Bright & airy space cozy living areas. Stainless appliances & stocked kitchen. Enjoy dining indoors or out! House is conveniently located off of So. 1st & new So. Congress w/ easy access to downtown & airport (about 12 min. for both). Close to dining, grocery, & shopping. Sanitized w/ the same practices & products used in commercial spaces. Includes coffee station!

The Space:
This unit is the back of the duplex, it has its own entrance and private gated backyard. Enjoy an open living space and 2 bedrooms and newly refurbished bathrooms. The home is convenient to Austin attractions. It's 10 minutes away to Rainey St by car. The property has easy airport access. Restaurants, grocery, convenience stores, and shopping all in close proximity.

Guest Access:
This is Unit B of the home. You will have access to the backyard and deck. Some of the closet spaces are closed for housekeeping supplies.

The Neighborhood:
The home is located in a neighborhood with mostly families. Noise levels must be kept down after 10pm.

Getting Around:
Located 20 minutes from Circuit of the Americas (COTA), this property is the perfect home base for Formula 1 fans and attendees of major events who also want to experience the vibrant Austin life. Enjoy quick access to world-class racing, concerts, and entertainment, all while staying in comfort and style.

House Rules:
- Occupancy [ 4 ]
- Pets are allowed with a fee - not to exceed 2 pets. Please clean up after your pet. $100 per pet per stay.
- Smoking is NOT allowed.
- Parties or events are NOT allowed.
- Quiet hours are from 10 PM - 7 AM. Please be courteous of our neighbors.
- Primary guest must be at least 21 years old and present for the entire reservation.
- Fireworks are not allowed.
- The driveway is shared with unit A please be courteous and share the space.
- Trash receptacles are underneath the garage port. Please do not place recyclables in trash bags.
- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep these little critters outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.

Delightful neighborhood, huge back yard, a bit of scruffy charm

Unit B has likely seen some better days, let’s just be honest about that. But the surface dings and scratches, weathered wood and mismatched dishes somehow made it an even more charming getaway for me over a long-term rental while my own home was undergoing renovations. This is going to sound like a neg, but I completely mean it: it felt like a home and not someplace I needed to watch my every step for fear of leaving some trace of myself. It was very clean, very well-kept, all the comforts you’d need, just also imperfect in a perfect way. I loved the neighborhood, too. Not “steps from the center of it all” but a green hollow just off one of South Austin’s most trafficked roads. You’d never know. It’s an established, lived-in neighborhood with lots of people walking their dogs and a green belt accessible from just down the street. There’s short but quiet hiking trails, with a genuine mini-Stonehenge off the path at one point. It is a taste of “weird” Austin that’s more like the quiet Hill Country than South Congress. I’m sure it would be a great place for a group visit and can imagine long talks under the stars in the big backyard, letting the dogs play. But I loved it for the time it gave me to rest amidst the chaos of my real home being torn up and put back together. I hope you can tell this is genuinely enthusiastic review. The management was great and cooperative. The check in and out was easy. The carport is a bit of tight fit. I would visit again.
