Enter the main level from the paved parking area, with just a couple of stone steps into the house. The warm and welcoming great room features a floor to ceiling stacked stone gas log fireplace, with a flatscreen TV mounted above it. A plush section sofa and leather armchair faces the fireplace. The kitchen is at the far end of the great room and offers custom cabinets, stainless steel appliances, sueded granite counters, and three high backed bar stools. Enjoy delicious meals at the dining table with room for 6 comfortably. There is a half bath off the great room, as well.

Bluebird Cottage features three beautiful King bedroom suites. The main level bedroom suite has a barnwood accent wall and its ensuite bath has a glamour soaking tub, custom stone tiled shower, and granite vanities. Upstairs are two more King suites, one with a cork accent wall and the other with a bark accent wall. Each of these bedrooms have a private bath with a tiled shower and granite vanities.

The back porch is a perfect gathering place for you and your loved ones. Relax in the cooler mountain air by the outside woodburning fireplace. Soak away your cares in the hot tub! ABOUT SWEETGRASS

Within the neighborhood is Boone Fork Creek, which winds through the middle of Sweetgrass and has been designated as a North Carolina Outstanding Trout Stream. Just a little ways up the road at the heart of SweetGrass is the 22-acre lake fed by Boone Fork Creek! Bring your own canoes/kayaks and paddles to enjoy this beautiful lake!

Important Notes:
Firewood may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax per night.
- No pets in this home, please. The Owners' dog has stayed in this home, but it is not pet friendly for new reservations. Thank you for your cooperation and understanding.
- The garage is not available for guest use.
- Sweetgrass is an environmentally conscious community that observes a catch and release fishing policy to ensure a sustained fish population.
- The Sweetgrass neighborhood is a peaceful haven, and therefore does not permit firearm discharge, fireworks, golf carts, dirt bikes, four wheelers, loud music, or other objectionable noises that disrupts the quiet enjoyment of the natural environment. During quiet hours (10PM – 8AM), all outdoor noise should be kept to a minimum.
- Rental guests have access to the grounds around the lake house, all hiking trails, and may fish in the lake. Guests are not permitted inside the lake house or on its patio. ATVs are not permitted on the hiking trails.

Additional Notes:
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided.
- Check in is after 4pm and Checkout is by 10am
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Please note that the distances shown on VRBO's map feature are measured in a straight line rather than actual road travel distances and times. We cannot change their setting for this, and encourage all guests to independently verify distances to desired destinations.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- This home is not pet friendly. Thank you for not bringing pets into this home.

CANCELLATION POLICY -
Bookings canceled 30+ days before arrival will receive a refund of the deposit.
Bookings canceled between 15-29 days before arrival will receive a refund of half of he deposit.
Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
All bookings are subject to a $50 cancellation fee.
