Creekside Cabin-Pet friendly

Creekside Cabin is very privately located just outside Berkeley Springs, WV and less than a mile to Cacapon State Park. Offers an open concept living area, full kitchen, two bedrooms and 1.5 baths inside. Outside, guests have access to a screened-in porch with a BBQ grill, 5 acres of nature, and the campfire and creek. This cabin has lots of seclusion and privacy.

All area's are located on the main level
Main level area offers:
2 Full bedrooms
-Bedroom 1 has a Queen size bed and an attached half bath
-Bedroom 2 has a set of bunk beds (lower level bunk offers a double bed and top level offers a single bed)
-Full bathroom with a stand up shower
-Full living room with a sleep sofa as well which can accommodate 2 guests
-Kitchen is fully equipped with supplies

OUTDOORS
-Propane Grill
-Screened in porch
-Firepit situated along the creek-side at the cabin

After booking and once we receive your email address we will send the pre-arrival form and rental agreement. It will be emailed directly to you from our direct booking site. Once agreed upon and submitted back, you will receive your arrival instructions prior to your stay, which will include directions and access to the cabin.
Access will be self check in for your safety.
All rental agreement policies must be followed.

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.

*ADDITIONAL CHARGES THAT WILL APPLY IF ISSUES BELOW ARRISE: (please read the rental agreement in full to see all details)

- $90 - each clogged toilet.
- $500 - smoking inside and/or smoking debris left outside for cleanup.
- $100 - each moved furniture.
- $450 - frozen/locked HVAC unit (caused when the thermostat is lower than
68°F in the summer months and higher than 75°F in the winter months).
-$200 - Trash issues.

- If necessary, additional cleaning/trash issues will be charged.

•TO AVOID ANY ADDITIONAL CHARGES, WE ASK THAT OUR HOME BE LEFT IN SAME CONDITION AS WHEN YOU ARRIVED.

FAQ:
- When is trash picked up?
Trash Collection happens on Tuesdays after 6:00am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.

-What items can clog a toilet?
Our septic systems are fragile and items such as feminine products, paper towels, excess toilet paper, or anything else that does not belong in a toilet can cause a backup in the system. Do not put anything in the toilet except for normal use of toilet paper.

- Can I send mail to the property?
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.

- When will I receive my check in instructions? What is the check in process?
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.

-What is the Cancellation Policy?
A $25 processing fee will be charged for all canceled reservations. Reservations canceled 30 days prior to check-in will be fully refunded, minus the processing fee. Cancellations 15-29 days prior to check-in will result in a 50% refund, minus the processing fee.
Cancellations within 14 days of check-in will be nonrefundable.
There are no refunds for early checkouts.

Indemnification & Liability Waiver
Guests are responsible for their own safety and that of their group. By staying with us, you agree to:
Assume all responsibility for accidents, injuries, or damages on the property or within the surrounding community amenities.
Indemnify and hold harmless Mountainside Getaways, property owners, and community associations.
Supervise all children and pets at all times.
This includes (but is not limited to) use of: Fireplaces, hot tubs, pools, BBQs, playgrounds, trails, water access, fire pits, and any recreational equipment or amenities.
Booking & Payments
Direct Bookings:
A 10% deposit is required to confirm your reservation.
The remaining balance is due 20 days prior to check-in.
Third-Party Bookings (e.g., Airbnb, VRBO):
Payment, deposits, and policies are managed by the respective platform.
Cancellation Policy (Direct Bookings)
$25 processing fee applies to all cancellations.
30+ days before check-in: Full refund minus fee.
15–29 days before: 50% refund minus fee.
14 or fewer days: Non-refundable.
No refunds for early/mid-stay checkouts.
Third-Party Bookings:
Follow the platform’s cancellation policy.
$25 processing fee still applies.
Access & Check-In Instructions
Arrival instructions (including lockbox codes and directions) will be emailed after your rental agreement is signed and within 3 days of arrival.
GPS may be unreliable — follow the directions provided in your arrival email.
Check-In / Check-Out
Check-In:
After 4:00 PM only
Early check-in must be requested and approved in advance.
Unauthorized early entry will incur a fee of $50/hour.
Check-Out:
As posted on your booking and arrival form.
Late check-out incurs $50/hour until 4:00 PM.
After 4:00 PM = Full additional night charge.
In back-to-back bookings, we reserve the right to remove belongings if check-out is not on time.
Long-Term Stays (10+ Days)
Weekly inspections of the property, including interior, exterior, and hot tub (if applicable).
Guests will be notified 24 hours in advance.
Pets must be secured during inspections.
Community Rules & Behavior
Quiet Hours:

I wanted a peaceful weekend in a cabin with some water nearby, and I got exactly that! The parking area was spacious, the property was beautiful and the creek is right there with a gorgeous view. Very clean and a homey feel, would love to come back !
