Guest must confirm that all house rules have been read and that they agree to abide by them.
This is a 2 bedroom one bath home. basic necessity for outof town guests. All the rooms have double beds. It is older home, but kept up.. We can accommodate overnight guests, but they do need to be registered, It is great for family and children. There is no Central conditioner, but there's air conditioning unit in the living room and in all the bedrooms, it keeps the house pretty cool. Walls are thin, so you may hear conversations. There are no TV's in the rooms, but you are able to use laptop with the Wi-Fi provided. There is a TV in the living room, with access to Hulu, Netflix, and other apps. Pets are welcome, but we do not have a closed fenced area., so they cannot be let loose unless they are trained to stay by your side. Please do not allow your pets to defecate or urinate on neighbor's property, and please clean up after your pets. There is plenty of parking We are conveniently located close to the airport. There is a nice patio screened in to enjoy looking out into the peaceful trees. Smoking is not allowed in the house, but you're welcome to smoke outside.
Quiet hours shall be from 10:00 p.m. to 8:00 a.m., No parties or events. The property shall not be used for commercial purposes. Do not rearrange furniture or appliances. We supply a limited amount of toilet paper, paper towels, Kleenex, soap, laundry detergent.
Guests are allowed to bring two (well-behaved & housebroken) pets. Limited to dogs or cats that are owned by the guest. Please no pet-sitting. Additional pets' may be considered upon approval. Required: $150 deposit. (Guest will not be charged if property is returned in satisfactory condition) -
The pets' must be healthy and up to date (required every 1 years) on rabies and DHPP (vaccines for Distemper, Adenovirus (Hepatitis), Parainfluenza and Parvovirus). Please do not have dogs jump on couch, or on the furniture.
Guest acknowledges and agrees that during periods of rain, the foyer, porch(s) and entry areas of the home can be slippery when wet, and humid climate in the State of Alabama may increase the activity of certain types of insects, no refunds shall be given for the presence of any insects.
Please notify owners immediately of needs, during stay of any replacement or repairs to any smoke detector, electrical equipment or appliances, safety and security devices and lighting fixtures. We usually check all appliances before stays. The Property and the contents are privately owned, and is rented with Owner’s furnishings and Owner will not be responsible for providing any additional furnishings or equipment. No items shall be removed from the property, and please do not rearrange the furniture, change the locks and keys and/or paint the walls.
There is no telephone landline on this property. Owner is not responsible for any interruption or loss of cellular telephone or other utility (e.g.,, television, cable, etc.) services due to the weather conditions, during occupancy and no refund will be made on account of such interruption or loss. A loss of electric or water utilities may result in a 50% refund after an investigation on a case-by-case basis.
Return of Lost or left Items: A twenty-five dollar ($25.00) service fee, plus shipping costs, which will be deducted from Guest’s Security Deposit, applies to any Lost and Found items that Owner’s returns to Guest. Items found and not claimed within thirty (30) days of Guest’s check-out will be disposed of at the discretion of Owner’s.
We are not responsible for any construction noise or any related inconvenience that may occur during stay and no refunds will be given on account of such activities, example: dogs barking or trains and cars close by.
Guest shall not assign this Agreement or sub-let this property. Check-in is after 10am and no later than 9pm. If it needs to be earlier or later please let us know and we will work with you.

our stay in Birmingham

Great host, great communication and polite. Neighborhood was older, a lot of older homes and had a lot of character. The property had everything we needed for our stay, including laundry. Everything worked as it should and the host even left coffee and other things for guest use. I would definitely recommend and consider staying here again in the future. Thanks to the host for making us feel like a priority.
