Discover a charming maisonette with an exceptional location near Brighton's beach and city centre. The upper level boasts a stylish open-plan kitchen merging seamlessly with a welcoming living space, perfect for socialising. Sleeping up to 8 guests, there's ample space for everyone to unwind. Guests can make use of the wifi and smart TV, allowing them to stream their favourite shows and movies from platforms like Netflix and Amazon Prime.

A Stones Throw is located in the heart of Brighton, East Sussex, in a central area close to Brighton Station and London Road. This fantastic location offers excellent access to the city centre, local shops, and transport links, making it ideal for exploring everything Brighton has to offer. The surrounding area is mainly residential apartments, providing a convenient and well-connected base for your stay in this vibrant seaside city.

Ground floor Bedroom

2 x bunk beds (sleeping up to 4 guests)
Bedside tables with lamps provide a warm, practical touch on either side of the bed. A mirror is included for getting ready with ease, along with a hanging rail and hangers for your clothing. A hair dryer is also provided for your convenience.
Ground floor Bathroom

Bathroom with shower, toilet and sink, finished with a mirror for everyday convenience.
Open plan kitchen/lounge

The open-plan kitchen and lounge create a sociable space, perfect for cooking, dining and relaxing together. The kitchen is fully equipped with an oven and hob, fridge/freezer, dishwasher, and washer/dryer, along with everything you need for your stay, including glassware, crockery, cutlery and utensils to suit your group size. We also provide salt and pepper, so please help yourself.

The living area offers a large sofa bed sleeping up to 2 guests, a coffee table and floor lamps for a warm, relaxed feel. A dining table with seating for up to 8 guests makes it ideal for shared meals, group stays and easy entertaining.

Our Guest Promise

We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

Check-In

We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

Damage Deposit

We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

Smoking

To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

Noise

To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)
Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.
Please note that call-outs due to excessive noise or parties may incur a fee.

Pets

This Property is pet-friendly. An additional £95 after pet stay, hypoallergenic cleaning fee applies per stay. Please notify us in advance what type of pet you are travelling with, so arrangements can be made.

A maximum of 1 dog is allowed unless prior permission has been granted.

Dogs are not permitted on beds or furniture to keep the home clean for everyone.

Only housetrained dogs are accepted (no puppies).

Dogs must not be left unattended in the house.

Please clean up after your pets.

Check-Out

Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

Before You Leave and as a consideration to future guests, please:

Wash up the used dishes.
Bag rubbish and use the correct recycling bins.
Return keys to the key safe (OR) Keynest location.
Switch off the lights.
Close all windows.
Turn down the heating.
These steps help us prepare for the next guests and save energy; every little bit counts.

Age Policy

The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking please.

A Quick Note on Deposits and Property Care

If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!

De voordeur is zo open te maken, inbraak gevoelig. Douch beneden loopt het water slecht weg. Voor hogere bus slechte parkeer mogelijkheden. Bedden lagen niet lekker. Locatie lag top! Communicatie met eigenaar verliep snel en goed.

Enjoyable stay

Overall a lovely flat and stay! Lovely to spend time as a large family altogether and so close to town! Would recommend! Had a problem with the oven which we were unable to sort, but had several messages and videos to try and sort through text and email but eventually I gave up with back and forth.

A Stone's Throw from Everything

We enjoyed our stay very much. The property was better than expected, a good size, well equipped and very comfortable. The street it is in is not charming, being more of a service Road for the high street properties. It's very close to Preston Street, which is amazing in terms of variety of restaurants, pubs and bars and the sea is nearby. The only thing I can say is
