Discover the charm of coastal living at Garden Lodge, a beautifully presented two-bedroom house nestled in the heart of historic Rottingdean. The modern kitchen is fully equipped with an electric hob, dishwasher, microwave, along with cookware, crockery, and cutlery for easy home-cooked meals. Perfect for couples, professionals, or small families. This beautifully maintained property sleeps up to 6 guests, in two separate bedrooms with a lounge that offers two double sofa beds in which adds flexibility to the sleeping arrangements. Each room comes with a Smart TV and free Wi-Fi—just log in with your own Netflix or Prime account. Outside, a separate laundry room with a washing machine and tumble dryer. Guests can enjoy a private outdoor area with garden furniture, offering a peaceful spot for your morning coffee or an evening wind-down after exploring the coast. Garden Lodge is your perfect base to experience the best of Rottingdean and beyond.

Tucked away in the historic and picturesque village of Rottingdean, just east of Brighton, Garden Lodge offers a charming coastal experience with all the comforts of home. Explore the local shops, pubs, beach, Kipling Gardens and iconic Beacon Hill. With Brighton a short drive away, it adds to its appeal.

KITCHEN / LIVING AREA
The living area has natural daylight pouring in, and the fully equipped kitchen has a microwave, kettle, plus plenty of cookware, glassware, crockery and cutlery so you can easily cook up a brunch or lunch for everybody. In addition to this, we offer complimentary tea and coffee, salt and pepper - so please help yourself. The dining table seats up to 6 guests. You’ll find the sociable and light living room set up with a Smart TV and two sofa beds not yet made up as a bed, making it a lovely space for chilling out, getting together for a few drinks or catching up on the events of the day. If you prefer, you can simply relax and watch a movie on the TV.

There are two bedrooms with plenty of fresh bed linen provided for all beds.

We want you to enjoy your stay with us, and to make sure that you do, and for the sake of other residents, we ask you to respect the house rules:

No smoking inside the property. If you wish to smoke, please use the patio and clean up any debris caused by smoking
Noise - In consideration of our neighbours, noise MUST be kept to a minimum between 22:00 and 08:00. This includes no loud music or parties. In case of a security call-out due to noise disruption, this fee will be deducted from your deposit. We are not the anti-fun police, but we want you to have a great trip and our neighbours to have a good night's sleep
No pets allowed.
Please note that check out is by 11 am. We do ask that you respect the check-out time as it affects our ability to prepare the apartment for the next set of guests (£50 penalty charge per hour)
When you are ready to vacate the property, please wash up, bag and bin your rubbish.
This property should only be booked by a lead guest who is over the age of 21, we do not accept bookings from groups of people under this age. If in doubt please contact us before booking
Failure to adhere to any of these house rules will result in deductions being made from your deposit to cover any additional costs for cleaning and damage caused.

Full check in information will be provided via email and SMS on the day of arrival.
