The property has three full bathrooms. Fresh towels, shampoo, body wash, hand soap, hair dryers, and essential toiletries are provided.

Fresh linens, pillows, and blankets are included for all advertised beds.

1. PROPERTY LAYOUT

Your reservation includes both living units located on the same private 3-acre property. The property is reserved exclusively for your group and is not shared with other guest reservations.

2. PETS

House-trained pets are welcome with prior approval. The pet fee is $150 per pet, per stay (up to 2 pets). All pets must be disclosed and added to the reservation before check-in. Pets are not allowed on beds or furniture, and pet waste must be picked up.

3. ADDITIONAL GUESTS

The nightly rate includes up to 6 guests. Each additional overnight guest, beginning with guest 7, is $49 per night. The maximum occupancy is 14 guests. All overnight guests and visitors must be disclosed in advance.

4. EVENTS AND PRODUCTIONS

Small events and gatherings are allowed with prior approval. Please share the date, number of attendees and vehicles before booking. Commercial photography and filming are allowed; please let us know in advance. Unauthorized parties are prohibited.

5. PARKING

All vehicles must be disclosed before arrival and parked in the garage or driveway. Street parking is prohibited. Please contact us before booking if your group plans to bring several vehicles.

6. EARLY CHECK-IN AND LATE CHECKOUT

Early check-in and late checkout are subject to availability and must be approved in advance. Additional fees may apply. Unauthorized late check-outs may incur charges starting at $100, especially when they delay housekeeping or affect an incoming reservation.

7. SMOKING

Smoking and vaping are prohibited indoors. Outdoor smoking is permitted only when cigarette butts are disposed of properly. Guests may be responsible for documented smoke-remediation, additional-cleaning, or damage costs.

8. EXTERIOR CAMERAS AND NOISE MONITORING

For safety and property protection, seven exterior cameras record video 24/7. They monitor the deck area, entrance walkway, rear fence, backyard, barn fence, driveway, and front yard. No cameras monitor the interior of the home.

A privacy-safe noise monitor measures decibel levels to help maintain quiet hours. It does not record audio or conversations.

9. RURAL INTERNET

Starlink satellite internet is the only internet service available in this rural area. It generally supports normal browsing and streaming, but speeds and availability may occasionally vary due to weather, satellite coverage, or network conditions.

10. NATURE AND PEST CONTROL

The property is surrounded by nature and receives regular professional pest-control service. However, guests may occasionally encounter insects or small wildlife, especially during warmer months. This is part of the natural rural environment and does not indicate that the home has not been professionally cleaned.
