Bedroom & Lounge This lovely, welcoming area combines restful sleep and cozy relaxation. The queen bed offers comfort and clever under-bed storage for your belongings. Just steps away, a lounge corner beckons you to curl up with a book from the shelves. Sink into the comfortable chair and the ottoman and unwind after a day exploring Colorado Springs. A Samsung smart TV adds entertainment, making the space perfect for both quiet mornings and cozy evenings.
Kitchen & Dining Nook The kitchen and dining nook are compact yet fully equipped for your needs. A high table with two chairs provides a spot for meals or morning coffee, while the micro-kitchen features a smart oven, single burner, Nespresso machine, and all the necessary supplies. One room is locked and off-limits.
Feel free to make yourself at home, but please treat the space as you would a family’s home and don’t take kitchen or bathroom items.
There are two condos in the building, and I’m often traveling and not staying on the property. When I am in the other unit, I’m happy to offer vacation tips or help with anything around the property, but there’s absolutely no pressure to interact—you can enjoy complete privacy if you prefer.

Car – Driving is the easiest way to explore, with free parking available and quick access to trails, downtown, and nearby sights.
Ride-Share – Uber and Lyft are widely available and reliable for getting around town or reaching trailheads.
Public Transit – Mountain Metro Transit buses serve the city, with routes connecting downtown, Old Colorado City, and Manitou Springs (including Route 3 to the Cog Railway). Service is limited outside peak hours, so most visitors prefer driving or ride-shares.
Bikes – PikeRide e-bikes are available around downtown, Old Colorado City, and Manitou Springs—perfect for short trips.
•You may see me coming and going—feel free to say hi or enjoy your privacy. •Other dogs live onsite. •Dogs are welcome, but if you have allergies, please message me beforehand so I can take precautions. •You are in the mountains, so wildlife is around. Deer families are common, and our local brown bear, Gary and his friend, may be spotted in the summer. Do not feed the bears. They usually sleep during winter. •The studio is heated by two small space heaters, with an extra small heater in the shower. •There is no washer or dryer. •Fires in the fireplace are not allowed due to past soot and smoke issues. •Exercise caution on the deck and in the shower. •There is a big beautiful red rock in the back. This is in my neighbor`s yard. You may not climb or hike up onto this rock.

We’re glad if you were able to bring your pet along, but please note we have a few additional rules: •Please note that a $100 Pet fee will be applied per pet, per stay. •No cats allowed. •We are unable breeds of dogs deemed aggressive, per our insurance policy. •No more than TWO (2) animals, no larger than 20 pounds. •Pets are not allowed on furniture & please clean up after your pets. •Out of respect for neighbors and fellow guests, we ask that pets are kept calm and quiet during the night. •Do not leave your pet home alone unless crated. *Thank you in advance for your understanding and compliance with the rules.*
1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more): ● For reservations of 30 days or longer, a separate cancellation policy applies: ● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. ● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date. ● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival.
3. If you are local and / or under the age of 23 please notify us before making your reservation.
4.*In case of Waivo insurance* We will charge a small, non-refundable damage waiver fee to cover any potential accidental property damage during your stay. This fee replaces the traditional security deposit.
5. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform`s cancellation policy.
6. Guests acknowledge that they will keep their noise level to a minimum before 9:00 am and after 10:00 pm; sound will travel through the walls if too loud.

8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.
9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, sage or fireplace. There will be a $200 charge per day of reservation if this rule is not followed.
10. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
11. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them.
12. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in).
13. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property.
14. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb.
15. This is a pet-friendly property! 18. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.
19. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.
20. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs.
