This cozy studio sleeps 2 with a double bed, a fully equipped kitchenette, a private bathroom, air conditioning, and fast Wi-Fi. Ideal for couples or solo travelers exploring the city.



The Space:

A functional studio that comfortably sleeps 2 guests.

- Ground level, facing the garden/backyard



Included: bed linens and duvet, one bath towel per guest, bath soap and shampoo, basic kitchen utensils.



Not included: meals, cable TV channels, washer/dryer, and daily cleaning (daily cleaning and a baby crib can be arranged on request, some at extra cost, with 24 hours' notice and subject to availability).



Guest Access:

Self check-in with a personal access code, so you can arrive on your own schedule within the established hours.



We do not have permanent on-site staff, but our team is available by message throughout your stay. If your flight arrives outside standard hours, please message us in advance so we can help coordinate your arrival.



The Neighborhood:

You are in downtown Cancun, surrounded by shops, restaurants, bars, and local markets.



Mercado 28 and Mercado 23 offer a wide variety of local products, from handicrafts and clothing to food and drinks. Parque Las Palapas hosts festivals and concerts, and the striking Cristo Rey church is nearby.



Downtown is well connected by bus and taxi, and the Cancun bus terminal makes day trips to the Riviera Maya easy.



Getting Around:

The ADO bus terminal is just two blocks away, and Avenida Tulum is close by.



- Taxis: easy to find on any corner; agree on the fare before the trip (rides to the hotel zone cost more)

- Buses and colectivos: economical options connecting downtown with the hotel zone and surrounding areas

- Bicycles: rentals available, with an extensive network of bike paths

- Car rental: street parking is available outside the property



Cancun International Airport is about a 20-25 minute drive away.



Other Things to Note:

A valid government-issued photo ID is required from every guest, along with the signed condominium regulations, before arrival in order to authorize access and keep good relations with neighbors.



This is a downtown condominium with shared areas, so you may occasionally hear noise from neighbors, traffic, or nearby activity.



You may encounter local wildlife such as birds, raccoons, geckos, and the occasional insect. We care for the environment, so please avoid leaving food outdoors.



Your stay includes cleaning before arrival and after departure, plus basic welcome amenities (toilet paper, shampoo, soap, and essentials). Additional cleaning or restocking is available for an extra fee.



For the air conditioning to work properly, please keep doors and windows closed while it is on and do not set it below 21°C.
