Luxurious apartment by the Croisette and the beach

This is a recently renovated luxurious apartment on the 4th floor of a splendid art deco style building, located right next to the Croisette

The flat features a spacious reception room, a fully fitted kitchen and three bedrooms. This bright apartment is located within a couple of minutes of walking distance to the beach. Moreover, its location benefits from being close to local amenities including shops, bars, restaurants and convenient transportation.

The apartment is located in a distinguished art deco style residence, in the immediate proximity of the beach.
It was completely renovated in February 2023 with high-quality materials and it combines the classic charm of an early 1900 building with modern day luxury.

The apartment of 115 m2 includes:
- Bedroom 1: 25sqm , queen size bed (160x200), extendable lounge chair (90 x 2000) A/C
- Bedroom 2: 15sqm, queen size bed (160x200), Ensuite bathroom with shower , A/C
- Bedroom 3: 5 sqm , kids room / bonus bedroom with an extendable couch (140x200)
- Living / dining room: 50 sqm living space with an elegant dining room and large sitting area with TV , A/C
- Fully equipped separate kitchen leading to a private balcony
- Full bath , with shower , toilet, bidet
- A separate toilet

The apartment is fully equipped : fast Wifi, smart TV, washing machine, dishwasher, Nespresso coffee maker, oven, microwave, toaster, induction electric range.

The view :

- This apartment has a partial sea view , offering a nice view of the new harbor
- The Cannes - Nice train line separates the apartment from the Croisette and you can expect to see passing trains every 30minutes or so. There will be a low noise level at every passing of the train.
- The apartment is full of light from the South facing windows in the living room and main bedroom and has a quite North balcony overlooking the hills of Cannes

The guest will have full access to the apartment.
Self check in access with the Nuki phone app (code to be provided after reservation).

The apartment's location is ideal for those wishing to taste the sights and sounds of Cannes, before returning to a quiet, tranquil neighborhood.

PARKING
The apartment has a private closed garage , a true luxury for this area! You will find the keys to the garage in the apartment at your arrival and are free to use it for your entire stay.

Paid street parking is available on the nearby streets, if you're lucky to find a place. Use the 'Flowbird' app to pay for your parking directly from your phone anywhere in Cannes

AGE
Reservations from guests under 25 years old can't be accepted.

PASSPORT/ NATIONAL ID
A copy of the ID of all members of the group will be required, and it has to be provided at maximum one week after reservation.

NUMBERS OF GUESTS
We have strict rules about the number of guests due to our insurance policy. Maximum 7 people can be accommodated - 4 adults and 3 children or 6 adults max.

Visitors are not allowed.

All guests must provide a valid ID at the time of reservation, without which the reservation can be canceled.
After reservation, you'll receive an email from our system called "check-in". Please submit the IDs there. Also, please note there is 1000 eur deposit, that has to be paid through the “check-in” app. The system will release your entry codes only after the IDs have been uploaded and the deposit paid. If the check-in is not finalized and the deposit is not paid, we reserve the right to cancel your booking without a refund.
Early check-in and late check-out options can be provided for an additional fee, subject to availability in our reservations calendar. Please inquire about these options and we will do all we can to accommodate your request.

**!!CHECK-OUT INFORMATION!!**

Please turn off the air conditioning in all rooms, close the windows and lock the main door at your departure.
Please take out the trash, too, as it attracts insects and can leave a lot of smell in the apartment! Thank you.

**AND AS A BONUS**

Welcome basket available for you at your arrival.
All bed linen are provided for each bed as well as 1 large and 1 small bath towel per person. **Additional linen and towels are available for a fee upon request.**
Ask us what you would like, especially if you need a driver, a bit of housekeeping, a luggage drop-off, a parking reservation, or maybe a baby crib or a high chair for the little ones traveling with you. We'll do our best to assist you during your stay.

MAIN HOUSE RULES:
1) Please respect quiet hours from 22:00 to 8:00
2) Parties are not allowed (at any time of the day).
3) Smoking is not permitted inside the property, only on the balcony
4) The property shall not be used by more than the number of adults and children listed in your reservation. Please do not invite people into the apartment that are not registered for your stay. For the additional guests not included in the reservation, but found in the apartment, there is a 65 eur fee/ night.
5) No commercial photography or filming is permitted on the property
6) Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy. In case of any damage or issue, please contact us immediately so we can take care of it right away.
7) Pets are not allowed at any time on the property

A 200eur penalty will be charge for breaking each one of the house rules listed above.

TOWELS and SHEETS during your stay:
One set of towels and sheets will be provided at your arrival and is included in the reservation price. Additional towel or sheets changes during your stay cost: sheets 30 eur/ room and towels 10 eur/ person. This is subject to availability, please check with us in advance of your stay.

Guests are not allowed to take the bathroom towels outside of the apartment, nor use them for the beach/ grass. If the towels are found dirty of sand or grass, an additional cleaning fee of 50 eur will be charged. If the dirt can't be removed, the full replacement cost of the towels will be charged: 30 eur for a big towel and 15 eur for a small towel.

Guests are strongly advised to purchase travel insurance, to be compensated in case of flight delays/ cancellations. We can't accommodate refunds or changes in reservations.

Unauthorized late checkouts will be charged the equivalent of one extra night stay.

FORGOTTEN OBJECTS
Any objects that are forgotten in the apartment by the guests will be stored by our personnel at our premises. You can let us know if you want to come back for them or we should dispose of them.
