Come enjoy this well designed 2 bedroom apartment in a great location! Right across from Stockton University, 2 blocks from the beach and boardwalk. Close to Restaurants and the Casinos.

The 2 bedroom apartment has 3 smart TV's, Wifi, a cozy living room, a kitchen and 1 full bath. This apartment is perfect for a retreat or a relaxing getaway!

This cute and cozy small apartment is the upper top level of a Duplex.

BEDROOMS:
-Step into a comfortable space with 2 Bedrooms and 1 Full Bathroom.
-Both bedrooms have Queen Size beds that are adorned with fresh and cozy linens.
-Each bedroom also has a smart TV for your viewing pleasure (no cable, just streaming apps).

KITCHEN:
-The kitchen has basic amenities and new appliances. There is a wall bar table and stools.

LIVING ROOM:
-The living room is cozy with a fold down futon for additional sleeping and large Smart TV for streaming.

AMENITIES:
-The home is also equipped with Wifi, a Keurig coffee maker, an iron and ironing board, air conditioning/heat and much more!
-To make your travels and stay easy and very enjoyable, all linens, towels and basic amenities are provided.
-The apartment has it's own thermostat for temperature controls.
-There is no central air, but there will be window units during the warmer months.

LOCATION:
-This property is in a great vicinity to all that Atlantic City has to offer!
-Close to the beach and boardwalk, you can enjoy the sun and ocean, stroll the boardwalk and piers, visit eateries and bars, gamble at the nearby Casinos and shop till you drop at the Tanger Outlets.

ACCESS & ENTRY:
-Guests will have access the entire upstairs apartment.
-This apartment is the top floor of a duplex.
-Please note that there are stairs to enter this unit.
-Please be respectful to the neighbors and the surrounding homes and businesses.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is no driveway at this property.
-There is on street parking where available.
-We strive to provide parking permits for our guests' convenience; however, please note that availability is limited. The city issues a set number of permits and unfortunately does not replace lost or unreturned ones. While we do our best to ensure permits are available for your stay, there may be rare instances when a previous guest has misplaced one. We sincerely apologize if this occurs and appreciate your understanding.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.

ADDITIONAL PARKING:
-There is also a parking garage right at Stockton University on Atlantic Avenue which is conveniently 1 block from the apartment.
-There are also several paid parking lots and meters in the area if needed for additional vehicles, and we will provide you with information regarding using the lots with your check in information.

-Property located in a city environment; potential for noise from cars or foot traffic.

HONESTY and EXPECTATIONS:
At "The Overlook", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
