"The bed was not soft. The pillows were too small. It was definitely not a five star hotel more like upgraded motels work. The air-conditioning did not work. The hot water shower knob did not work not functional. There was a stain on the room towels and the ceilings were leaking their stains all over them... the housekeeping decided to vacuum the hallway carpets at 8 o'clock in the morning. Might even be a little before that as well you could hear everything through the rooms, no privacy."

"Everything was absolutely wonderful. It couldn’t have been any better, it far exceeded my expectations. Their breakfast that is included with fresh eggs and cinnamon rolls was fantastic but don’t forget about the snacks they have provided for you also. They came in handy with all of our hiking. I will definitely be staying with them again on my next stay."

"Had everything we needed to pick up groceries at Walmart on our way in from Kolob canyon, had breakfast in room, packed sandwiches for lunch, in Zion, ate at Main Street cafe twice! Nothing fancy, but comfortable. Washed a load of clothes in about 30 minutes."

"Room was huge, issues with the key cards and had to get them redone twice. Staff was super nice. Good location. Pool needed to be fixed but the owner allowed use of the pool at the hotel next door."

"The RIV at Zion is unlike any resort and cabin hybrid we’ve ever stayed at. It never feels crowded, and the pool and hot tub overlook the canyons with a perfect view. At night, the stars are so clear you can see the Milky Way. The units are beautifully organized and genuinely luxurious. Ever since staying here, every other vacation spot gets compared to The RIV. That alone should tell you how special it is. Don’t miss out."

"Nice clean new place to stay It’s about 20 minutes outside Springdale and away from the hustle and bustle of that town. We did not mind the drive at all to get to Springdale. Rooms were clean, breakfast the same as all Fairfield hotels. Pool was outside and very nice area to relax in the chairs in the shade. Workout room was new and clean. Overall, a very nice place to stay, I highly recommend it. "
