All policies have been created to protect the current and future guest(s), neighbors and host. The violation of these policies creates a burden for our cleaners, service providers and our next guests. Please be considerate of others.

- Guest making the reservation to stay at the location must be present during their stay.

-ALL communication between guests and host will be conducted on the booking platform: This is to ensure there is a documented conversation on the only platform approved on the booking platform. This protects both the guest and host.

-No pets allowed: If evidence of a pet is noted by staff a $250 fee will be assessed.

-No smoking inside the unit: Cigarette butts, odor, ash and other items associated with smoking will be considered violation of the ‘No Smoking’ policy. ‘No Smoking’ policy includes smoking/vaping/incense burning allowed inside the house. Violation is a $500 fee will be assessed

-No parties allowed. Only guests approved prior to arrival are allowed on the property. Total guest count may not exceed the allotted amount at any time. Authorized guests will have a $35 fee assessed, per guest, per day. Unauthorized guests will have a $100 fee assessed, per guest, per day.

- No alterations or removal of furnishings or decorations: If items are found to be missing or broken a fee will be assessed based off of the cost to replace and/or to service said item. A line item inventory is completed before and after every guest stay.

- No alterations or removal of furnishings or decorations: Exterior Security cameras and interior smoke detectors/ CO2 and decibel level monitors on site. If cameras or monitors are found to have been disabled/tampered or manipulated a $500 fee will be assessed per item .

-No mail or package deliveries to the address: There is no mailbox available to guests.

-Guest agrees that if there are any maintenance / repairs / cleanings that must be completed during the stay, guest will allow entry into unit by host or designated staff

-Please respect the neighborhood. No loud music/noise outside after 8 pm: If for any reason a host contracted Security Company is notified because of guests actions, guests will be charged for the cost of $100 dollars per incident or at cost to host, whichever is more.

Prefect location

The place was well stocked with what I needed to cook and it was very clean. The management was very attentive when I had questions and very helpful when I had a package delivery. Would recommend.

This unit was clean, well-maintained, and in a great location. It is close to campus and plenty of restaurants. The host communicated clearly, responded quickly, and went above and beyond to return items we accidentally left behind. We will definitely stay here again!

Almost Perfect

We enjoyed our stay, the location was great and the property was very well kept and clean. Check in was simple, all the information we needed was easily accessible. The only reason I didn’t give it five stars is because our unit was on the bottom floor and the top floor was booked by a bigger family with older kids, meaning we heard them stomping all night

Our grandson’s ring dunking in College Station

The property was in a nice location that was very convenient to shopping and restaurants. Everything was as pictured. We were there for two nights, so we could have used some storage space for our clothes. There are no dressers or spaces to put your things. We also could have used a blanket for each bed as the bedspreads were extremely lightweight. The kitchen is very sparsely furnished, and there was no laundry or dishwasher detergent. All in all, we were happy with our stay.

Good for price

The outside doesn’t prepare you for the inside. It’s nice and modern. Pretty clean, but the tub drains really need to be kept in. Some water bugs got into the rental through them, I think.

Orientation Trip

We stayed here for two nights during my son’s college orientation. It’s a downstairs unit abs it’s very clean and spacious but the noise from people upstairs is loud. You can hear everything up there. Made it very hard at night- you can hear them get up out of bed to go the bathroom it’s so loud. So be aware of you have someone renting the upstairs at the same time. The biggest problem is the sewer treatment smell. I read the online reviews and only one mentions it? It is overpowering at times! So much we had to boil coffee to mask the smell. It made me physically ill. We could not use the backyard or patio at all and this is one of the reasons we rent VRBOs. The smell is bad. Maybe they are all used to it but if you aren’t- you will notice. I expressed my concerns to the property manager and I got nothing. He said I should have known about the smell already bc they mention in the listing that it’s near the treatment plant. There are plenty of other places to rent in Bryan and College Station. With cleaning fees and other fees this apartment came out to wayyyy too much. Not to mention you do pay a cleaning fee and they still ask you to clean before you leave! I do not recommend this VRBO. You’ll find better at a better rate.

Great location, quiet neighborhood

My husband and I stayed at this location for 6 days/nights. It's a duplex on a cul-de-sac in a very populated, but quiet, neighborhood. It's right behind University Drive with all the restaurants, shopping, etc. It's a great location. Apartment is clean, the beds are very comfortable, and the kitchen is equipped enough so that I could have family over for dinner. Host is very responsive, we enjoyed our stay. Would recommend.

A&M weekend

The property was nice. The location to A&M is great and it's near a lot of restaurants. The only drawback was the Bryan waste water plant is not far away and there were times you could smell a sewer odor. Otherwise our stay was great.
