Villa Tenuta Campetti Luxury Villa with Private Pool in Caprino Veronese, Lake Garda

Nestled among the gentle hills of Caprino Veronese, on the slopes of Monte Baldo and a short distance from the shores of Lake Garda, Villa Tenuta Campetti presents itself as a charming residence where elegance meets functionality, immersed in a private property of over 9,000 sq m, among olive trees, century-old trees and Mediterranean scents.

ARRIVAL

You arrive at the property from Caprino Veronese by driving along the dirt road through the vineyards for about 500 metres.

You access the property through the large gate that leads to the parking area where cars can be parked in the area in front of the villa.

The Villa also has a large covered and closed parking area with a roller shutter that can accommodate up to 5 cars.

From the entrance, you access the large terrace in front of the villa with marble flooring, which hosts a large gazebo with a dining table and an outdoor lounge to welcome all guests.



INTERIORS

The entrance to the villa is located in the glass area that connects the two bodies of the renovated ancient structure.

To the right is the independent and fully equipped kitchen, combining aesthetics and functionality: induction hob, oven, microwave, dishwasher, refrigerator, Nespresso coffee machine and everything necessary to cook freelywith a private chef.

The nearby dining room is equipped with a long wooden table and two complementary tables that can accommodate up to 14 people, perfect for sharing dinners and special moments with a view of the garden. A toilet completes this area.

On the same floor, to the right of the entrance, there is a living room with smart TV and satellite channels and a second living room furnished with comfortable sofas and natural colours, inviting relaxation and conviviality.

In addition to the living rooms, we have a double bedroom with a dedicated bathroom, ideal for those who want access to common outdoor spaceshave reduced mobility needs.



From the dining room, using the ancient stone staircase, one accesses the first floor.

FIRST FLOOR

On this floor, we find the splendid master bedroom, spacious, bright, and equipped with a private bathroom with shower and a room with private wardrobes. The master bedroom overlooks the green of the immense garden through its large window.

Alongside this are two elegant double-bedded rooms, each with a bathroom, carefully curated in every detail to ensure rest and tranquillity, with natural fabrics, relaxing tones, and custom-made furnishings.

SECOND FLOOR

On the second floor, slightly attic-like, there is a room with two single beds with a private bathroom, a room with two single beds with a bathroom, and another double bedroom with a private sitting room and en-suite bathroom, with direct access to the outside.

All bedrooms are air-conditioned.



Outdoor Spaces to Live: Swimming Pool, Gazebo, and Mediterranean Garden

Externally, Villa Tenuta Campetti opens onto a large fully enclosed garden, dotted with shade trees, seasonal blooms, and carefully furnished relaxation areas.

The main feature is the elegant private swimming pool, 20 metres long and 10 metres wide, with a variable depth up to 2 metres, ideal for long swims, water games,simple moments of peace in the sun.

Next to the pool is a sunbathing area equipped with sun loungers and parasols, while the elegant gazebo, surrounded by greenery and fitted with a table and seating, is perfect for outdoor lunches and sunset dinners.

For the guests' convenience, the villa has 8 private parking spaces, including 5 in a closed garage, as well as a 24 kW photovoltaic system for sustainable energy management.
