description of the property and its condition. Tenants understand that it is considered a reserved “sight unseen”. Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order.

The Catskill Mountain Oasis made for such a delightful trip. Greg's place was incredibly well-maintained and stocked with almost every single essential needed. The interior of the property was very well curated, with both the essentials and attention to detail. EVERYTHING was cleaned very well, and when we needed something replaced that we found broken at the time of use, Greg had his local property partner Dave help replace the item within hours. The rest of the community amenities were also well-maintained and clean. The neighbors were all super nice as well. Lastly, communication was fantastic!Would highly recommend staying here for anyone interested. I could see how the winter would be an ideal situation, as it's 15-20min from both Wyndam and Hunter mountains.Would come back here in a heartbeat! Thank you, Greg

Wonderful cozy place to stay!

This place had everything you could need or want. The decor was inviting and cozy. The bathrooms were all beautifully upgraded. The location was close to both mountains and yet was private. Highly reccomend!

Family ski trip to the Catskills

My family of four, adult children (24) and (22), stayed at this wonderful unit in the Catskills. It was the perfect location between Wyndham and Hunter. The unit itself more than met our expectations and the host was very attentive and quick to respond. The unit was well-stocked, clean, and cozy. A great retreat after a long day on the slopes, snuggling up to a roaring fire and a nice glass of wine. A huge thanks to our host, Greg, for ensuring we had everything we needed to make it a memorable trip to bring in 2025.

Great location and condo!

We stayed here for a week during winter break. The location is perfect for skiing at both Hunter and Windham mountain. The condo is clean, large, and super cozy. It was perfect for two families(adults and children). The bedrooms are large and the beds are very comfortable. There are also two smart t.v's and the wifi worked very well. The two fire places were an extra treat. Greg, the owner was very nice and super responsive. We will definitely stay here again the next time we are in the Catskills.

Great spot for skiers and relaxing

Took my older parents, adult son, husband, and my sister for a week. Condo has a great floor plan for hanging out and family meals by a roaring fire as well as comfy bedrooms that give each visitor some privacy. Upstairs fireplace also great. Roku tvs so no need to bring your own devices. Furniture and linens great quality and super comfy. Loads of kitchen tools, hairdryer, detergent and shampoo all provided. Our dog enjoyed it as well. Location is between hunter and Windham so you can be at either mountain in 10 mins. Parents enjoyed the Windham path and we also did some hiking by the falls. Owner was very attentive and responsive to any questions. Wi-Fi worked great.

Our family and friends had a great time at the Owls Roost! It’s in a great location - within a short drive of a few towns and local shops. It had everything we needed for a comfortable stay. The host Greg is friendly, responsive and helpful. He went above and beyond to make sure we had everything we needed for a great time. Highly recommend checking this place out!!

Fantastic

This property was perfect for 8 of us with plenty of room to spare. Everything was so neat and clean, perfectly supplied, and the owner was next door if we needed anything. He stacked up tons of firewood for us on the deck and made sure we didn’t need a thing. All details are considered here - soap, coffee, laundry detergent, dishwasher soap, towels, sheets, paper towels, toilet paper - the house had everything ready to go. Internet service was perfect for 4 kids streaming video. We skied at Windham and this is perfectly situated for ski access as well as access to the town of Windham for dinner and shopping. I can’t say enough about it. We will definitely, definitely be back.

Amazing place, has it all!!

Cannot say enough WONDERFUL things about this place. It’s in a great location, close to skiing, several very cute small towns, great food, hiking, and wildlife. The place is fantastic, super comfortable and great for our friends and family, with lots of amenities. Greg was wonderful from the start, making the entire process seamless and welcoming, with lots of great suggestions and answering our questions. We had a blast and we’ll be planning a vacation up there again soon to take advantage of this marvelous place!

Our two families had a wonderful stay. We were greeted with a chilled bottle of Prosecco and a basket of snacks, which was much appreciated. The layout was ideal and all amenities were provided for. Any questions or concerns were addressed within minutes, sometimes seconds! Would highly recommend.

Can’t say enough good things about our stay here. We had 3 couples and everyone had their own bedroom and bathroom which was great. The living room had ample seating for everyone and the couch was extremely comfortable! No one wanted to leave and go do things! The kitchen was stocked with everything you needed. Literally just bring your clothes and enjoy! Greg offered great things to do in the area and everything was fairly close to enjoy. It was a great weekend getaway to a beautiful, very clean condo. Highly recommend to others.

