Good to Know

• Starter supplies of toilet paper, paper towels, trash bags, and other essentials are provided. Additional supplies are the guest's responsibility.
• Pool, lawn, and exterior pest-control services are completed on a regular maintenance schedule.

Guest Access

Guests have exclusive access to the entire property. A unique four-digit door code will be provided before check-in for secure, keyless entry.

To ensure a safe and enjoyable stay for everyone, please review the following. Violations may result in termination of your reservation without refund.

Prohibited
• No smoking or vaping of any kind inside the home.
• No illegal drugs or firearms.
• No parties or events.
• No unregistered guests or visitors without prior approval.
• No commercial filming or photography without prior approval.
• No confetti, glitter, tape, or pins on walls, ceilings, or furniture.

Occupancy & Quiet Hours

• Maximum occupancy: 12guests
• Quiet hours are 10:00 PM–7:00 AM.
• Please respect our quiet, family-friendly neighborhood.

Climate Control

• Please keep all doors and windows closed while the air conditioning or heat is running. Our smart HVAC system notifies us if doors or windows are left open while the system is operating, helping protect the equipment and keep the home comfortable for everyone.

Pool & Water Safety
• Use of the pool, canal, dock, kayaks, bicycles, and all outdoor amenities is at your own risk.
• No lifeguard is on duty.
• Please supervise children and pets.
• No food or drinks in the pool.
• Life jackets, bike helmets, and a removable pool safety gate are provided and strongly encouraged.
• The pool heater operates seasonally from October through April and is typically set to 88°F. From May through September, the heater is turned off, as Florida's warm weather generally keeps the pool comfortable. Please note that water temperature is affected by outdoor weather conditions and cannot be guaranteed.

Dogs
We welcome up to two house-trained dogs under 50 lbs. at no additional charge.

• Please notify us when booking if you are bringing a dog.
• Dogs are not permitted on furniture, beds, or in the pool.
• Dogs must be crated if left unattended (crates are provided).
• Guests are responsible for promptly cleaning up after their dogs, including disposing of pet waste in the outdoor trash bins and removing excessive pet hair before departure. Additional cleaning fees may apply if excessive pet waste or hair requires extra cleaning
• Guests are responsible for any pet-related damage

Security

• For your safety, exterior security cameras monitor the front entry, driveway, and A/C equipment area. There are no cameras inside the home or in private outdoor spaces.

Extended Stays

• Reservations longer than two weeks require a bi-weekly cleaning service (additional fee applies)

Deliveries
• Mail and package deliveries to the property are not permitted without consent of host.
• Internet service is provided by a third-party provider. While generally reliable, occasional outages beyond our control may occur.
