Living room and dining area

The large living room is the heart of the house, a bright and welcoming space with a wonderful sea view. The dining area is separate from the relaxation area, creating two distinct but harmonious environments.

-Dining area: furnished with a round table, perfect for lunches and dinners in company.

-Relaxation area: equipped with a comfortable sofa, armchair and television, ideal for moments of leisure and relaxation after a day at the beach.

2 Bedrooms

Main room: spacious and tastefully furnished, it has a double bed and classic-modern furniture, creating a warm and relaxing atmosphere.

Second bedroom: perfect for families or groups of friends, it has three single beds, providing comfort and convenience for guests.

Kitchen

The kitchen is fully equipped and offers everything you need to prepare meals. There is an ideal breakfast table, perfect for starting the day in an intimate and functional environment.

2 Bathrooms

First bathroom: equipped with a shower, modern and functional.

Second bathroom: small but elegant, with a square tub ideal for a relaxing bath, more compact than traditional tubs, but perfect for everyday use.

Utility room with washing machine

For maximum practicality during your stay, the flat also includes a utility room with washing machine, useful for longer stays or for those who wish to always have everything in order.

In accordance with Article 19 of the Testo Unico delle Leggi di Pubblica Sicurezza (TULPS), Italian law requires us to register the identity documents of all guests staying at our establishment. To this end, we would like to inform you that we use professional management software that guarantees maximum data security and confidentiality. We will send you a secure link before your stay to enable you to register these documents quickly and easily.



The booking price quoted prior to confirmation includes, depending on the nature of the individual stay, a charge for accommodation and a charge for ancillary services related to the booking and stay, such as cleaning, administration, support, platform/brokerage fees and related services.

The breakdown between accommodation and ancillary services may vary for each stay and will be specified in the tax/accounting documentation provided.



Prior to your arrival, I will ensure that the flat is thoroughly cleaned, following strict hygiene standards.

There will be fresh bed linen and towels for each guest, two rolls of toilet paper and a welcome kit in the bathroom. I would also like to inform you that as we are not a hotel, Italian law forbids us to provide guests with any kind of food even if it is just simple oil, salt and pepper, and as we work professionally, we are bound to follow Italian law.

Please respect the flat and its equipment during your stay as if they were your own. I am sure you will treat the flat with care.

Security deposit for any damage

To protect the property and its furnishings, and to ensure that all guests enjoy accommodation that is always in perfect condition, a security deposit of €300 is required to cover any damage, missing items or improper use of the property.

The deposit does not represent an additional cost: it will be refunded within 7 days of check-out, following the necessary checks on the condition of the accommodation.

If no damage or issues are found, the full amount will be refunded. If damage is found, the sum will be retained in whole or in part, in proportion to the costs of repair or replacement.