The owl getaway

Great place, good for senior with walker everything on first floor Second floor great for rest of family ,has everything you need and more , owner is very sweet and kind ,bought and brought our grandchildren s’mores kit ,fireplace inside and fire-pit outside ,in ground pool and games too

A wonderful mountain retreat

Fantastic experience. Greg responded immediately when asking any little thing . The house was immaculate and had lots of little extras- spices, a few basic pantry items, baggies, extra paper products and of course a welcome basket of snacks and wine! Plenty of space for life with a toddler and grown up time as well. We were able to use the beautiful pool and fire pit that belonged to the community The condo is close enough to restaurants and other amenities so if you want to go out or order in, there are many choices. We did both- cooked some and brought in dinner as well. A great place for a fantastic family vacation Greg is easy to work with- Thanks

Great Pandemic Getaway

This condo is fully equipt; you only need to bring your clothes. Everything was in great working order. I particularly loved the individual near silent A/C wall units in each room. The owner is very responsive and surrounding condo owners were very friendly and welcoming. This location is great, between Windham and Hunter mountain (about 10min from each). Our summer visit with grandparents was perfect. We were able to do a multitude of activities outside without encountering too many other souls...a key for our general comfort during the pandemic. The pool was open to us everyday and was another real jem for this particular listing. I would highly recommend this location to anyone seeking a quiet getaway from NYC...winter or summer.

This was one of the best stays we have stayed at from VRBO. Greg was an amazing host, the house was thoroughly clean, and from the linens to the pots and pans were in pristine condition! All linens were high quality and clean!!! My favorite were his ugg pillows!!! I’m searching everywhere for them!! He had board games for my children, spices in the cabinet, we felt everywhere we turned there was another useful item. Most importantly i felt save during COVID for my children and family to stay here. Thank you Greg, we will definitely be back in the summer!!!!

Wonderful weekend getaway!

As a first time VRBO user, I certainly couldn't have picked a better place. Greg's home was immaculate, equipped with current and comfortable furnishings and properly supplied in every way. Greg's hospitality was exceptional for both adults and kids, from the bottle of Procecco he left chilling upon arrival, the fun snacks to the awesome sledding trails he build in the backyard. You may agree that technically he saved the day when he noticed our sled had broke, leaving siblings and friends to share one. With the quickness, he ran out and gave them two new ones to use for the entire weekend. Kids said he was the nicest owner and already have planned out our next stay. He wanted us to feel at home and enjoy every aspect of our long overdue snowboarding weekend. It was the best of everything and perfect in every way! Taryn and Rob

Great Catskills Home for Friends!

This was a really great house for us and our family friends to get away for 3 nights for a ski weekend. House was clean, spacious and just a short drive to both Hunter and Windham. Greg was a really great host and was super accomodating and responsive and had the house (and fireplace) ready to go for our arrival. Seeing we had a few kids with us he left some good snacks and also some neat fireplace color changing packets for them which they really liked. All in I highly recommend a stay here and we will be back!

Amazing place!

When I was booking our stay I loved the pictures of the place, the price and location were excellent. But i wasnt expecting the place to be as nice as it was! It felt so cozy and was immaculatly kept! Very spacious and had all the amenities youd need for a stay upstate! It s about 15-20 min from hunter and windham. Even if i werent heading upstate to snowboard it is still a great place to stay and have fun for the weekend. Greg was also extremely helpful and attentive. Anyhting we needed he was there and he went above and beyond what he should have to make sure our stay was as great as it was. My only regret is that we didnt book our stay for longer. We will definitely be looking at staying there again in the future. It truely felt like a home away from home.

Wonderful stay

The condo is amazingly comfortable! We stayed with a total of 10 guests and there were lots of beds for everyone to sleep and have their own space. The beds were SO comfortable that we all couldn’t stop talking about how well rested we were. Greg was awesome at recommendations and was so hospitable. The condo is well stocked with everything you could need to cook your meals each day and the sheets were nice and towels were plentiful as well. It’s about 12-15 min to the towns but we didn’t mind the drive. We loved being in the condo and doing puzzles or playing games. We can’t wait to return!
