Cute & Cozy Cottage near Downtown APSU!

Stay at our cozy, clean cottage with farmhouse decor that will make you feel like it's home away from home. Located near historical downtown, 2 miles from APSU, you will be close to everything. You are renting the entire home and has all the essentials you need.

As you walk through the front door you will enter the living room with plenty of lighting and seating with a large comfortable couch & loveseat and 58" Smart TV with streaming. We offer Disney+, Hulu, YouTube. We will have a few snacks waiting for you on the coffee table from your long journey. Guest bedroom is to the left of the living room and features a 43" Smart TV with a Queen bed and has a private door to the bathroom. From the living room you can go into the hallway which leads to the Master bedroom that has a King size bed and a work desk & chair. Also from the hallway you can go straight into the kitchen which is fully equipped with everything you possibly need to cook. We even have some spices for you, coffee maker with filters, Keurig (pods not provided) and a blender. The dining room area is off the kitchen which has a table with 6 dining room chairs for you to eat with your guests. Off the dining area is a hallway that has the laundry closet with a full size front loading washer & dryer. There is also a mini ironing board with an iron. That hallway will lead you to the back 3rd bedroom that has a futon, 43" Smart TV and a full size Pac-man arcade. We have extra pillows and blankets at the unit. Also off the dining room is a door leading to the back porch where you can enjoy your evenings at the dining table with 2 chairs or we have additional seating around the firepit in the backyard. There is also seating on covered front porch.

No laundry detergent provided. We suggest bringing toiletries for reservations 2+ days.

Complimentary snacks will be available upon arrival for our guest.

Please remember that you’re staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on-site 24/7.

No extra linens provided.

There is no cable tv. The tv is a smart TV with Roku Channels or firestick.

We do not de-ice or shovel the driveway during winter months.

Additional rules

Please carefully read our House Rules before your stay. All guests who have booked and paid for their stay with us are obligated to adhere to the following House Rules. Any violation of these rules could result in additional fees and/or immediate booking cancellation and a right to a refund will be forfeited as per our reservation policy. The host reserves the right to remove any guest from the home at any time and/or apply violation fees to the reservation. Thank you for being a courteous and responsible guest and we hope you enjoy your stay!

1. PHOTO IDENTIFICATION is required for security and liability purposes.

2. NO OVERNIGHT VISITORS, WILD PARTIES OR EVENTS are allowed on our premises. We are happy to accommodate all our guests, however, for legal and insurance purposes we cannot allow unauthorized overnight guests, events or wild parties.

3. NO SMOKING, inside the property. This includes smoking cigarettes, vaping, or use of illegal drugs. Guests may smoke in their vehicles or outside (away from the a/c unit). Please do not throw cigarette butts on the ground or you will be charged an additional cleaning fee. Violating our smoking policy accrues of $500 violation fee.

4. NO DRUNKEN OR DISORDERLY BEHAVIOR on-premises. We want you to enjoy your stay with us but ask that all our guests conduct themselves appropriately as to not disrespect our home and neighbors. The host reserves the right to remove guests in violation of this rule and a refund will not be granted.

5. NO TAMPERING/REMOVING SURVEILLANCE CAMERAS on-premises. All our homes are equipped with exterior security cameras to ensure the safety and cooperation of our guests. Please do not tamper, block, or remove cameras. Guests who violate this rule will be removed immediately; their reservation canceled without refund.

6. DAMAGES & EXCESSIVE DIRTINESS will accrue additional fees for the guest. Please try to leave the home in the condition it was in when you arrived. Our cleaning fees are set based on a ‘courteous guest', therefore excessive dirtiness such as, but not limited too picking up trash, emptying trash cans, removing bed sheets & pillow cases, and /or damages to the home or property will result in additional fees. You are responsible for leaving an accommodation (and related personal property) in the condition it was in when you arrived. We are not responsible for items left behind.

7. LATE CHECKOUT will result in $50 fees for every 30 minutes the guest persists on premises after checkout. The standard checkout time for any reservation is 10 am. Our cleaning crew is scheduled to service homes between reservations; therefore, we ask guests to cooperate with check-out/check-in times.

8. PET POLICY: We allow a maximum of (2 )pets (including service animals) per reservation for our pet-friendly homes. $75 Pet fee per pet per stay. Dogs 50lb limit.

9. EARLY CHECK-IN - If you need an earlier check in please let us know and we will do our best to accommodate if we can. $10 per hour for early check in.

10. CLEANING FEE: Stays longer than 2 weeks will be a cleaning fee of $150.

We kindly ask that you respect the following PET POLICIES and RULES:

• Guest must provide pet bedding/crate and towels to wipe off wet paws and fur outside. House towels are NOT to be used for pets.

• Pets are not allowed on in bedrooms , on furniture or in beds.

• Pets are to be crated anytime they are left home alone.

• If guests’ pet sheds, please brush outside daily and clean up any hair inside the house.

• Guests must pick up after their pet and discard waste properly. Our cleaners will NOT pick your pet waste from the yard. Please bring your own plastic bags.

• Pets are NOT allowed to be washed in the bathtub.

• Guests are responsible for cleaning up any “accidents” their dog has caused inside. Please notify us of any accidents or damage immediately so we can fix any issues before our next guests arrive. Guests will be responsible for paying for carpet cleaning/pet treatment for "accidents" resulting from their pets/animals.

• We ask that you vacuum and clean up messes at the end of your stay.

•  It is HIGHLY suggested you purchase “Accidental Damage Insurance” through VRBO.

10. GUESTS MAY NOT RECEIVE MAIL to the reservation address. Please do not list any of our rental home addresses as your place of residence.

11. GUESTS ARE RESPONSIBLE FOR FEES ACCRUED PERTAINING TO ANY VIOLATION while on our premises. Any damages made by guests, their friends, family members, or pets will be subject to additional fees.

12. PLEASE LET US KNOW OF ANY ISSUES. We strive to provide all our guests with a positive experience and are dedicated to doing just that. We live in Clarksville and ask that if you have any concerns during your stay to please reach out to us, we’ll be happy to help resolve any issues and ensure you have a pleasant stay.

13. RELEASE OF LIABILITY. To the fullest extent permitted by law, you (guest/s) agree to defend, indemnify and hold harmless Nate and Sharon Burrage against any and all claims, suits, liens, judgments, damages, losses and expenses.

14. CANCELLATION POLICY. 100% refunds for cancellations more than 14 days of check-in date. 50% refund more than 7 days of check-in date. No refunds for cancellations less than 7 days of check-in date. ***WE DO NOT REFUND FOR UNUSED NIGHTS***
