This is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (4 PM).

Due to local laws, we need a copy of your passport before arrival. I will have to upload this passport copy to Abu Dhabi Culture & Tourism Department to register you as a guest.

HOUSE RULES

To ensure a comfortable and enjoyable stay for all guests and neighbors, please carefully review and follow the house rules below:

Noise & Quiet Hours
Guests must keep noise levels respectful at all times.
Excessive noise, yelling, loud conversations, musical instruments, amplification devices, or animal barking are not permitted.
Outdoor music is strictly prohibited after 10:00 PM.
No amplification devices or musical instruments may be used outdoors or be audible outside the property at any time.
Neighborhood quiet hours are strictly enforced from 10:00 PM to 9:00 AM.
Parties & Events
Parties, events, disruptive gatherings, and disorderly conduct are strictly prohibited.
If neighbors are disturbed, Royal Holiday Homes reserves the right to terminate the stay immediately without refund.
Smoking Policy
Smoking is strictly prohibited inside the property.
This includes cigarettes, cigars, e-cigarettes, vapes, tobacco products, and any similar substances.
Parking
Street parking is strictly prohibited.
Please do not exceed the maximum number of permitted vehicles.
All vehicles must be parked only in the allocated parking spaces, garage, or designated parking areas.
Pool Safety (If Applicable)
Alcohol consumption is not permitted near the pool area.
Glass containers are strictly prohibited around the pool for safety reasons.
Property Care
Guests are expected to maintain the property and furnishings in good condition.
Furniture must not be moved.
Appliances should only be used for their intended purpose.
Guests must report any damages or maintenance concerns immediately upon check-in.
Occupancy & Visitors
Only registered guests included in the reservation are permitted to stay overnight.
Maximum occupancy limits must never be exceeded.
If you plan to invite additional guests, please notify us in advance to avoid additional charges or penalties.
Deliveries
Personal packages may not be delivered to the property.
Food delivery and essential item deliveries are permitted during your stay.
Trash Disposal
All trash must be properly disposed of in the designated onsite trash area.
Failure to dispose of trash properly may result in a fine of AED 500.
Liability
Renters are responsible for conducting a walkthrough upon arrival and reporting any damages immediately.
The primary guest is fully responsible for all members of their party during the stay.
PET POLICY
Pets are welcome with prior approval only.
A pet fee and refundable pet security deposit will be requested after booking.
Only house-trained cats and dogs are permitted.
Maximum of two pets allowed per stay.
