    PROPERTY DESCRIPTION

    Living & Dining
    The bright living area features a large flat-screen TV, nautical decor, and direct balcony access. A spacious seating area flows into an adjacent dining space with seating for six, perfect for enjoying meals with a view.

    Kitchen
    The fully updated kitchen is a chef's delight, featuring an oven with a built-in convection option and a dedicated Air Fryer. It is equipped with both Keurig and Mr. Coffee makers, a dishwasher, a microwave, and a pantry. A kitchen bar with two barstools provides additional seating for casual breakfasts.

    Sleeping Quarters
    The Primary Bedroom is an oceanfront sanctuary featuring a King bed, flat-screen TV, large closet, and direct balcony access. It includes a private en-suite bathroom with a walk-in shower. The second bedroom offers two Double beds, a flat-screen TV, and a large closet, with easy access to the adjacent hallway bathroom.

    Resort Amenities & Extras
    Guests have access to one reserved covered parking space and a garage locker stocked with two beach chairs and a boogie board.
    Sea Colony - The Premier Family Beach & Tennis Resort Community - features a half-mile of private beach. 12 pools (2 indoor), world-class tennis, fitness centers, activities for all ages, summer community shuttle, and year-round security. Sea Colony is ranked among Tennis magazine's Best U.S. Resorts and by Tennis Resorts Online as one of the finest in the world.

    Note: The Sea Colony Recreational Association requires a per-person resort fee for guests ages 4 and older. This fee varies by time of year and is mandatory. Please inquire about prices for passes. After your reservation is made, a letter will be sent to you with the required information for the passes.

    LINEN PACKAGE

    1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

    STARTER KIT

    1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

    MISCELLANEOUS

    -The maximum occupancy is 6 people.

    -There is parking for 1 vehicle.

    -No pets, smoking, vaping, or events are allowed.

    -Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

    -Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

    -The property owners we represent do not permit reservations for groups under the age of 25.

    DELAWARE SHORT-TERM RENTAL TAX

    Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

Dover unit

We love the SeaColony have stayed in a variety of units in different buildings over the many years. The unit was very nice and very clean with a great view! The hosts and property manger were great also. Our vacation's only short comings were that the mattress in the main bedroom was very "worn in", really should be replaced and the fact that there was no real entry way for daily drops of sandy towels etc and the stackable washer and dryer were very small... they were not very conducive for 4 adults with big beach towels and suits etc every day.... it was something we were just not used to in our rentals.... but it certainly did not stop us from having a wonderful week.

Lovely Condo

Where do I begin? When we walked in the front door we were immediately impressed with the overall appearance of the condo. The unit had obviously been updated with a spacious kitchen with new appliances. The kitchen was very well equipped. The living room furniture was clean and comfortable. The bedrooms were spacious. The king size bed was very comfortable. The ocean view from both the bedroom and balcony was great and unobstructed. The bathrooms were clean. Showers were great. The condo was perfect. Probably the nicest unit we’ve stayed in since our first visit to Bethany Beach. Communication with the property manger was hassle free. Check in was easy. We have nothing but praise for our experience. Thank you

This was our first stay at Sea Colony. We came with a big group of families from NY and all stayed in different units. The location can’t be beat. Gorgeous views of the ocean, steps from the beach and amenities of the resort, and a short drive or walk to the downtown shopping district. Dover House is a great location on the property - ideal in our opinion! The views are better than some of the surrounding buildings and central to two pools and beach access. Pros:Comfy bedsBeachy decor and nice countertops Expansive seating for family and guestsAmazing balcony with perfect furniture for views and lounging Conveniences of the resort and fun for the whole familyLife guards and beach safety for safe swimmingIndoor options for rainy days Ease of entry and communication with rental company Laundry for convenient upkeep throughout the weekFriendly owners that left a bottle of wine (nice touch!) and games, magazines, crossword puzzles, creating a welcoming vibeCons:Dirty apartment that never got cleaned properly (or resolved) - glad we brought supplies, but shouldn’t have to @priceBathrooms could use a refresh The whole resort seems like it could use equipment replacement, it feels a bit outdated but still ideal for families and large groups The beach gets very crowded, surrounding private beaches make for a much more relaxing experience but if you’re looking for fun with kiddos and people to hang with, then this will really appealWe will be back!
