Please note that only the primary name listed on the reservation will be authorized to receive the keys for the unit and will be asked for photo ID. - Early check-in and late check-out are possible, subject to availability and with an associated fee. - Primary guest must be 25 years or older and be present for the entire reservation. - Smoking is not allowed. - Fireworks are not allowed. - Pets are not allowed. - Quiet hours are from 10 pm - 7 am. - Please do not leave personal items on the balcony as they may blow away during high winds. - Additional fees may be incurred if personal items are left behind. - For safety reasons, lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property. - Parties are not permitted in the unit or anywhere else in the building. The HOA has the right to remove guests from the common areas and impose fines for disruptive behavior. Common areas are shared spaces. Please be considerate of other tenants and guests in the building. If fines are incurred due to guest behavior, the guest will be responsible for the fines. - Due to this property's downtown location, some city noise may be audible from the unit. A white noise machine has been provided in the unit for your comfort. If the city sounds continue to disrupt your stay, please don't hesitate to reach out—we'd be happy to provide earplugs upon request.
Parking Notes: - There is no free parking available. - Valet parking at 48 East Avenue for $40/day. City street parking is also available at the posted rate. - EV Charging Stations available at an additional $10 per night through Natiivo's valet. - Please note that the height clearance is 84 inches for valet parking.
Communal Pool: - Available from 10AM-12AM (Mondays) and 7AM-12AM (Thur-Sun). Located on the 33rd Floor. - Only registered guests are permitted. - No parties allowed - Swimming pool should be used at your own risk. There is no lifeguard on duty. Children under 16 should be supervised at all times. - No glass allowed in and around the pool or hot tub. - For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated. - Please note that the pool heater may struggle to maintain temperature if it's below 45°F. If the temperature drops below 35°F, we will be unable to turn the heater on, as it cannot function effectively at that level.
Communal Fitness Center & Outdoor Lounge: - Available 24/7 on the 10th floor
Trash Services: - There is a trash room on every floor located near the elevators. Please place all trash in the designated chute.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
