"Location is great for getting around Ipswich easily but the traffic & train noise at all hours of the day & night really lets it down. One of the two lifts were out of service during our stay which made getting to & from your room an absolute nightmare! The room was clean enough but not to the standard I was expecting. The bed wasn't very comfortable - too hard for our liking. We couldn't open the sliding door in the bedroom as it kept jamming. We had to get maintenance in to show us how to...

"Difficult to sleep as sheets were itchy and a lot of light intrusion. B&B? No coffee, sugar or tea, milk supplied. The bathroom was very dusty and toilet either stained or not cleaned. Previous tenants rubbish left behind in bathroom and a dirty sock left under the lounge cushion. Kitchen adequately equipped. Furniture adequate. We have stayed in many budget accommodation and never experience dusty, rubish and scratchy sheets before. Wont be back."
