Villa Miry is located in the picturesque countryside of Appignano, nestled among the gentle hills of the Marche region, and offers breathtaking views stretching from Monte Conero to the Sibillini Mountains. The farmhouse is set within a 10,000 m² fenced park, fully landscaped and with a secure entrance 300 meters from the house, monitored by camera to ensure maximum privacy and safety.

Within the garden, a spacious porch of over 60 m² invites you to relax: the lounge area is perfect for enjoying a glass of fine Marche wine, while the dining table and barbecue allow you to savor delightful outdoor meals surrounded by nature and tranquility, all with stunning panoramic views.

The villa also features a private fenced pool (12 x 6 m, depth 120 - 210 cm), open from May 1st to September 30th. The pool is equipped with a Roman-style staircase, hydromassage area, sun loungers, diving board, outdoor shower, and a gazebo with lounge area and restroom, offering moments of pure relaxation in total comfort.

Guests also have access to a private outdoor parking area for 5 cars and a covered garage for 1 car, making the stay convenient and worry-free.

Internal Description

Villa Miry consists of a main building and a guest house. The entire property can accommodate a total of 10 people, with 4 bedrooms and 4 bathrooms. Internet Wifi is included. All bedrooms are equipped with air conditioning. A baby cot is available upon request. Pets are allowed upon request (maximum 1 pet) for an additional fee.

- Main building: The house unfolds across 2 levels and can comfortably accommodate up to 6 guests.

On the ground floor, a spacious and bright living area welcomes you, enhanced by a large fireplace, cozy sofas, and an elegant dining table, perfect for receptions or convivial dinners. The kitchen, fully equipped and with a dining area, provides everything you need: dining table, induction hob, toaster, coffee machine, refrigerator, dishwasher, and oven. The floor is completed by a bathroom with shower and a practical laundry/ironing room.

Upstairs lies the sleeping area, featuring 3 refined double bedrooms, one of which boasts a large private terrace with an enchanting panoramic view. There are two bathrooms: one ensuite, fitted with hot tub and hydromassage shower, and a second with both shower and bathtub. This level also includes a welcoming lounge with fireplace and a dressing room with vanity area, ideal for moments of relaxation and self-care.

- Guest house: Just a few steps from the main building stands a charming guest house, set on a single level (the ground floor) and able to sleep up to 4 guests. Intimate and comfortable, it consists of a living room with a double sofa bed, a fully equipped kitchen (with refrigerator, induction hob, dishwasher, oven, microwave, coffee machine, and toaster), 1 double bedroom, and a bathroom with shower.

Prices and conditions

Included in the price: Internet Wifi; electricity and water consumption; house, garden, and pool maintenance.

Excluded from the price: Final cleaning (300.00€); air conditioning (20.00€ per day); heating during winter months (30.00€ per day); pets allowed upon request (maximum 1 - 80.00€ per week). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
