Welcome to Haven on Heald, a spacious 7-bedroom, 3.5-bath home in Brigantine, NJ, just a short walk from the beach. With two living areas, a private in-ground pool, a large backyard, and plenty of sleeping space, the home is well suited for families and groups looking to enjoy time together at the shore.

Guests must be 25 or older to book this property.

KITCHEN
The kitchen is fully equipped with appliances, ample cabinet and counter space, cookware, dishes, and the essentials needed to prepare meals during your stay.

LIVING ROOMS
The home features two separate living areas, both with comfortable seating and Smart TVs, giving larger groups plenty of room to spread out and relax.

The home has 3 full bathrooms and 1 half bathroom.
*One full bathroom is in the master ensuite

POOL & OUTDOOR SPACE
Enjoy the backyard patio, outdoor seating, and private in-ground pool.

-Pool is open seasonally from Memorial Day through Labor Day.
-Children must be supervised at all times.
-Pool use is at the guest's own risk.
-Smoking is not permitted on the patio or around the pool.
-A propane grill is available for guest use. Guests are responsible for cleaning the grill after use.
-Propane tanks are provided when available, but we do not provide propane. If a tank runs out during your stay, guests may refill it as needed.
-Please keep the grill a safe distance from the house, garage, and siding while in use.

BEACH AMENITIES
BEACH TAGS:
-Beach tags may be provided for guest use as a courtesy.
-While we strive to ensure they are available for each stay, availability cannot be guaranteed.
-Guests should be prepared to purchase beach tags if they are unavailable or missing at the time of their stay.
-There will be a $50 fee for any lost or missing beach tags that are not returned.
-Beach chairs, a wagon, and beach toys are located in the garage.

Please note that while we do our best to keep beach amenities available for guests, items may occasionally be lost, damaged, or misplaced and cannot always be replaced immediately.

PLEASE NOTE:

--Do not block entrances, garages or driveways.
-Brigantine has a noise ordinance of 10pm-8am.
-There are no parties, events or large gatherings permitted.
-Please review all house rules, failure to comply can result in cancellation of reservation with no refund.

ACCESS & ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip which will activate at the check in time.
-Guests will have access the entire home. Which includes the driveway, garage, private pool and private patio.
-This property has stairs. There are stairs to enter the home from the front and back, and stairs to the 2nd and 3rd levels.
-Please note that the check in time is 4:00 PM. The check-out time is promptly by 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

PARKING:
-Guests may use the driveway in the front of the home that can fit 1 vehicle.

ADDITIONAL PARKING:
-You can on street park on the street where available.
-Please be courteous to the neighbors when parking, do not block driveways or sidewalks.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for parking tickets due to negligence.

MAIL:
-Please do not ship items to the property.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located in tourist beach town environment; potential for noise from cars or foot traffic.

SECURITY:
-The home is protected by exterior security at the front and back of the property. Devices are located at the front door and overlooking the entire backside of the property which have audio and visual recording.

This property is Hosted and managed by Cozy Cohost LLC, a full service Short Term Rental Operations Company based in Atlantic City.

HONESTY & EXPECTATIONS:
At "Haven on Heald", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

AMENITIES:

-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

RESERVATION/CANCELLATION NOTES:
-If your dates are booked, please ask about our other listings.
-Changing reservation dates or guest quantity may incur additional fees.
-Rates/prices subject to change based on reservation adjustments.
-Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Within 14 days, date changes are not guaranteed and may be treated as a cancellation.
-Cancellation policy WILL apply if reservation is cancelled. Please review before booking.
-Trip Protection is suggested for added coverage.
-After booking, guests will receive a secure link to complete a rental agreement and guest verification through our third-party guest portal. This should be completed prior to check-in to avoid delays

OTHER DETAILS:
-Brigantine is a barrier island and beach town style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-The Brigantine Beaches are not free and require beach tags.
-Some beach tags will be provided but there will be a $50 fee for any lost or missing beach tags that are not returned
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind since it is a shore town and houses are closer to one another.
