In summer, relax on the spacious terrace overlooking the river. In winter, unwind by the fireplace in the cozy living room, the river is visible from the dining area and even from the main suite. At night, the subtle lighting along the Semois creates a magical riverside atmosphere.
This unique Ardennes villa for up to six guests is nestled in a peaceful, green and wooded valley along the Semois River, with direct access to the water. From the terrace, living room and two bedrooms, you can enjoy uninterrupted views of the flowing river, watch ducks and swans drift by, spot fish beneath the surface, and see kayakers passing. Fishing is possible directly from the garden.
The authentic villa underwent a complete renovation to enhance comfort and quality. The living space was enlarged and opened up, two bathrooms were added, and a modern, sleek kitchen was installed. Sustainability was a priority: double glazing throughout, high-performance roof and floor insulation, renewed electricity, water and heating systems, and home automation for efficient energy management.
High-speed WiFi is available throughout the house and on the terrace. You can stream your favourite music and shows via the smart TVs using apps such as Netflix, Spotify and YouTube. The villa is equipped with a SONOS surround system, Proximus TV, luxury bed and bath linen, kitchen linen, and a fixed charcoal barbecue.
The open-plan living area combines modern elegance with authentic Ardennes accents. The lounge corner features a widescreen smart TV with surround sound, USB connection and access to Flemish, French and international TV and radio channels.
The adjacent yet separate dining area offers a beautiful square table with seating for six to eight guests. The fully equipped white kitchen includes a dishwasher, fridge, freezer, gas stove with oven and extractor hood, coffee machine and Senseo, toaster, kettle and microwave. A washing machine, tumble dryer, ironing board, iron and drying rack are also available.
The riverside garden features a generous terrace with a dining table for six, a lounge set, parasol and sun loungers. Shade sails provide additional comfort. The terrace is not completely fenced; the garden itself is open to the river. Additional garden furniture can be placed freely. A fixed charcoal barbecue is available for outdoor evenings.
The villa has three bedrooms accommodating six guests in total (two double beds and two single beds), all prepared with quality duvets, two pillows per person and fine bed linen. Two bedrooms are equipped with smart TVs.
There are two bathrooms: one en-suite on the ground floor with toilet, washbasin and walk-in shower, and a second bathroom upstairs with toilet, washbasin and bath-shower combination. A separate guest toilet is located on the ground floor.
The villa is heated by gas central heating, complemented by a built-in wood stove that adds warmth and atmosphere to the open living space.
Private parking is available for up to four cars.
Pets are not allowed. A small dog may exceptionally be accepted upon prior agreement and under strict conditions.

The villa is located in the heart of the Belgian Ardennes, on the edge of the picturesque village of Rochehaut (Bouillon), in the peaceful Laviot valley along the banks of the Semois River. Rochehaut is renowned for its breathtaking panoramic view of the classified village of Frahan, beautifully nestled within a meander of the Semois.
Laviot itself is a small hamlet surrounded by the unspoiled nature of the Luxembourg Ardennes, where the ever-winding river shapes a landscape of forests, hills and tranquil water.
Rochehaut is a paradise for those seeking peace and enchanting scenery, but it also offers countless opportunities for hiking, cycling, kayaking and other outdoor activities. The region is equally appreciated by gourmets, thanks to its high-quality regional cuisine and charming local restaurants.
Nearby you will find Rochehaut, Bouillon, Alle, Vresse-sur-Semois and Bohan — all picturesque villages well worth visiting. Just across the French border lies the lively town of Sedan with its impressive château, while the Champagne city of Reims can be reached within 1.5 hours by car.
Getting Around:
La Semois et Moi offers the perfect setting for rest and relaxation. For those who prefer a more active holiday, the region provides countless possibilities.
Fishing is possible directly from the garden (permit required). Nearby, you can rent kayaks, mountain bikes and quad bikes to explore the surroundings.
The villa is an excellent starting point for scenic hikes and mountain bike rides through the forests. Walking and cycling maps are available at the Tourist Offices in Vresse-sur-Semois and Rochehaut.
For adventure seekers, activities such as survival experiences, white-water rafting, abseiling, helicopter drops, cave explorations and team-building programs are offered by Semois Aventure.
You can also enjoy excursions to panoramic viewpoints, children’s farms, animal parks (some with small trains), castles and caves — ideal for a full day out.
Close by lies “La Fange de l’Abîme,” a protected nature reserve known for its rich wildlife and rare vegetation. The botanical garden of Gedinne, with over one hundred tree species spread across ten hectares, is also worth a visit.
