This spacious ground-floor suite is designed for relaxed stays, with a private covered terrace, beautiful garden views, a king-size bed and your own fully equipped kitchen.

Step directly onto your private terrace overlooking the gardens, complete with comfortable outdoor seating and its own herb planting – a peaceful spot for morning coffee, an afternoon drink or a quiet evening outside.

Inside, the double-aspect suite is wonderfully light, with an impressive bay window overlooking the orchard gardens. A comfortable sofa and seating area fills the bay, giving you somewhere to read, relax or simply enjoy the view.

The stylish kitchen has everything you need for an independent stay, including a hob, fridge with freezer compartment, microwave with oven function, cookware and dining space. There`s also a comfortable king-size bed, Smart TV with streaming access, high-speed Wi-Fi and a beautifully finished bathroom with a generous drench shower.

★ The Local Area

Sefton Place is tucked away in the peaceful Sussex countryside on the edge of Arundel and the South Downs, surrounded by meadows, wildlife and the beautiful Arun Valley. It feels wonderfully secluded, yet historic Arundel is close enough to reach on foot.

One of our favourite ways into town is the scenic walk alongside the River Arun, which takes around 20 minutes and brings you into the heart of Arundel.

Once there, you will find:

• Arundel Castle and Cathedral – two of the most recognisable landmarks in Sussex and the dramatic backdrop to this beautiful historic town

• Independent shops, galleries and antiques – Arundel is known for its characterful streets, independent businesses, art galleries and antique shops

• Excellent places to eat and drink – from relaxed cafes and traditional pubs to independent restaurants, wine bars and places for a special dinner

• South Downs walks and cycling – leave Sefton Place and head straight into the surrounding countryside, with beautiful routes through the Arun Valley, rolling hills, woodland and traditional Sussex villages

There is plenty to explore a little further afield too.

Goodwood is within easy driving reach, making Sefton Place a fantastic base for its internationally renowned calendar of motorsport and horse racing, including the Festival of Speed, Goodwood Revival and Goodwood Racecourse.

This is also one of the most exciting wine regions in Britain. The chalk landscapes of the South Downs are home to some of the countrys most celebrated English sparkling wine producers, including award-winning Wiston Estate, where you can book vineyard and winery tours, tastings and dining experiences.

For a change of scenery, Chichester, the Sussex coast and the wider South Downs National Park are all within easy reach, opening up everything from beaches and coastal walks to culture, countryside pubs and days spent exploring picturesque Sussex villages.

Before You Arrive

We want your stay at Sefton Place to be as easy and enjoyable as possible, so here are a few useful things to know before you arrive:

• We do not operate a permanently staffed hotel reception. Instead, we offer seamless self check-in alongside a local hosting and service team who are always only a message or phone call away. The owners and local team are based close by should you need assistance.

• Sefton Place is a collection of individual places to stay set within shared grounds. Depending on your booking, you may see other guests enjoying the orchard, gardens, yoga and stargazing deck, cycle store and other communal areas. Any terrace, courtyard, garden or outdoor area specifically described as private within your listing is exclusively for your use.

• You will receive access to our award-winning digital guest guide. It includes practical information about your accommodation, helpful how-to guides and videos, local recommendations, suggested itineraries, hidden gems, experiences and exclusive guest offers.

• Reeds at Sefton Place is separate from your accommodation booking. Our studio, function and retreat spaces are only available where separately arranged with us in advance.

• Please let us know straight away if something is not quite right. Whether it is a question about an appliance or something that needs our attention, contacting us while you are staying gives us the best opportunity to put it right quickly.

Sefton Place is designed to give you the freedom and privacy of an independent stay, backed up by friendly local hospitality whenever you need it.

House Rules

We want you to feel at home at Sefton Place while helping us maintain the peaceful atmosphere of the grounds for our guests, neighbours and local wildlife.

• Take care of your space – Please treat your accommodation and the wider grounds with care, and let us know if anything is accidentally damaged or needs our attention.

• Guest registration – Before arrival, we ask guests to complete our standard digital guest registration and accept the property terms for their stay. This must be completed before check-in.

• Smoking – Smoking and vaping are not permitted inside the accommodation or any shared indoor spaces.

• Peace and quiet – Quiet hours are from 10pm to 7am. Please be considerate of other guests and our neighbours, particularly when enjoying the gardens and outdoor areas.

• Parties and visitors – Sefton Place is designed for peaceful stays rather than parties. Relaxed celebrations between registered staying guests are absolutely fine, but events, external visitors or amplified music need to be agreed with us in advance.

• Occupancy – Only registered guests may stay overnight, and the maximum occupancy shown on your booking must not be exceeded.

• Photography and filming – Commercial photography or filming must be agreed with us in advance.

• Shared spaces – You`re very welcome to enjoy the designated communal guest areas throughout Sefton Place. We simply ask that private and staff-only areas are respected.

• Check-in and checkout – Please follow the times shown on your reservation. If you`d like to arrive earlier or leave later, just ask – where possible, we`ll be happy to accommodate you.
