RESORT-STYLE AMENITIES

The outdoor amenities of this property include a spacious back patio (with three large fans and an outdoor heater), swimming pool and hot tub*, BBQ grill, treepod, fire pit, three full RV hook-ups (septic, electric, and water), and an entertainment barn complete with a 160" projector (HDMI cable available for personal gaming consoles/etc.), Xbox, Playstation, karaoke machine, pool table, shuffleboard table, dining table that converts to a fully-lit and padded poker table, a private kitchen and bar with keg connection, full fridge and separate ice maker**, plenty of comfortable seating, a shared bathroom, and bunk room (with a separate A/C unit). The patio and walkways to all outdoor seating areas, fire pit, entertainment barn, etc. are fully lit. 



Inside the main home, you’ll find that each bedroom is stocked with thoughtful touches such as wireless phone chargers, fluffy robes, and plush slippers to enhance your stay.



MAIN HOUSE

Inside, you’ll enjoy nearly 360º views of the surrounding hill country through large windows. You can curl up on the comfortable living room furniture to enjoy a good book or your favorite movie on the flat screen TV. A second sitting area just off of the living room provides additional seating and views along with an electronic fireplace.



Home chefs will enjoy cooking in the spacious modern kitchen with high-end appliances and plenty of counter space. The house is very well stocked with cooking basics such as spices, oil, coffee essentials, Green pan-brand pots and pans, etc. 5 barstools are placed at the kitchen island and a formal dining table offers additional seating for 10.

Each bedroom of this luxurious home has a private smart TV. Bedroom 1 is fitted with a King bed and shares Guest Bathroom 1. Bedroom 2 features a King bed, patio access, and an ensuite bathroom with a shower/tub combo. Bedroom 3 features a King bed, patio access, and shares Guest Bathroom 1.



Upstairs, Bedroom 4 features a King bed, patio access, and an ensuite bathroom with a shower/tub combo. Bedroom 5 is fitted with a King bed and shares a second guest bathroom. Bedroom 6 features a King bed and an ensuite bathroom with a walk-in shower. There is so much to do in and around Dripping Springs! Enjoy short commutes from the Dripping Springs Social to 12 Fox Brewery (5.4 Miles - THE BEST BBQ!), Bell Springs Winery (7.7 Miles), Bell Springs Brewing Company (7.7 Miles), Hawk’s Shadow Estate Winery (9.6 Miles), Johnson City (20 Miles), Austin (32 Miles), and Fredericksburg (51 Miles). This home is also located just 25 minutes from both Pedernales Falls State Park and 30 minutes from Hamilton Pool Preserve.

The Dripping Springs Social is the perfect for accommodating your wedding party for your special day with room for up to 20 guests!



THINGS TO NOTE

1) While this home accommodates up to 20 guests, only the number of guests listed on your reservation will be permitted at the property. When booking on Airbnb, the system initially allows you to book for up to 16 guests. After booking, you MUST click “edit reservation”, increase the group size to the correct number of guests, and pay the additional guest fee of $75 per person per night for your additional guests (up to 20 total guests) to confirm your booking.



2) While we love when our guests celebrate special occasions, this property does not operate as a venue and we do not permit events. This property is the perfect home base for families, family reunions, business travelers, responsible bachelor/bachelorette groups, and those looking to getaway for some R&R. Disruptive party groups are not permitted.



3) Outdoor amenities can be utilized from 8AM to 10 PM (in accordance with the city's noise ordinance).



4) No loud music is permitted throughout your stay.



5) *The pool can be heated to 84 degrees at an additional charge of $225/day (plus tax).



6) **Kegs are not provided but you are welcome to bring one ( 1 pony keg size or 2 micro kegs)



7) There are 3 RV spots that can be rented:  



- One spot fits RV's 40ft or less, 50amp connection = $200 per night



- Two spots fit RV's 32' or less, 50 amp connection = $150 per night for each one. 



8) SOME cell service providers can have spotty service in the hill country. VERIZON has full service.However, we do have wifi in place at the property to provide ALL cell providers regular phone service via wifi calling. Guest needs to make sure they are connected to either the house internet network or the party barn internet network if they find their particular service provider service is not working. This should clear any issues.
