With an abundance of natural light, an outside balcony, and wonderful amenities, enjoy this space with all the comforts and convenience to make for a perfect stay. A blend of fun and serene style will greet you as you step inside.

LIVING AREA:
-The unit has a spacious living area with a dining table, 2 couches, a smart TV with streaming apps for your viewing pleasure (No cable, just streaming apps), and foosball table to provide fun and entertainment.

ARTIST FEATURE:
-Enjoy the curated canvas artwork on the living room wall specially designed just for Uptown Grove. A beautiful, vibrant sun and ocean inspired oil painted collection adorns the main wall in the living room. Custom designed and hand painted by a very talented local artist, Annalise Sylvester.

KITCHEN:
-The kitchen is beautiful with granite countertops, ample cabinets, new stainless steel appliances and all the features you will need to prepare meals.

SLEEPING ARRANGEMENTS:
-The 2nd floor has 2 spacious and stylish ensuite bedrooms which comfortably sleep up to 6 guests.
-Each bedroom is tastefully designed and includes wall mounted smart TV’s and cozy bed linens.

BEDROOM 1: 1 King Sized bed, desk, 2 roomy closets and a full bath with a tub.
BEDROOM 2: 2 Queen Sized beds, a desk, a closet and a full bath with a stand-up shower.
ADDITIONAL SLEEPING ARRANGEMENTS: Pull out sofa in the living room

BALCONY:
The sliding glass door opens to an outdoor balcony with bistro seating.

AMENITIES:
The home is also equipped with Wifi, a coffee maker, an iron and ironing board, a hair dryer and much more!

LOCATION:
The unit is in a complex on a beach block directly across from Ocean Resort and Casino and next to The Showboat Hotel. Take a lovely, quick stroll to the boardwalk and beach. The unit comes with one assigned parking space which will be provided to you with your check in directions. (Please note that you cannot on street park any vehicles in this vicinity. But the Ocean Casino parking garage is directly across the street if you have an additional vehicle that you require parking for.)

ADDITIONAL NOTES:
-Please note that like many areas of the city, the complex parking lot has the possibility of puddling or flooding when it rains. This factor is out of our control and we suggest parking at Ocean Casino across the street in the event that it becomes problematic.
-The unit has central air, but being it is a 2 floor unit with 2 levels, at times the power of air conditioning may compete with heat rising.
-Please excuse the complex's appearance- it is under new management and the HOA is currently doing renovations and landscaping to maintenance the building and grounds.

HONESTY and EXPECTATIONS:
At "Uptown Grove", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

OTHER DETAILS:
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.

One bath towel per guest is provided. Request extras before check-in.
