Ideal location only 4 miles to DT Denver, very close to Highlands and Tennyson & less than 20 minutes to Red Rocks and 1 hour to the slopes. Close to I-70 & I-25, you have quick access to get to downtown to enjoy the Broncos game, the Pepsi Center or Coors Field. Located in a nice, quiet neighborhood, our three bedroom + 3.5 bathroom home is perfect for your large group and sleeps 12! The huge backyard has a large 7 person HOT TUB, wood burning fire pit, playground for the kids, cornhole and large patio furnished for relaxing and dining for your entire group.

There are two bedrooms on the main floor with a king bed in the primary with a full bathroom and a 2nd bedroom with two double beds and a private bathroom. The third bedroom is downstairs with a queen bed and a full bathroom right outside the room. There are two sofa beds - one on the main level and the 2nd sofa bed in the living room downstairs. We also have a Pack n Play for your little one!

The main living room has spacious comfy couches for you and your friends to kick back and relax in front of a 65" Smart TV. There is also a foosball table downstairs with a 2nd living room that is great a separate hangout area for the kids! The open kitchen has a gas stove top, oven, microwave, refrigerator and is very stocked with place settings for 12, crock pot, blender, coffee maker, large stock pot and a French press. We provide you with snacks and coffee as well!

The kitchen opens to the dining room with a large, beautiful wooden dining room table with seating for 8.

The spacious outdoor patio has seating for 12 and the string lights are awesome at night to pass time on the porch or hop in the brand new, private 7 person hot tub! The fenced in backyard is huge and perfect for outdoor fun for the kids or dog. There is a playground, firepit and cornhole to enjoy in the backyard as well. We also have a propane grill perfect for those nice grillin' days!

There is tons of free parking at the home with a driveway large enough to fit five cars. There is also street parking available in front of the home.

Groups have access to the entire home except the garage. Driveway has room for 4-5 cars and there is street parking in front of the home.

We provide guests with the ability to check in on their own, but are able to communicate throughout your entire stay. We also live close by if anything is needed. We are always a message or call away.

We live in a quiet neighborhood. Please respect our neighbors and do not have outside noise past 9pm. Check out the two amazing parks close by - Zuni Park and Berkley Park

We are a very close drive to Downtown and the highlands but also, Uber is a great and affordable option to use
-MINIMUM AGE TO BOOK IS 23. If Lead guest is less than 23, the reservation will be cancelled

-Smoking is allowed only OUTDOORS

-Pets are allowed, but need to be *approved* prior to your stay. If approved, there is a $200 per pet fee. Pets are not allowed downstairs. Please keep off the beds and furniture due to shedding and please pick up after your dog in the yard.

-For VRBO, a signed rental agreement is required

The cleaning fee only covers normal cleaning of the home. Please see and follow our check out instructions prior to leaving our home. Groups that leave our home that requires extra cleaning or groups that do not follow the above house rules will be subject to additional cleaning charges.

The Homeowners are not responsible for any accidents, injuries or illnesses that occur while on the Property or its facilities, including use of the playground, the hot tub and the firepit. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest or Guests' invitees. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the Property or others whom they invite to use the Property. Guest will indemnify Homeowner against and save Homeowner harmless from and against any and all claims, actions, damages, liabilities and/or expense in connection with bodily injury, loss of life, personal injury and/or damage to property arising from or out of the occupancy or use by Guest of the Property or any part thereof occasioned wholly or in part by any act or omission of Guest, or his or her guests, agents, or invitees.

RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT for HOT TUB USE IN CONSIDERATION OF the risk of injury that exists while SOAKING IN the HOT TUB (hereinafter the “Activity”); and IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in same; I HEREBY, for myself, personal representatives, executors, administrators, assigns, guests, children, heirs, and next of kin, (hereinafter collectively, “Releasor,” “I” or “me”, which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the Activity; and I HEREBY release and forever discharge Hilary and Miles Frasca, (hereinafter “the owners”) their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a result, direct or indirect, of my participation in the Activity. I HEREBY acknowledge that upon entering the hot tub area, I will continuously thereafter, thoroughly inspect such area. My continued presence constitutes an acknowledgment that I have inspected this area and find and accept such areas as being safe and reasonably suited for the purposes of the Activity. I further agree and warrant that if, at any time, I feel or think anything to be unsafe, I and all guests will immediately leave the area and advise the owners. I am voluntarily participating in the Activity and I am participating entirely at my own risk. I am aware of the associated HOT TUB RISKS which may include but are not limited to drowning, heat exhaustion, heat stroke, skin/ear/bladder/lung or other infections, chemical burns or irritations, physical/psychological injury, pain, suffering, illness, disfigurement, disability, economic or emotional loss, paralysis or death.  I understand that these injuries or outcomes may arise from my own or others’ negligence, including that of the owners, or from the conditions at the Activity location. 

I FURTHER AGREE to INDEMNIFY, DEFEND AND HOLD HARMLESS the releasees against any and all claims, suits or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs. I FURTHER ACKNOWLEDGE that Releasees are not responsible for errors, omissions, acts or failures to act of any party or entity involving this Activity on behalf of the Releasees.  I further agree to assume all costs involved and agree to be financially responsible for any costs incurred as a result of such treatment. I am aware and understand that I should carry my own health insurance. I hereby acknowledge that I have carefully read this “waiver and release” and fully understand that it is a release of liability. I expressly agree to release and discharge Owners and their Releasees from any and all claims or causes of action and I agree to voluntarily give up or waive any right that I otherwise have to bring a legal action against Owners for personal injury or property damage. To the extent that statute or case laws does not prohibit releases for ordinary negligence, this release is also for such negligence on the part of Owners and Releasees. This Release supersedes any and all previous oral or written promises or other agreements. This waiver and release of liability shall remain in effect for the duration of my participation in the Activity, during this initial and all subsequent events of participation. In the event that any damage to equipment or facilities occurs as a result of my or my family’s, guests, or agents willful actions, neglect or recklessness, I acknowledge and agree to be held liable for any and all costs associated with any such actions of neglect or recklessness. In the event that any provision contained within this Release shall be deemed to be severable or invalid, or if any term, condition, phrase or portion of this agreement shall be determined to be unlawful or otherwise unenforceable, the remainder of this agreement shall remain in full force and effect.
