NOTE, this is a personal residence, as such there will be areas that are locked out with owner belongings and other areas that are extraordinarily well stocked (hello chargers and pantry!). If it’s not yours please don’t take it.
🏠 House Rules
-No Shoes Beyond Entry Area: Please remove shoes upon entering. Our stair runners are easily damaged.
-No Pets — No Exceptions: Due to severe family allergies, we cannot accommodate animals of any kind.
-No Smoking Indoors: This includes 420. Smoking is permitted outside only, away from doors, windows, and furniture. No smoking on the covered porch.
-Quiet Hours: Please respect our neighbors and tenant by keeping noise levels down between 9 PM – 8 AM.
-There are no restrictions on outside vendors.
🏊 Minty Living Pool Access (Optional)
Guests may request access to the Minty Living pool, located just up the street.
Please note:
-Access is by request only and subject to availability (the pool may be rented by other parties).
-Guests must confirm availability in advance via the Minty Guest Services line.
-A signed waiver is required prior to use.
-Pool is not monitored or lifeguarded — use is at your own risk.
🚫 Off-Limits & Restricted Areas
-Owner Lockout Closets: Locked for private storage — please do not attempt access.
-Garage Access: Manually operated. Use the side door for entry and pull handle fully upward to secure when locking.
-Fireplaces: NOT in use during summer months.
-Guest Room Note: The custom bed in the room with blue built-ins is petite, best for guests 5’7” and under.
🧖♀️ Spa, Gym & Wellness Amenities
Use of the following requires a signed waiver before or during check-in:
-Sauna (1-hour warm-up time)
-Steam Room (10–15 min to generate steam; leave door open after use)
-Ice Plunge (shower before use; not under the influence; always re-cover)
-Home Gym & Bikes (advanced equipment; no child use)
-Espresso Machine (refill water, empty drip tray after use)
These amenities are adults-only and not suitable for children. Use at your own risk.
🚪 Water Safety & Outdoor Use
-Always close and latch patio and grill area doors — rain can cause water to damage interior furniture.
-Turn off outdoor lights near the back deck and carport by 9 PM to avoid disturbing our neighbor and tenant.
🚗 Parking
-You may use only the 2 covered carport spots.
-Do NOT park to the right of the carriage house — this is reserved for our tenant.
-Additional guests should park on the street or risk towing by Tenant Dan.
📦 Deliveries
-Packages may arrive for Sidra Gross, Benjamin Gross (owners), or Dan (our tenant).
-Please text the Minty line if any owner packages are delivered during your stay.

-Dishwasher: Press ▶️ inside door, hold for two beeps, then close.
-Instant Hot Water Tap: Located on island. Boils instantly — not safe for children.
-Drinking Water: Reverse osmosis tap located in pantry.

Our bread and butter is providing medium-term housing for productions filming in and around Atlanta.
