Lake Front home that sleeps 40 (PLEASE see below for the bedroom configuration to make sure it works for you.)

This is an incredible lakefront home that is full of gorgeous water and sunset views! It is accompanied by an brand new pool, outdoor kitchen with grilling area, HUGE covered porch, sun deck, basketball court, playground, horseshoe, trampoline, hot tub, dock, beach with beach chairs galore, sand volleyball, beach area fire pit, kayaks, and canoe, all included! You will NEVER get bored!

It is great for vacations, family reunions, fishing, retreats, etc.! There's plenty of space as it is 5000 Square feet, has 8 Bedrooms (+ loft), 6 baths (two are dorm style), two living rooms, two kitchens, and two laundry rooms.

Have boats or watercraft of your own? Bring them! There is a boat ramp two coves over. Play beach volleyball, corn hole, Beersbie, ladder ball, swim in the brand new pool, or play in the lake. Great fishing as well in season! Eat s'mores by the campfire at the beach (firewood and skewers provided) and watch AMAZING sunsets! Privacy and plenty of room to stretch out! SO much to do!

Close to Pirate's Bay (water park), DeSoto Falls, Cherokee Rock Village, Little River Canyon, Orbitz Glassblowing, snow skiing, horseback riding, endless trails, rappelling, caving and ziplining. We are in the ABC triangle meaning we are an hour & a half or less from the Atlanta, Birmingham, & Chattanooga Airports.

Breathtaking views of the lake and lawn and you can even see how the sunset pours colors into the house at "golden hour". We also have LOTS of stars, it just gets better & better!

Bedroom #3: main level bunk room sleeps 4: Two twin bunk beds, access to hall/guest full bathroom with a shower

Bedroom #4: Queen/Bunk en suite sleeps 4: Queen bed with two overhead twin beds,
access to semi private hall/guest full bathroom with shower. It has a hallway entrance and an entrance from this bedroom.

*Upper Level:

Common Area #2: Upstairs Family Room (Lakeside) sleeps 2: sofa bed, access to guest/hall dorm style bathroom with 3 vanity sinks, 2 private toilets, a urinal, and 2 private showers.

Bedroom #5: Front King/Twin Bedroom sleeps 2: Two twin beds, can be converted into a king bed but has to be requested 7 days before arrival, access to guest/hall dorm style bathroom with 3 vanity sinks, 2 private toilets, a urinal, and 2 private showers.

Bedroom #6: Upper level bunk room sleeps 9: 9 twin beds (please see pictures for a better idea), access to guest/hall dorm style bathroom with 3 vanity sinks, 2 private toilets, a urinal, and 2 private showers.

Bedroom #7: Lakeside en suite master sleeps 2: King bed, private full bathroom with a shower/tub combo

Bedroom #8: Double Queen Room sleeps 4: 2 queen beds, access to guest/hall dorm style bathroom with 3 vanity sinks, 2 private toilets, a urinal, and 2 private showers.

*Third level:

Bedroom #9: (Loft) *must climb ship’s ladder from bedroom #6 to access the loft. Sleeps 9: 3 futons (each can fit 2 kids, 1 adult) and 3 twin beds, access to guest/hall dorm style bathroom with 3 vanity sinks, 2 private toilets, a urinal, and 2 private showers.

**There are two dorm style bathrooms with 3 vanity sinks, 2 private toilets, and 2 private showers upstairs, & one of them has a urinal in it.

**IMPORTANT Refund Policy Notice:
At certain times of the year, VRBO may display a "no-refund" policy due to platform limitations that we are unable to modify. Please note that this does not reflect our actual policy. The refund policies listed below are the correct and current terms that apply to this property:
1. (April-late May & early Aug-mid/late Nov): Full refund if canceled 6+ months prior to check-in.
2. (Late May-Early Aug & all major Holidays): Full refund if canceled 365+ days prior to check-in.
3. Any dates not listed above are a Full refund if canceled 60+ days prior to check-in.
*If cancelled after those deadlines there are no refunds.
*Please note most bookings are split into 3 payments: at booking, 90 days prior check-in, & 60 days prior to check-in. If you cancel more than 90 days prior to check-in, you will only forfeit your first payment.

**Pool is open May-Early Fall.

**The cove is shallow (about like the shallow end of a pool) which is great for younger guests and water volley ball etc. For deeper waters, simply swim or paddle out to the middle of the cove where it goes from 6-12 feet deep and beyond.

**The lake level does go down a few feet in late fall through early spring and may affect boat launch, dock usage, watersports or lake views.

*The twin metal bunk beds have a weight limit of 220lbs upper and lower.

CLEANING FEE DISCLAIMER: We are disenchanted that we have a pass-through cleaning fee so high these days but with everything going on in the country with higher costs and labor shortages, this is our new reality. We understand that when this fee is split by the large groups that is nominal per-person but we want you to know our hearts are that we wish it wasn’t so high regardless of that. It is a very large house to turn over in such a short amount of time and weekend help is extremely hard to find help. We only have 1780 people that live here so we have to be the highest paid to retain the best and they are AWESOME! Conversely, we are pleased to remind you that we have so much included with this property. Unlimited firewood, propane for grill and gas fire pit, all the coffee supplies you need except coffee. All sweeteners, powdered creamer, filters and we have a selection of tea. We have spices and oils galore. You don’t need to bring trash bags or paper goods either. We stock enough for your entire stay, not just a starter amount. Bathroom and facial tissues, paper towels, trash bags, napkins, salt and pepper shakers, dishwasher detergent, laundry detergent, aluminum foil, assorted sizes of zip lock bags, plastic Saran-type wrap, shampoo, conditioner, body wash, bar soap, Q-tips, cotton balls, filled hand soap dispensers throughout, kitchen sponges and Dawn dishwashing liquid. We have first aid kits. We have hospitality boxes with all sorts of things you and your guests may forget. There is a huge list of everything stocked for you if you would like us to send to you. Our guests have told us in reviews that all they need to bring is food and clothes. One last thing on cleaning: If you are going to check out on a weekday, please inquire if there will be a break in this fee. There is no way for us to separate it out so we would be happy to address on a case by case if you initiate. We are so thankful you are considering booking this AMAZING property.
