Thomas & Oriane open the doors to a charming, authentic country house dating from 1821, carefully restored and revisited as a comfortable holiday home, located on the edge of a lane and a gentle meadow (seasonally welcoming Charolais and Limousin cows from the neighboring farm), a stone's throw from the Voie Verte (passing only 200m away) and the bucolic "Étang de Chaumont" (a soothing natural site ideal for walks and discovering the fauna and flora), very close to the town center of Chatenoy-le-Royal with all amenities (including a supermarket). A residential and agricultural hamlet nestled in a peri-urban area in the heart of the gentle, rolling Chalonnaise countryside, combining viticulture, agriculture, and nature (partly protected as a ZNIEFF for its rich fauna and flora), nestled among beautiful wild forests (including two vast "state forests" nearby, literally "green lungs" of the area, perfect for relaxing walks or mountain biking), meadows, and vineyard hillsides (the first vineyards are 5 km away). A very comfortable cottage. Warm, contemporary country character, enhanced by some traces of the original building (stone wall and lintel). A cozy, Zen, and very gentle atmosphere. Fully equipped with quality materials. A pleasant little garden with garden furniture, naturally shaded by the trees. Composition: House comprising a permanent dwelling (owners' family) and a cottage (complete independence). Wi-Fi (fiber). Heating: Heat pump + wood pellet stove. Air conditioning. Gîte on the 1st floor in duplex (access by sheltered external staircase). 1st floor: living room-kitchen-lounge, 1 bedroom (double bed 160x200cm), separate toilet. 2nd floor: 2 bedrooms including 1 with TV (double bed 140x190cm / double bed 140x190cm + single bed 90x190cm), shower room (shower/toilet). Small private garden. Easy free public parking on site (alley at the foot of the gîte). Shops including supermarkets 2.5 km away. Golf 9 km. Between town and countryside, adjoining the Green Way of the "Grande boucle de la Bourgogne du sud" (located 200m away), very close to all amenities (including supermarkets), 5 km from the Val Dracy Clinic & the city center of Chalon-sur-Saône (labeled "Town of Art & History"). Authentic country house from 1821, fully restored, nestled in the peri-urban countryside, on the edge of meadows, in a small residential & agricultural hamlet. Pleasant preserved environment all around, nestled between two vast national forests, a stone's throw from the first vineyards, neighboring the famous "Val d'Or" of Mercurey (leader of the Côte Chalonnaises vintages, one of the oldest AOCs in France) & the splendid Vaux valley ("the little Chalonnaise Switzerland"), close to various natural sites protected in the "Natura 2000 Zone" (for their remarkable ecosystems). Privileged location, in the heart of the gentle rolling Chalonnaise countryside combining bucolic vineyards, forests, fields & meadows, on the routes of the "Route des Grands Vins" (which is extended by the illustrious "Route des Grands Crus" crossing the legendary wine villages of Puligny-Montrachet, Pommard, Meursault, etc.) & the circuit of Romanesque churches, 2.5 km from the EuroVélo6 cycle route (along the famous Canal du Centre) adjoining the Voie Verte "du Morvan aux Vignobles" & the Cycloroute71 ("Tour de Saône-et-Loire à vélo) 5.5 km from a "favorite cycle loop" referenced 14 km, 10 km from the GR76 (connected to the GR de Pays "Au fil des Vignes et Vallées"), 10 km from the "Voie Bleue" (along the Saône) adjoining the Greenway of the "Grande boucle de la Bourgogne du sud", neighboring various marked trails including "balades vertes" (very rich network of hiking trails of the same type to explore on foot or mountain bike).
